Only 3 minutes drive to City. The accommodations are quite odd. Pillows, bed and blankets need to change. Breakfast available at RM17/pax. Very simple breakfast.

We had a very satisfying stay at Raia Hotel Kota Kinabalu. The rooms were clean, comfortable, and spacious, perfect for a relaxing break. The staff were friendly, professional, and always ready to assist. We especially appreciated the convenient location—close to the airport, restaurants, and main attractions. Overall, a pleasant and comfortable experience. Highly recommended for families and travelers looking for value and convenience in KK!
The hotel is situated in a busy area of Sandakan, conveniently surrounded by food outlets and supermarkets, making it easy to find meals and essentials while traveling. It offers basic accommodations that meet the needs of guests during their stay. The breakfast is average, and there’s room for improvement with more variety in food options. The hotel staff are friendly and professional, contributing to a pleasant stay.
So far okay..the room is no different than the twin room.nothing special for the premier deluxe king.for me it is quiet overrated..maybe i expect to much. The picture shows in google and what i get is not same. The view okay.the location was very strategic.very near with the pasar and restaurants/cafes around 5 min by car. I didnt take picture of the room only the view.
We booked the hotel room at the very last minute so we didn’t get the ocean view. Thankfully, the room is clean and nice. And the receptionist is friendly and nice.

If you’re a fellow plane spotter, you’ll love the Asiana Hotel’s prime location in Sembulan, within the glide slope of BKI (Kota Kinabalu International Airport). It’s super convenient for those who love to watch planes take off and land.
You can easily get around here by e-hailing, and there’s plenty of parking space. Plus, there are a few convenience stores nearby. And guess what? There’s even a full-service laundry right next to the hotel’s entrance, with reasonably priced rates.
Oh, and there’s a cafe that stays open until 10 pm, serving up delicious brewed coffee.
For a short and affordable stay, I’ll definitely be back here. Although, I do think the amenities could be a bit better, and the cleanliness of the rooms could be improved. And the lighting inside the rooms could be brighter.
Parking space is a bit limited. Overall, everything else was great! The TV was excellent with plenty of channels. We were assigned a room on the 11th floor, and the view was amazing! Breakfast offered a wide variety of choices (from 6:30 am to 10 am). They provided a complete set of toiletries—toothbrush, toothpaste, comb, soap, and shampoo—so you don't have to worry about buying any if you're only staying one night. Gym access is free, but the spa costs extra. Oh, and their garlic buns were really delicious! If you have a bit more budget, this place is highly recommended. It's also right next to Eastern Plaza, where you can shop, do karaoke, and catch a movie. Plus, there's a 24-hour convenience store in the lobby.

had a really good stay at Monocolo. The location is great — within a 10-minute drive to Gaia Street, which made getting around super convenient.
The room was a good size — spacious enough to comfortably open two 24-inch suitcases. It was clean and came with all the essentials: a fridge, hairdryer, and a wall-mounted TV.
The only downside was the noise. I stayed on the second floor, and the middle part of the room could get a bit noisy when people walked past. The sound insulation wasn’t the best.
That said, it was still a pleasant stay overall. Would recommend for the convenience and comfort.
I stayed at this hotel during a recent business trip. Overall, the experience was average — not exceptional, but it met the basic needs for a short work stay.
The room was clean and functional, though a bit dated in terms of decor and amenities. Wi-Fi worked reliably, which was important for getting work done, and the desk space was sufficient. Noise levels were manageable, and I was able to get a decent night's sleep.

Hotel was attached to a mall so there were a lot of options for food. Room was clean but small. No window in room. Not many amenities were provided suck as coffee kettle. Overall room was good value nothing extra ordinary.

GGuest UserThe room was great, spotlessly clean. The location is excellent, right next to Gaya Street, with the famous Sin Kee Bak Kut Teh conveniently located right behind the hotel. Suria Sabah Shopping Mall is directly opposite, making it very convenient for getting around. During the off-peak season, it offers excellent value for money.

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂
p.s.s. I saw a greater coucal gliding into the forest in the morning!

