We loved staying at this hotel. The staff is very friendly and made sure we had a pleasant stay.
We booked the Loft suite 2 bed room, which was very spacious. We booked this hotel because of the nice bed ratings and we slept very well on the comfy bed.
The airco had a harder time getting the entire room cooler after being off during the day.
The layout was a bit weird for us. Downstairs was the king bed, but no tv and upstairs were 2 single beds with a tv. We slept in the king bed and our son slept upstairs in a single bed, which means we couldn't watch tv in the evening. A couch would also have been nice as the chairs weren't very comfy to sit on.
Breakfast was made to order and we could choose from continental or asian options. We liked the food and our stay in general.

Very nice clean and new hotel. Not a bad location there are restaurants and bars close by but a little expensive. Found that next door had a great restaurant and cheap drinks and ate there 3 times , good service and good food [ pic provide of premises] . Hotel roof bar and pool was good but the host was not very welcoming, and it was expensive to drink . As in other reviews the bath tube shower experience is deadly

We stayed 4 nights, 2 nights classic city view and another 2 nights mountain view. Bed was comfortable. I like the service that they provide pillow selection as I usually sleep with memory foam. Great services. Staffs are attentive and I would like to thanks the concierge name “Noon” who helped us alot on planning the tour trip and recommended us some of the nice cafe and food.
The spa was great too.
Definitely will come back again.

Great hotel overall- I’ve extended my stay a few times now. House keeping team deserves high praise - I needed to rest during the day one day so I put up do not disturb sign only for it to be taken off late in the afternoon. I went out for 30 mins and by the time I came back, they had already cleaned the room and got everything in order.
Tip: ask for rooms further in the back. The closer you are to the front staircase, you hear noises from the downstairs kitchen in the mornings.

I was attracted by the swimming pool on the picture of the resort, however it was a little bit disappointing in fact🙈 And the location was a little bit hard to get in too, unless you liked quiet environment for stay🤔 I think the biggest advantage of this resort was the rooms were big enough as you can see😂 But there was ONE thing I was very concerned about: the lock of the door🚪 I forgot to take the picture of it but it was only a normal door lock, no other security lock on it😅 It made me feel unsecured even we lock the door🔐 To sum up, I think I won’t come back again although the breakfast was good🫣

We stayed 5 nights at the Empress Hotel, and location is ok, as there are tuc tucs at the end of the street that can take you anywhere. The feel, decor, facilities, smell are all old-style, but it was fine for us, as we spent most of the say out of the hotel and the price was decent for what you get. Breakfast was reasonable, including fresh fruit and salads, good bacon, not good coffee. Check-in and check-out was quick and smooth, and they put us in connecting rooms with two single and one king bed per our request, which was good customer attention. Rooms were quiet, decent size except the bathrooms. The fitness room, well, at least they have one but please, if you have one, keep it maintained ! Only two of around 10 cardio machines were in working order - just fix them - and give the equipment a clean and over haul, add a few mats, towels, waters ... My recommendation is to make a few investments to improve things like a proper coffee machine, fitness room refurbish, room decor, and ensure an english-speaking manager walking around to be ”visible”, greeting the guests, ask how things are, and helping to guide his/her staff to become fully autonomous in improvements. The housekeeping team were very good and worked hard and all day. I would recommend the Empress, but they need to start to catch up to other hotels and what international visitors are expecting.

What I dont like about Astra:
• Its a condo not a hotel, so there is no reception to attend to us.
• Trip.com sent us the wrong info to access our rooms so we were waited 1 hour at the lobby woth our luggages and a baby. There was no one at reception and they turn off the aircon so it wasnt a pleasant intro for us. IBut we manage to call trip.com and get us to assist us asap.
• There was no water heater in our room.

Pros: It overlooks the banks of the Ping River in Shangri-La and faces Changkang Road and the ancient city. The location is very convenient. There are many stalls on Changkang Road, and they are open on weekdays. There is also a small food market in the nearby pantip mall. There are few people and the air conditioning is very strong. Check-in is only at 2 o'clock. It is very comfortable to spend time there. The bigC on the first floor has a wide range of items, from clothes and food to skin care products and medicines, but the prices of some products are really touching. Not to mention compared with Makro, even ordinary Lotus or 711 are more cost-effective than it...
There are many old shops nearby. I went to eat the Internet celebrity beef noodles. The big piece of beef was only 70 baht a bowl. I also went to the Chiang Mai Gate morning market several times in the morning. If you want to eat some snacks, you can use Google Maps to directly see that there are many small shops above 4 points nearby. Some stalls in the night market are also very expensive, which makes me feel like I am back in Bangkok...
You can walk to the canel night market in the evening in about ten minutes. The cat content is very high, there are not many people and the scenery is beautiful. The sunflowers are beautiful at dusk.
The rooms are very clean and the waiters are very polite.
Compared with the ancient city or Ningman Road, Changkang Road doesn't seem to be crowded, so one of the biggest advantages is that it is very quiet here (except for a few days when the electric drill upstairs was repairing something), and the sound of airplanes coming and going on Ningman Road is much noisier.
Disadvantages: The odor is very strong, and it is very musty. I slept for five days wearing a mask. I stayed in a standard room and used a dressing table to block the door. This is the first time I have seen so many hotels. The door is a horn lock, there is no access control on the first floor, and there is no screen on the window. There is no protection. If you live alone, you may be a little scared.
It is not bad to stay for a few days to experience the scenery of Pinghe River. I am afraid that staying for a long time will be a concern for your health. The musty smell is indeed a bit strong. Other aspects are OK.

