The gentleman at the front desk had to move me three times to get a room with a working air conditioner during the June heat wave across Europe. This meant managing three luggage on my own. Then, a plumber had to called to fix the non-working toilet. Finally, the dinner (Caesar’s Salad) at the restaurant was sadly unlike ANY such salad I’ve eaten in my 71 years.YUCK! The large window was broken and wouldn’t close all the way, the main door’s chain lock was broken, as well, there wasn’t any food menu or tv instructions in the room, and no toiletries other than shampoo. The positives? Well, the room was very clean, the staff were all pleasant and the wake up call actually worked! Certainly a no frills hotel but very convenient to the airport.
Polite and attentive staff, great breakfast, well located, in front of a mini shopping center, with shops, restaurants, cafes and supermarkets. Clean, comfortable, large apartment, I highly recommend it.
excellent service. It should be called Petit Royal Guest House! Outdated facilities. The parking lot is small. But it is ok and safe to park in the white line on the side of the road. Breakfast is generally not ordered if you are a Chinese stomach.

the location is excellent right across the Milano Brignole Rail station, and there are plenty of eateries and shopping nearby. The room is clean, and drinks and snacks in the fridge are free to guests. This is impressive and well received by both me and my wife. The room is quiet, even though our room is right across the elevator. The elevator is one of the oldest I have seen, and it works perfectly. I will definitely recommend this hotel to my friends. Since I booked this hotel more than a month ago, so the tariff was quite reasonable.
The traffic is not too convenient, but it is close to the airport. We only got off the plane in the early morning and the taxi was not too expensive. The toilet in the room was quite big and the hotel staff was very friendly.

Not the best B&B hotel despite the location (near the train station) and the old building with a history.
Breakfast is fine.
The majority of staff are friendly and polite.
Big clean rooms.
Wi Fi quality is poor though (I stayed on the 4th floor).
Also there are no drinking water taps on the 1st floor like in other B&B across the EU.
Located on the top of the mountain in Rio Maggiore, it has its own parking space, which is convenient for self-driving travel. If you take public transportation such as trains, living in scenic spots is not the best choice: 1. The price of the scenic spot is expensive. Las Pezia and Levanto at both ends of the scenic train are good accommodation options. These two places are a few minutes drive from the scenic spot. The important thing is that the hotel has a wide range of options, and of course it is cheap. 2. The scenic spot has been scattered after 8 pm and there is no night view. 3. Breakfast is simple. Fourth, the service attitude is average. Fifth, the bathroom is small, forced, the sink is very narrow, and the glass plate above is very close, can not wash, very strange, it is also the first time in life, it is a long experience.
The Commission has not yet taken a decision on the use of the ECSC programme for the period from 1 January to 31 December. The remote but poor results are compliced by the impossibility of opening the window we died warmly.

The hotel is in a magnificent historical villa, surrounded by lush gardens and overlooking the spectacular Ligurian Sea. The breathtaking views of the sea and the picturesque town of Sestri Levante made my stay even more memorable.
Upon arrival, I was greeted by friendly and professional staff, attentive to my every need throughout my stay. Check-in was smooth and efficient.
My room was delightful, with a plush, comfortable bed and a spacious bathroom with a rain shower.
The room was immaculately clean, and the housekeeping staff went above and beyond to ensure it remained so during my stay.
Breakfast was a lavish spread of freshly baked pastries, local cheeses, and various fruits and cereals, providing the perfect start to my day.
I took advantage of the hotel's beautiful outdoor pool area. The pool area featured comfortable loungers, allowing for relaxing and soaking up the Mediterranean sun.
The true highlight of my stay, however, was the exceptional service provided by the Grand Hotel Villa Balbi staff. They were always friendly, courteous, and eager to assist, making me feel at home. Their professionalism and attention to detail were commendable and contributed significantly to my overall experience.

GGuest UserOur room was very comfortable and the 4th floor location was great! The room was listed as a garden view, but from our lovely terrace, we definitely had partial ocean view! We loved having a terrace complete with a table, 2 chairs, two lounge chairs and a remote control awning, to make shade if needed! The bed was very comfortable and the bathroom was nice. The front desk staff and the staff in the dining area were all very friendly and helpful. Breakfast choices were varied and good. We didn’t use the rooftop pool, lounge chairs, or hot tub but it looked fun. We also didn’t swim or access the private beach; the price of 50 Euros for 2 lounge chairs and an umbrella seemed a bit expensive. We were unsure if we could have gone there just to sit and have a drink without paying a fee. We should have asked.
The location is about a 20 minute walk from the train station and there are no sidewalks for a small section as you get close to the hotel, so you have to change to the water side of the street and then cross back over. The city buses from the train station seem to always be very, very full so using the bus with any luggage would have been almost impossible.
RRonaldThe hotel was honestly quite good and modern. The location was pretty decent too, lots of good food around the area. They have a vintage lift system, it is pretty cool, but not exactly my cup of tea as it was a bit tough to use the lift with luggage.
JJackyHI like the shared living room with other roommates in our room. The kitchen, eating space, terrace and playroom are very nice too. It is also nice of them to provide free pasta in the kitchen.
The location is very near to the train station and bus station but a bit walking to the old town.
The bed is comfy, but the stair in the room to the loft is so narrow that I had a hard time carrying my luggage up.
The staff that helped me to check-in was not experienced enough as he hasn't seen my EU ID card that I have been using for over 10 years. If he doesn't recognise this EU ID card, I doubt he recognise my passport from Asia, that he had asked for it.

Room is amazing, clean, big and comfy beds. Quiet at night and great location. The free breakfast is also nice, the breakfast place just 1 mins away.
CChristutiVery spacious place and bathroom. Our room had a small kitchen with the basics that became very useful as we cooked two of the nights we were there. Staff was very courteous and helpful. Centrally located and very near places to eat, supermarkets, all kinds of stores and more. Lots of places to see and visit just a short drive away. Place is located right next to some train tracks but we barely noticed when the train went by. Limited parking. Great place, would stay again.
