I had a pleasant stay at Promenade Hotel. The location is very convenient right in the city center, close to shopping malls, waterfront attractions, and dining options. It’s a great base for exploring Kota Kinabalu.
The lobby and common areas are spacious and welcoming. My room was clean, comfortable, and well-maintained with all the basic amenities I needed. The sea view rooms are especially worth it for the sunset views over the waterfront.
Breakfast offered a good variety of local and international options, though the restaurant can get quite busy during peak hours. The staff were generally friendly and helpful, and check-in/check-out was smooth.
Overall, everything was good 😊😊😊

Checked in at the hotel at around 9.30pm. I noticed the air conditiong was kinda hot. But i thought to myself, I’ll give it some time run first. Maybe it’ll get better soon. Then an hour later, it was still hot, so i called operator, and she said she will send someone to our room. Waited about 30 minutes or more, still nobody came. I called the second time, and she said she’ll get someone to our room again. And that’s it, nobody came to our room, to help us with the air conditioning. And we were to tired to wait already. So My 8 month old baby sleept sweating that night and i had to fan him with the note book that they put beside the bed. Upon checkout, I complained to the receptionist and the manager about the incident, and they checked on their system that the issue had been resolved. Which was abvioustly a lie. So the manager said he will investigate the matter and he promised something to me. So i hope he keep his words. I’m a regular here, so i know there was something wrong with the air conditioning. I know the quality of the hotel. So let’s see wether the manager is serious about his words.

The check-in experience is great. The Luma Hotel team are all very friendly. Parking is available right at the entrance of the hotel for a fee of RM30 per day. They provided cold towel and welcome drink to help me freshen up after my long drive from Kundasang.
The room is clean and spacious. You can view the bathtub from the bed if you open up the panels. This is great for those with kids and want to monitor them from the comfort of your bed. There is no swimming pool but this is understandable for the size of the hotel.
Breakfast is decent with good spread. Not much crowd at 6am.
There are 24hrs convenience stores within the same building for those who need to buy your supplies.
The hotel is located near the Airport and Imago Shopping Mall. Other places of tourist attractions are also nearby if your are driving or book e-hailing services like Grab.
Last but not least, I would like to thank the team for the personalised birthday card and the complimentary cake. It is truly memorable.
The whole place is good. Only the location’s smell and parking service for guest. Stinky smell comes from nearby sewerage and when the tide is low the smells comes in. On the other hand, no free parking available. Park downstairs and early in the morning being summoned as early as 8am on saturday. Other than that, all area good and nearby a foodcourts

I was initially assigned to a room with a faulty air conditioner and a door lock issue. After informing the front desk, Audrey promptly offered us a room change, which we were satisfied with. Great sea view indeed.
The location is excellent — right in front of the Pasar Besar Kota Kinabalu and within walking distance to the Filipino Market and Centrepoint.
Tips:
1. if you wanna buy good pepper products, just cross the road and buy from pasar besar KK
2. If you keen to have the yellow wine (黄酒)stir fried tuaran mee , just exit from Citadines side entrance and walk about 150m , there’s a shop called 1978 , the have the best laksa and tuaran mee

This four-star business hotel truly feels like a five-star experience. Its thoughtful design, comprehensive amenities, and exceptional service create a relaxing atmosphere that prepares you for any important activities in Kota Kinabalu. Located just about 10 minutes from the airport, the hotel also provides a delicious and complimentary breakfast.
I stayed at Pan Borneo Hotel and overall had a great experience. The room is big, clean and comfortable. I booked the city view & mountain view room type, and it was worth it—early in the morning you can catch a beautiful sunrise right from the window.
The location is also very convenient. Surrounding the hotel, there are many shop lots, and right beside it is One Place Mall, which is perfect for shopping or grabbing a bite.
If you’re taking an early flight, this hotel is a good choice as it’s only about 5–10 minutes from the airport

Automated carpark was awesome and most of the staff were courteous and attentive. Room was clean and decorated beautifully, it was waste that i didnt choose to stay another night there as i had wanted try another hotel.
Good, good, good, very good! I always thought that Semporna only had island hopping, sea resorts and town homestays. Unexpectedly, I never expected that I would live in a forest resort villa in Semporna, which was a large environment in minutes! I lived in the real nature in a second, the stilt wooden house unique to Malaysia, each room is large, clean, tidy and comfortable, and the boss said that all the best local mahogany materials in Malaysia were used! Speaking of the boss lady, I have to praise her! The boss lady is Chinese, enthusiastic, meticulous and meticulous! When you arrange your accommodation, you will set up a butler group dedicated to serving you, which will not only solve any problems for you, but also enthusiastically help you with eating, drinking and having fun in town, and help you arrange sea and other entertainment projects in town. More importantly, when you go out for island hopping, she will distribute a towel cape customized exclusively for the resort to each guest, which is quick-drying and sun-proof, so that you will not come back wet and cause a cold, meticulous and caring! When we checked in that day, we really had nothing to do in the afternoon, so the lady boss arranged a unique mangrove firefly tour for us! This is the first time I have seen groups of fireflies since I was a child. They are so beautiful. I also saw the Malaysian national treasure proboscis monkey 🐒, and experienced the ATV jungle adventure, which showed us another different beauty of Semporna! My girlfriend's hand-painted painting was done for free in the mangroves. In Kuala Lumpur, the minimum starting price for a painting is 50 Malaysian ringgits. In this attraction, it is actually: free! Free! Free! Thank you very much to the lady boss for bringing us an unforgettable journey! Finally, I want to say from the bottom of my heart: Chinese people don't cheat Chinese people ☺️☺️ Baltic Holiday Villa, sincerely recommended!

