We absolutely loved our stay at Il Nuovo Gabbiano. The location is fantastic, right next to the port and in the centre of everything. The beach is only a 2 minute walk away! The view from the balcony was incredible with stunning views of the sea and mountains. Despite it being right next to the port, noise was minimal. Breakfast was extra at €14pp each day however we chose to buy juice and pastries from the nearby supermarket to have out on the balcony every morning. The room was fairly big and contained a mini bar (only containing bottles of water) and coffee/tea making facilities. The hotel itself was clean and the staff were always friendly and helpful. There’s no parking, however we parked in the port across the road for €6 per day. We came later in the day so we managed to find a spot, it gets quite packed early morning. The hotel restaurant does great food, I would recommend the Sardinian ravioli with potatoes and cheese!
Ottima accoglienza.
Solo per l' attesa giusto il tempo della registrazione e check in sono stato invitato ad accomodarmi nella sala e mi è stata offerta una colazione.
Struttura affascinante, comoda, pulita, letto fantastico, personale molto gentile.
Super consigliato!!!
Well we have not stayed st this accommodation. During to the illness we needed to return home earlier. We have asked accommodation for some compromise solution. They totally stopped to talk to us and even blocked any communication channel. This kind of behavior is at least nothuman and not friendly at all. So consider this when booking. I would ignore this kind of people in the future.
Super nice service, cleanliness at a large level, quite comfortable bed.
With the minus - very weak wifi(recommended they had some problems ...)weak breakfast.
Overall, the hotel without more madness, has its best years behind it but it is clean and comfortable - I think you can find something better at this price.
15 minut piechotą do centrum.

Very tidy and clean:
Superbly fitted rooms.
Staff attentive and excellent breakfast- one of the best breakfasts in our 1 month trip.
Don’t be put off by the entrance which is hard to find at first.
I am sure next time I visit that they will probably be occupying the ground floor too.
I really liked this hotel! It's walking distance from the train station and the marina and lies within the historical city centre. The staff was really friendly and accomodating. The room was very clean and especially the bathroom, thanks to the cleaning lady! She does an amazing job. The bed and pillows were comfortable. In short, this hotel was great. Breakfast was also decent. I can recommend!
Very warm welcome, the room is spacious with a small balcony. The service is great. Easy to get to the hotel, with regular buses

GGuest UserYou get what you pay for. Has all the basics, no frills. Staff friendly and assisted with my case as there is no lift.
TV remote was temperamental, reported this and was told I would be getting a replacement the next day, no replacement forthcoming but wasn’t a big deal as only Italian channels.
Coffee machine in the room was pre-filled with water but coffee pods have to be purchased separately.
The wash basin had cracks, the shower was initially hit but soon went quite cool almost cold. The white bath towel had marks on it!
The double bed was made up from 2 single mattresses which were not adjoined therefore, mid sleep the two parted company by some 6 inches .The street is reasonably quiet evening time however, early morning sees the nearby businesses empty the previous evening empty bottles into the bin directly positioned below my room. There is also a school nearby where the little ones gather waiting for the doors to open, the excited chatter didn’t bother me but it might some people.
Great location for good shops/restaurants/cafes, train and buses and easy walk to the beautiful Marina.

GGuest UserGreat location by the beach, very friendly staff, clean. The room in itself was rather freshly renovated. But for a 3 star hotel, even for Italian standards, I think there should be at least a small fridge/minibar and a free power socket for charging my phone without having to unplug the TV..not a big deal, just suggestion for minor improvement. The reason I had a terrible second night and did not get much rest in general however is the non existent sound proofing and the infamous mechanism for making the doors slam extra loud. I had some sick neighbor who was puking, coughing and ”going to the toilet” all night long, I could sadly hear everything in detail.
GGuest UserI had a great stay at this hotel. The location is very convenient—just a 7-minute walk to the bus station, and there’s a supermarket only a few meters away, which made things really easy. The room was clean, spacious, and included a balcony, which was a nice touch. The shower was also excellent, with good water pressure and temperature control.
What really stood out was the staff—they were incredibly friendly and welcoming, which made the experience even more enjoyable. Overall, I would definitely recommend this hotel for anyone looking for a comfortable and well-located place to stay.
GGuest UserWe stayed 4 nights and the only two positive notes of the hotel are the central and very convenient location and the very courteous staff. From the photos I had very high expectations which were completely disappointed. We were assigned a room with a window that overlooked an extra wall covered by scaffolding which made it very dark. The furnishings leave much to be desired as they are dated and an unpleasant smell inside the room. On the second day we used the room cleaning service and the bubble bath was not replaced. For what we paid I expected a lot more considering that breakfast was not included in the price either.
GGuest UserThe staff were very friendly, spoke great English which was really helpful. The room was clean and had all of the essentials, even really good air conditioning. The hotel is in a perfect location, very close to local restaurants and shops. Breakfast was nice, always a good selection and fresh coffee. And the character of the building makes it all better, such a unique hotel and a great experience!

MMaxenceLAmazing location in Olbia old town, closed to Piazza Regina Margherita. Very vibrant with lots of bars around and music on Saturday night! Lovely place, with all the necessities. Nice coffee machine to have an espresso in the morning. Very clean! Owner was very helpful and responding on WhatsApp, he came also to fix a little thing in the bath very fast. I recommend! I was sad to stay only 1 day!

OOthersStaff at counter was very helpful, luckily we arrived just before 10pm. We had to leave very early the next day and missed breakfast and staff let us use the coffee machine and snacks before we leave.
Room was spacious and clean, love the high ceiling, the entire complex reminded me of college dorms rather than hotel.
This place is more down to earth and meet basic needs.
