Plus, few power outages along my stays where I fell not comfortable & secure - what if I am stuck inside the life?

Nice spacious rooms with great golf course views. But the big issue is the mosquitoes at dusk and night. Breakfast is ok but expect to have more bread varieties to choose from. Salad bar needs a bit of improvement too. Overall is a good stay.

Superb and gorgeous hotel near Sule pagoda, downtown area but the entrance is only one side and cannot enter this hotel from the riverside. It is hard to spot this hotel from some directions because there's no visible sign or hotel name except the entrance and Sule road side. The room is perfect comfort itself and spotless clean. The concierge and doormen and porters are professionally trained but other clerks still need training, as I don't want to see them idly chattering in groups in the presence of guests even in the lobby area. Hotel is not childpark or dance club for youngsters. Breakfast quality is wonderful and cooking staff members are excellent, but there was almost no explanation on how I can even order omelet or any food item which is NOT on the buffet table. And it was ridiculous to ask each time to receive sliced salami and cheese, why just can't I take them from buffet table? Overall the hotel itself is very good but some points are strange and not up to mark.

I came to test out this hotel for a future vacation. It is the most expensive luxurious hotel in the country. I can swear by that. Youre greeted by a welcome drink the minute you enter. I really enjoyed my stay here as there is a personal butler on call 24/7 and she brings bright smiles and complimentary tea and coffees. I was served by khoon and thae thae whom were both very professional and attentive. It was my first experience with a butler. Definitely a memorable one. The suites are massive and though you can’t expect pristine cleanliness due to the buildings age, i did not notice any dirt anywhere except for the outside of the windows.
Location of the property is opposite to Myanmar Plaza shopping mall. It would be great if the size gate of the property could open for guests to walk a shorter distance to the mall.
Service staffs were very friendly, especially Lenna who was very efficient during the check-out process and responded professionally to queries.
Breakfast at D’Cusine was average needs improvement. There is also a Japanese Restaurant and a Korean restaurant for dining within the property.
Swimming pool is excellent especially for family with kids.
Club at basement played good music. Take note of age group and dress code requirements.
Overall highly satisfied with the stay at this property.
Fantastic hotel! The staff is very nice, helpful and knowledgable. The room was perfect as well as the facilites (lounge, pool and gym). Breakfast is super good (don't book without it), includint all westerner and a wide range of Asian food all over the continent. The hotel building also has a shopping mall with a big supermarket inside. It is also facing the beautiful Kandawgy Lake. I'll stay here every time I visit Yangon! 😍🇲🇲

After nearly a decade away, I finally found myself back at this hotel—and what a welcome return it was. From the moment I stepped into the lobby until the moment I reluctantly rolled my suitcase out for the airport, the experience was nearly flawless (with just one teensy quibble—I’ll get to that in a bit).
Check-in was smooth as silk, made even sweeter by the offering of fresh watermelon juice. A delightful touch!
I did encounter a minor hiccup with my luggage—it took a while to reach my room, and I had to ring the concierge to investigate its whereabouts. But the porter was so genuinely apologetic, I almost wanted to apologize for bothering him. Guilt level: Catholic nun.
Now, onto the room. It was wonderfully spacious, and while the decor still whispered “vintage business trip,” it was undeniably comfortable. In a world of modern hotels where rooms are the size of a generous walk-in closet and the lighting feels like a moody art installation, Parkroyal proudly remembers what hotels are supposed to be: roomy and restful.
Would I have loved a USB charging port near the bed? Yes. Did I survive without it? Also yes.

The tub had some visible mould on the floor, the shower head had a bizarre crush on the wall (refusing to face the actual human in the tub), and the toilet flush was positioned so low I wondered if it was designed by a committee of hobbits. Tall guests or elderly folks may need a bit of acrobatics to reach it. That said, the rest of the bathroom was perfectly functional.
My room faced the swimming pool, which looked inviting, though I skipped it in favor of the gym—and what a gem it was. Not only did it feature the usual suspects (treadmills, dumbbells, etc.), but it also boasted a yoga area, TRX setup, rowing machine, and even a vertical climber. It felt more like a premium fitness club than a hotel gym.
Breakfast deserves a standing ovation. A buffet that goes beyond the usual suspects, offering everything from local delights to Western staples, plus Japanese, Korean, Indian, and Chinese options. I may or may not have returned for seconds. And thirds.
In short: would I come back? Absolutely. It’s a comforting mix of old-school hospitality with just enough modern touches. A charming classic that knows what really matters.

Classic colonial-style room with modern renovation, everything is nice at hall and corridor, room bed is soft and comfortable, separate bath and toilet with super cleanliness, kind and attentive clerks. And the slippers in the room are the best quality I have seen in Myanmar. Location is near from Sule pagoda and in the very centre of Yangon downtown. Only regret is outside noise and bad smell on the nearby street, there are so many roadside vendors and loud Indian music going on till evening. I woke up early in the morning by the noise of generator outside and opposite side of the hotel, for which the hotel is not responsible. If sound-proof room is available even with extra cost it would make me want to come back.

Ah, by the way. Its hard to find some restaurants nearby - be prepared for taxi for any case. But they have 24h convenient store on first floor.
And - its very strange for the hotel of this level - there was a situation with exec lounge. It was in my booking but they refuse to give me access: ”It was an error in room description”. Guys, its really not my trouble, right? I wasnt in the mood for hard negotiations, so... let carma decide ))) And they have no local shuttle bus (yes, there is an error on hotel site). Heh )))

IIsfp-Solo TravelerEverything was good👌👌👌😍💙…The only downside was that you might feel too lazy to go out or sightsee because the hotel room was very comfortable, and it was extremely hot outside😅 —- You could just stay in your room, enjoy the view, go for a swim, or have a spa day….
The breakfast buffet had a lot of options, and they even changed some of the dishes the next day. My favorite was the sauna—it was really good. I also loved the hot shower, as it didn’t turn cold even after being on for a long time😍
The massages were great, and the prices were reasonable…. The staff were very helpful and kind…. There were occasional power interruptions, but they only lasted a few seconds since the hotel’s backup power kicked in immediately…
+ Although it’s a bit far from the tourist spots, you can take a Grab—it’s affordable and the best option since it gets really hot during the day….

The fitness center is excellent, and with an indoor pool, you can enjoy a swim at any time of day. The hotel is so spacious that you can even take a leisurely walk around inside.
