Amazing stay, hotel is right at the center of the old town, next to great restaurants. The family that runs it is lovely. Good little breakfast. Room was very clean and smelled nice.
The guesthouse is at the west gate, easily located and accessible by cars.
The room is clean and comfortable with a large private bathroom. Very nice shower and internet. Water cooler is available for both cold and hot water (for coffee/tea) in the common area. The air con is working very hard but still not very cool when outside is close to 40C. But you won’t find uncomfortable either, just not super cool.
Breakfast is plentiful and is served in the common area (no a/c, but morning temperature is usually below 30C).
The host is welcoming and will give you registration card before check-out.
The homestay is in the old city. It takes about 200 meters to enter from a city gate. The taxi and the gatekeeper explain that they can drive into the hotel. Walk 200 meters at night to the short tower to see the night view, but you have to pass a dark light alley, and the small city is safe.
The hotel is located inside Ichan Qal’a. It is new, modern, and very comfortable. The breakfast is good, and the hotel offers beautiful views. It also features a rooftop terrace where guests can relax and enjoy the scenery.

The decoration is quite good. It feels like it is a new hotel. It can almost catch up with Atour in China. The facilities are very good, which is rare when traveling in Central Asia. The bed is big and comfortable, and the room is spacious and bright.
The service attitude is excellent. There are people greeting you when you enter and exit. They are very enthusiastic and provide various snacks for free.
The breakfast restaurant is also quite good, but the food is hard to comment on. After all, I don’t like local food. It doesn’t look too rich, but there are very few people, so there is probably no need to make it complicated.
Overall, it's well worth a stay.

It is about 5 minutes walk from the west gate of Ichankara. It is convenient to the west gate if you are not concerned with staying in Ichankara. It was a hotel full of family-run hospitality. The hotel was clean to change to shoes, and the room was clean and comfortable. At breakfast, my eldest son's boy taught me how to eat delicious food.
In addition, this owner also has a travel agency, and I had a taxi to Bukhara via the owner's recommended Ayazukara. I didn't have much time in Ayazukara because I left Hiba after 15:00, but the sunset over the desert seen from Ayazukara was difficult to change.
I would like to stay again when I go to Hiba.

KkamalIt's a very good location in khiva, friendly and polite people running the house. We just used the room to sleep and rest, so it was good. They arranged a car to take us to khive to bhukara for 80 doller. which was very helpful.
