Thank you for providing an all-in-one environment for busy professionals like me. A place where I can work, meeting old friends, and at the same time allow my 3 boys to enjoy themselves safely. The availability of both a swimming pool and a small beach, with lifeguards on duty, gave me peace of mind throughout the day. the room was also clean and convinient for us also to enjoy beautiful morning sunrise.
I was able to continue my work comfortably, spending time reading and writing on my laptop by the pool, surrounded by beautiful seaside scenery while watching my son playing. The experience was further enhanced by the availability of good food at the restaurant despite busy with customer, waitress e.g Ms Shamira and all were very helpful. Added with relaxing drinks in the evening while listening to live band performances, and quiet moments of healing by the beach, resting on the sofa with the sound of the sea. The staff were friendly and helpful, e.g Mr Alex and the team, who made our stay even more pleasant. Hopefully, we will have the opportunity to come again.
Really enjoyed my stay! The room had a window with a nice view, perfect for relaxing. It was just the right size for two people and not cramped at all and super comfy. Clean and cozy, great for couples or friends traveling together.

The location is fantastic, very close to Jesselton Point,銘刻旅行社 (Mingke Travel Agency), Gaya Street, and Suria Sabah shopping mall. It's super convenient for shopping and island hopping.
The hotel itself is quite new, with a stylish design and layout, attracting a lot of younger guests.
Breakfast is excellent – plentiful, exquisite, and high-quality. You can even enjoy it on the outdoor terrace with direct sea views, which is a real bonus.
The pool isn't huge; it's a long, narrow shape, but you still get to enjoy the sea view from there.
My only minor complaints are that they don't provide complimentary bottled water that you can take out (only glass bottles for in-room use), and the lobby on the first floor is a bit small.

The hotel staff were all polite and enthusiastic. I didn't encounter any issues with discrimination against Chinese guests, no hot water at night, and no deposit was required. You can tell the hotel is a bit old, but it's well-maintained, especially the large private beach where you can snorkel, swim, or leisurely watch the sunset without having to deal with crowds elsewhere. That's a huge plus! 👍🏻👍🏻👍🏻
On the second night, I saw a dying cockroach in the bathroom (its antennae wiggled for a long time). Considering it's a tropical region, it's understandable, and the fact that it was dying suggests the hotel uses pest control. However, housekeeping randomly took guests' personal belongings when cleaning the room. Two plastic bags with items in them were on the TV cabinet, and they were gone when I returned at night. This is the first time I've encountered such a situation in my 10+ years of travel. Although the items weren't valuable, their absence was very inconvenient. Housekeeping shouldn't subjectively assume guests' items are trash and take them away. That was a bit frustrating. Additionally, service efficiency was very low. One evening, I went to the front desk to ask staff to send some bottled water to the room. The front desk staff were very friendly and enthusiastically agreed, but I waited over two hours and nothing arrived. The in-room service phone was either busy or completely silent (maybe just a prop?), so I had no choice but to go down to the lobby again to get water. We checked in around 12 PM, but were told we couldn't get into the room until 3 PM (they informed us politely). The next day, I turned on the 'make up room' light before going out for lunch, but when we returned to the room around 2 PM, it still hadn't been cleaned. In short, everything was slow; it felt like the hotel was understaffed and overwhelmed.

Honest review as recent guest of Promenade service apartment, it's highly recommended! The place was clean and tidy, easy to locate, conveniently close to the city, restaurant and variety of convenient shop. Not to mention their excellent customer service by the receptionist. There was a guy in dark coloured coat (i believe he was the superior) and a receptionist upon checking in, and upon checking out, the female customer service (who i believe are also a superior) attended us. They were very helpful, warm and friendly while delivering service. We are very thankful and satisfied with the service given by the property. Overall, it was a wonderful experience staying there. Thank you so much! Deeply appreciated 🙏👍
P/S : Sorry, the pic have nothing to do with the apartment🙏

Everything was fine. Service, location. Easy access. Free parking. Beautiful sight of room. Except I do feel the size of beds seem smaller than other hotel.
Location is nice. Easy to walk around other places. Near KK plaza & walking distance to waterfront & centrepoint sabah. But do smell market at the parking lot.
Swimming pool cgood. Got both for adult and kids. I do wish more table & seats provided outside of changing room.
Breakfast was worth it. For kids & adults. I would suggest if you could add hot chocolate for drinks as well.
Personally I would like to stay at this hotel next time.
I had an absolutely unforgettable experience at Sutera @ Mantanani Island. From the moment I arrived, I was completely mesmerized by the island’s beauty the crystal clear turquoise waters, soft pearly sand, and breathtaking views felt like something out of a dream. Every moment spent there was pure bliss.
What truly made the experience even more special was the warmth and friendliness of the staff. Their genuine smiles and welcoming hospitality made me feel right at home and added so much heart to the trip. Whether relaxing by the beach or simply soaking in the peaceful atmosphere, everything about Mantanani felt magical.
Overall, it was a perfect escape, and I truly enjoyed every second of my stay. Sutera @ Mantanani Island is a hidden gem, and without a doubt, I will be returning again in the future.
Environment: I'm really pleased with the overall environment of the resort; the atmosphere is great. The front desk and dining area are combined and transform into a cozy little pub in the evening, where you can sing and enjoy a drink. I really savored the slow pace of life here. The guest rooms are on a separate side, and the garden landscape in the residential area was surprisingly beautiful, with tropical plants and lighting creating a magical interplay. Each room felt enveloped by nature. The rooms have everything you need – of course, you can't compare it to a five-star hotel 😆, but I thought it was good, especially the bathroom, which was very large and spacious, perfect for people like us who travel with a lot of stuff. The soundproofing in the room was decent; I couldn't hear the singing from the restaurant area at all, which is a big plus.
Facilities: The hotel provides a full range of disposable amenities, and all the necessary facilities are present. There's a washing machine, laundry detergent, and a dryer available (for communal use, but they were clean), which is very convenient for divers. I heard the tap water undergoes special treatment, and the shower pressure was excellent with hot water readily available.
Service: I added the front desk's WeChat account; there's a lovely lady who speaks Chinese, and she's very responsive. She helps solve any problems promptly. I was traveling alone (the door lock had an issue on the first night, and a technician came to fix it shortly after I reported it; I was moved to a different room the next day). I also noticed patrols at night, so safety is excellent. The problem-solving speed was very efficient, and the two managers were very warm and friendly – we've become good friends, haha.
Hygienics: Pretty good. I felt it was clean. The breakfast was also rich and tasted quite good.
Free Shuttle Service between Hotel and Jetty (reservation required): There's a shuttle bus to town every morning and back in the evening, running frequently, about every half hour. Every evening, they'd ask via WeChat if I needed transportation for the next day, which made things very efficient. If I needed a pick-up or drop-off at short notice, I could also contact them via WeChat, so I never had to worry about transportation.
Overall, I'm very satisfied with this trip. The resort was a huge part of my happiness, and I met some Malaysian friends. Sitting and chatting together in the evenings was truly comfortable. The owner often treated me to drinks too 😊. It's much better than staying in town (the town is small, and many hotels are more like guesthouses). This place made a lasting impression on me; I'd definitely want to come back and recommend it wholeheartedly to my friends.

An absolutely fantastic experience, you simply *must* book a sea-view room! Not only do you get an unbeatable ocean vista, but stunning views are everywhere you look. 👍
I forgot my slippers 🩴, so the thoughtful provision of slippers 🩴 was excellent and much appreciated.
The most heartwarming touch: after check-out, they offer a temporary lounge where you can shower, take a bath 🛀, and even use a sauna, complete with hair dryers.