Positive Points:
1. Air-conditioning was very effective and kept the room comfortable throughout the stay.
2. Great window view – beautiful sea and jetty scenery that adds to the relaxing atmosphere. (see my attached picture)
3. Excellent location – conveniently close to eateries and the jetty, making it easy to get around.
4. Reasonably priced in-house food – offers good value for money for guests who prefer to dine in.
5. Complimentary extra bottled water was provided upon request, which was appreciated.
6. Friendly and helpful staff across all departments – from housekeeping, café, and maintenance to the front desk. Everyone was courteous and attentive.
7. Special mention to the chef – a very kind and gentlemanly person. On our first day, we ordered 6 fried eggs for breakfast, assuming they were included. The chef initially didn’t inform us of the RM2 charge per egg and kindly did not charge us for them. When we later tried to order again, he politely informed us about the charge. We truly appreciated his honesty and kind gesture.

Areas for Improvement:
1. Limited breakfast buffet selection – mainly local dishes such as chicken, eggs, vegetables, rice, or noodles. While the food was tasty, there were no options like fresh milk, cereal, or egg station. Fruit choices were also limited to just bananas every day.
2. Window leakage during heavy rain – rainwater entered the room. However, the staff responded promptly and mopped the floor immediately.
3. No robe hooks in the bathroom – makes it inconvenient to hang clothes or towels.
4. Shortage of bath towels – clean towels were only available in the late afternoon after laundry was returned.
5. Extra blanket charge – an additional around rm50-60 was required if requesting one more blanket, which felt a bit expensive.
6. Low water pressure in the shower – the water flow was quite weak, making the shower experience less enjoyable.
7. Housekeeping quality needs improvement – there was sand in the room, and although we informed the staff, it was not cleaned properly even after the feedback.
Extra Tip for Travellers:
There’s no laundry shop in Semporna town, so do remember to bring enough clothes for your stay.
GGuest UserIt was my first time to experience a water house. The slide went directly into the sea. It was very interesting.
Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps
LLazRielzThis beach resort offers a beautiful tropical escape with stunning views of the sandy beach and breathtaking sunsets. The pool located right in front of our room was definitely a highlight and a major reason to consider this specific room type for your stay. However, we did encounter a few issues during our visit. The beach had some patches of litter, which slightly affected the otherwise scenic setting. Inside the room, we found hair on the bed upon arrival, encountered cockroaches in the bathroom, and noticed a broken faucet along with poor water flow. The bathroom also showed signs of wear, including mold and yellow stains. The mattress was rather stiff and uncomfortable, particularly unsuitable for pregnant guests (my wife had difficulty sleeping because of this). While it’s clear the property is a bit dated, there’s still a lot of charm here, and with some maintenance and cleanliness improvements, it could truly shine.
PPrisca EMy stay at this hotel was underwhelming. Basic amenities were lacking, no toothbrush, no hand tissues (only toilet paper), no slippers, and no shower cap. They only provided two large towels, with no hand or face towels. The TV was nearly useless with just two available channels.The lighting was also poor; there was no main room light, only two dim lights behind the bed, which made the room feel dark and uninviting.
For the price, there are definitely better options out there that offer more comfort and convenience.

What I liked about the resort:
1: it is a new property, only opened in February, so the furnishings are very new. It has a modern look. The bedrooms are big and spacious and each room has its own en-suite shower and separate toilet. It was also very clean. It is truly a luxurious stay but for the hot afternoon sun effects to the interior of villa in the afternoon as there is no air conditioning
2: beautiful surroundings, you can get great photos of Mt KK from this resort.
3: the staff were very quick and polite in answering/ attending to our queries/ issues we had
What can be improved:
1: When the afternoon sun hits the front of the villa, it gets very hot inside as there are only thin curtains on the front facade. Despite the fan full blast and windows opened and front door open, it is still very hot.
The 2 bedrooms on ground floor ( as they face the back is ok) but the 3rd bedroom on the top floor is really like a sauna,as all the trapped hot air rises and there is a lot of glass panelling in the front of villa.
So thick black out curtains or blinds will help.
Aircon the top bedroom, as one will only need it for a few hours in the afternoon.
2: Also the side of the sitting room and kitchen where there are windows, there are no blinds or curtains, so at night with lights on, everyone can see into your living room and dining cum kitchen.
3: All the instructions on how to operate the TV and TV box as well as the hot water shower units are in Mandarin. A manual in English would be most helpful for future clients.
4: I really hope the cafe/ restaurant will start operating soon, as this will make it much easier for guests to have their meals here without having to drive out.