Entrance the staff greeted warmly and were bery attentive. My room was divine, beautifully decorated with elements of Northern thai tradition. Afternoon tea was complimentary and little morsels so tasty. Every convenience such as hats, umbrellas, loofah etc were on hand. The bed was so comfortable .
The greenery made the place lush and the sound of birds and geckos, added to
me winding down to relax this trip. It wasn’t loud nor neighbours boisterous. We did have a Buddhist celebration across the way which was vibrant added to the highlight of my stay. Thank you Cheeta and jhia, very accommodating staff members. I would highly recommend and would visit again

JJI guess star rating systems are based on the location's other hotels? If yes, this hotel is on the borderline between and 3 and 4 stars, closer to the 3.
I think the single best quality about the place is the location, it's at the heart of Nimman district. The rooms are spacious and the interior itself is fairly clean and new. Liked the cute moose design elements throughout, the rooftop is decent but not a lot of ppl go there I think and the pizza served by them was not thaf great.
Now for the other lacking parts: first the gym is a joke ( one rack of dumbells, a bench, and a couple running machines all cramped up inside), the breakfast is not horrible but subpar for a 4 star if you asked me. There is almost no noise cancelling between the rooms, only a single elevator for hotel this size, little tiny ants here and there, and thats it. Definitely caters to the Chinese crowd so theres a lot of them, but cant blame them.
If youre looking for a Nimman hotel with a good location and modern interior I think it could be a decent choice if the price is right. But definitely at the lower end of the 4 star spectrum, I prob will try another before I visit again.

AAnonymous UserWe had a twin room for short one night stay to explore Chiang Mai University and see the vibes of local uni students, location is great and have all necessities within walking distance. Friendly and helpful staffs, conversational English skills. Easy to call grab just from outside of the hotel, but try avoiding traffic rush hour when everyone is heading to university in the morning or coming down to and from night market at the late evenings. Also suitable for families to stay here as well, they have plenty of children play stuffs at the lobby.

Rooms are clean and spacious, staff is helpful, just that you will heard aeroplane sound, but I'm OK with it and it does not affect my sleeping. GGuest UserThe location of the hotel is right in the center of Chiang Mai, which is very convenient. I was upgraded to a Horizon Club room, giving us access to the Horizon Club on the 11th floor for drinks, breakfast, and supper before dinner. The service overall was great, but there were some issues.
We were placed in a conjoined room, and on our last night, we were woken up by noisy guests who checked in late next door. I called the front desk to request that they move the guest to another room, but the staff member seemed unable to provide a solution. I had to take NyQuil to get back to sleep, only to be woken up again at 6 a.m. when the same guest slammed their door loudly.
Additionally, we encountered another issue when a staff member entered the elevator with us, pressed the button to the basement, and laughed, forcing us to ride down unnecessarily.
These incidents are unacceptable for a high-end hotel and significantly detracted from an otherwise good experience.

GGuest UserI was very pleased with our stay. The hotel and room were very clean. The staff treated us like family. The free breakfast was very fresh and constantly refreshed. The location was great for walking to various parts of the old city.
The pool and seating around the pool was a little small and crowded. There were a couple days where on and off, we smelled sewer gas. After notifying the front desk, we went out and upon our return the drain cover was removed and the room smelled better. A day or two later it returned.
All in all we were very pleased with our stay and would come back in the future.

GGuest UserThe hotel is very nice. They have welcome drink and snack at the entrance gate. The bathroom has separate zone. Amenities has earplugs that I can't find in other place, so I'm surprised. A lot of parking. There is near 86 ramen that is very delicious.

AAdonis, MPH, MSCI recently stayed at The Residence Hotel in Chiang Mai, and it was a pleasant experience overall, especially for a three-star establishment. Here's a breakdown of my thoughts:
The hotel is conveniently located near some of Chiang Mai's main attractions, including the Night Bazaar and the Old City. It’s tucked away in a quieter part of town, which makes it ideal for those looking to escape the hustle and bustle while still being close to the action. Local shops and restaurants are within walking distance, which adds to its charm.
The rooms are clean and functional, though slightly outdated. The bed was comfortable, and the amenities provided were adequate—air conditioning, a mini-fridge, and complimentary bottled water. However, the décor could use a modern touch, and the bathroom, while clean, showed signs of wear. The Wi-Fi was reliable only in the room, which was a little uncomfortable to use lobby area to work or search the internet.
some staffs were not friendly due to the languages, most language uses are Thai. While the service wasn’t luxurious, it was warm and genuine, which added to the overall experience.
There’s also a simple breakfast available, which, while not extensive, featured fresh fruits, toast, and a few local dishes.
For the price, The Residence Hotel provides excellent value. It’s not a luxury stay, but it offers everything a traveler might need for a comfortable visit to Chiang Mai. The combination of its location, affordability, and lack friendly service makes it a solid choice for budget-conscious travelers.
