Honestly, it was the little things. The room was simple but super clean. The bed was way more comfortable than I expected. The staff were genuinely friendly, not the fake kind. Everything I needed was nearby, so I didn’t waste time getting around. For the price I paid, I felt like I got way more than I expected. It’s not fancy, but it’s solid. I’d definitely stay again.
Check in was smooth as well as check out. Upon check in to the room, noticed a used shower cap was still hanging in the bathroom, the towels seems a bit wet and only 1 pair of slippers was provided in the room. The housekeeping did send additional slippers to us upon request. Add point is the front desk staff was friendly.
I stayed here for 6 nights. The room was okay – aircond and hot shower worked well. Housekeeping was very friendly and helpful, I give them 5 stars.
But the Front Office service was disappointing. No greetings, not helpful, and they didn’t even check the condition of the room before giving it to me. The first room I was moved to had dirty towels and pillows, and no mirror in the bathroom. The second room was the same. When I asked for WiFi, the staff said they didn’t know the password – which was hard to believe. FO staff seemed clueless about what’s in each room.
Overall, I’m happy with the room and housekeeping, but FO service really needs improvement.

The rooms are quite nice, yet..the carpets are a bit smelly though.

Air conditioning was dripping on the first night of our stay… then we requested to change room. The staffs were friendly enough to change our room. The second room was much better with newer air conditioning and furniture.
The room was very spacious but the bath towels looked slightly yellowish and the bed sheets were quite thin and appeared worn. Perhaps the hotel could consider replacing them. Overall, it was a pleasant stay in a nice hotel.

Location is plus, walking distance to Gaya Street and restaurants, convenient store. But finding a car park (public parking) is headache. Remember not to park wrong place - I got summon because of this.
Like the buffet breakfast. With the price charged, I am delighted by the options of offerings. Taste is average.
Shower area bigger is better, more comfortable.
Door sound proving if can be improved also better.
Ideal location, surrounded by eateries, convenience stores, banks...etc. free private parking is good but very limited spaces. Large spacious room, bathroom w huge counter top is always a plus. Quiet environment. Elevator is another bonus but too bad no water filter machine and they do not replenish free bottled waters. Super friendly n helpful staff at lobby. Overall a very pleasant experience. Definitely will come back again.
The room is very comfortable and the staffs are friendly and nice. But most importantly, you can watch one of the most amazing sunrise directly from the room.

Great location - near Gaya Street, Jesselton Ferry Point, Suria & Wisma Merdeka Malls, restaurants, Handicraft Market, etc.
Room with good bed, 4 pillows (2 hard pillows & 2 soft pillows). Complimentary 2 bottled water & 2 3-in-1 coffee sachets. Electric water kettle, bar fridge, TV, etc.
Slight complaints -
1. rooms adjacent to main road can be quite noisy at night due to zooming passing vehicles,
2. sink that is slight blocked
3. No wifi
4. Shower gel should be changed to shower liquid (proned to get stucked in the given small plastic bottle container)

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂

MmredwardCan smell the water outside and hear noise outside. Great if that’s what you’re into!! The air con is not powerful enough to cool the room and very loud when in operation. Lobby staff sleeping on the desk in afternoon and nighttime. Pushy for check out, knocking at exactly 11:50am. Check out was slow, around 10mins. wait to return $100 cash deposit which wasn’t required at other hotels in the area.

Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps

The view was amazing just step outside and you can enjoy the magnificent mt KK scenery.