Nice hotel near the beach and airport.
The room has great space and nice view to the sea and airport. Auto parking available and in a quiet location but convenient to go to beach and town.
The hotel rooftop pool and deck has a nice to the sea. You can watch the landing and takeoff of the planes too. The sound from the plane is bearable but the sound insulation can be better especially from the walkway when people walking, chatting and banging door.
The amenities and cleanliness can be improved. Used bathrobes was left in the cabinet and new bathrobe was not provided. The housekeeping staff clearly omitted on this.

I had heard about this hidden gem from a post and a few strangers who spoke so highly of it and honestly, I thought it was too good to be true. But now, having experienced it myself, I can say without a doubt: it is real, and it's even more magical than I imagined.
From the moment we arrived, the pearly white sand and crystal-clear blue ocean took my breath away. But what stood out even more was the warmth and hospitality we received. A heartfelt thank you to the Resort Manager, Mr. Thomas, and the Operations Manager, Mr. Arthur, along with the island representatives Mr. Malik & Mr. Rizal. They were all there to personally greet us at the jetty with such genuine smiles and open arms I was honestly so touched by the welcome.
The reception team made us feel truly cared for. Thank you to Ms. Elsy and Ms. Ezra for the thoughtful welcome treat and for handling everything so professionally, yet warmly.
I only stayed one night, and I already regret not booking a longer stay! It was one of the best trips I've ever had. The island has such a healing atmosphere so calm, relaxing, and peaceful. It genuinely felt like I had found a private paradise in Sabah.
The food? Surprising and delightful! I highly recommend the Fried Tuaran Mee and the Island Curry Noodle they were absolutely delicious. Huge thanks to Mr. Amirul and Mr. Fanndy for their attentive and friendly service during lunch, dinner, and breakfast. Every request was met with efficiency and a smile. Breakfast was typical of a resort, but the view made it unforgettable imagine enjoying your meal while gazing at the majestic Mount Kinabalu. I was genuinely moved to tears.
The snorkeling experience was another highlight. Even though I’m not a confident swimmer, the staff Addy, Roey, Sunita, Fikri, and Nas ensured we were safe, cared for, and had fun. Their patience and kindness made all the difference.
My room was in great condition, comfortable, and clean just what I needed for a restful night. Everything about this trip the scenery, the people, the service, was what I needed to feel renewed and special.
Last but definitely not least, thank you to Captain Azman and the boat crew, especially Abdul, along with the ever-friendly Guest Service Agents Mr. Romeo, Mr. Ken, and Mr. Ellwoed. From our arrival to our farewell, they made us feel welcomed and valued. Their smiles and warm send-off made it hard to leave and easy to want to return. I will definitely be back, and next time, for a longer stay. This place is a treasure, and I'm so grateful for the memories made!

AAmyLThis was our first trip to Semporna with our son, and we absolutely loved our stay at Sky Water Villa! The Deluxe Villa offered a beautiful view, and the staff were incredibly friendly, always welcoming us with warm, courteous smiles.
We felt so lucky to witness a sea turtle that appeared around midnight—such a memorable experience! Although the food was a bit spicy for our son, he still enjoyed it very much. We truly appreciate the chef’s kindness in preparing a special fried egg for him at no extra charge.
The staff also accompanied us for snorkeling around the villas, as well as kayaking and stand-up paddling. Their thoughtfulness really made our stay extra special.
We loved everything about Sky Water Villa and hope to visit again soon!

There are still construction going on. Room is great, spacious, comfy bed, hot shower. The only downer is, very bad phone reception and zero wifi. Shame they have nice huge smart tv but cannot use.
Service wise, very bad. There's an obvious double standard on local vs foreigner. Local are left to figure out where their room is - it's a sizeable resort, u will get exhausted if u have a lot of luggage, no map given too. When asked for direction, the receptionist just said ”belakang sana”, while white tourist get escorted to their front door..
And since phone connection is bad, u have to walk all the way to reception to ask for help..wifi not working, fridge not working, fan at verandah not working...pretty bad experince we're glad it's only a night stay.
GGuest UserThis hotel absolutely blew my expectations out of the water! Both the location and the accommodations were superb.
It's strategically located on a corner, directly across the street from the jetty, making it incredibly convenient for island-hopping excursions. We spent four days island hopping, and I must say, the two captains, especially for the mangrove and outer island tours, were absolutely hilarious, witty, and very responsible.
The hotel is within easy walking distance of Gaya Street, Durian Street, and the Central Seafood Market, which was extremely convenient. Gaya Street also hosts a night market every Friday and Sunday, perfect for a leisurely stroll and sampling delicious street food. Diagonally opposite the hotel, there's a large shopping mall and a duty-free store.
My only minor disappointment was that our three families were staying together. The room rates only differed by less than fifty (currency implied), but because I was with my son, I booked a twin room. It turned out to be quite small, whereas the other two families booked king rooms that even came with a living area! I was so incredibly jealous and felt it was a bit unfair! o(╥╥)o
However, that didn't really impact our overall experience, and we still had a very enjoyable stay. The hotel also boasts an outdoor rooftop pool on the 25th floor. The elevators require a room key card to operate and only grant access to your assigned floor, which provided a great sense of security!
