As you drive into the parking area, the first thing you notice is the wrap around porch with plenty of seating to enjoy the manicured landscaping or people watch as you have an afternoon snack of iced tea and cookies. The side entrance of the home is off the driveway with ramps to the kitchen door for easy accessibility. Before entering the home you can catch a glimpse of the gas grill and patio area and make a mental note to plan a barbecue dinner. The outdoor shower - a Cape Cod tradition! - is around the corner with both hot and cold water! Perfect to use when cleaning off from the semi-private beach on Pilgrim Street - The Mooring has deeded rights - just remember to bring your beach pass! As you enter this prestigious home the Gourmet Chefs kitchen is to the right and immediately draws you in - the marble topped breakfast bar with seating for five has modern leather and chrome backless chairs - invites casual dining for your morning bagel before hitting the beach. Entering the kitchen you note that there is everything you need for all the meals you will be having - Keurig and Regular coffee maker, toaster oven, wine fridge, double ovens with a six burner stove, two dishwashers and three sinks - in the breakfast bar island, a double stainless steel sink and an amazing deep ceramic farmers sink. Don't forget to take in the over-sized refrigerator and freezer hidden behind the barn door cabinetry! To the right of the kitchen is a walk in pantry with ice machine and laundry center with washer/dryer. A half bath is tucked into the corner. You can exit to the back yard from this room where there's an open outdoor shower and access to the courtyard. As you move through the kitchen to the left is a service hallway with buffet that leads you into the large dining room with rustic farmhouse table that has ample seating. Enter the formal sitting room with fireplace and recap your day and make plans for tomorrow all while enjoying a great view of Main Street. As you leave the sitting area you enter the grand entry way, here you will find your entrance to the wrap around front porch where you can relax after a long day with a glass of wine and just watch all the happenings of the Port. You will also find a large half bath to the right of the main staircase. Continue through the entry way into the large living room with floor to ceiling windows, the 1800's era fireplace (non-working) and the over-sized bay window lets the outside in on a grand scale. Belly up to the hand carved wooden bar with seating for 6 and have a libation with family and friends or relax on the sofa or wing backed chairs and look out to Main Street for some people watching or enjoy your favorite TV show on the large Flat screen TV . As you ascend the grand stair case to the second floor you will find Bedroom #1 on the left. The Edgartown Bedroom, located on the second floor - this room fills a quiet corner of the Mooring, you will love the simple vintage charm of this bedroom with a Queen size bed, overstuffed leather wing back chair, TV and private bath with glass enclosed shower. This room has a interior access door that connects you to the Key West Bed room if desired. As you come down the hallway Bedroom #2 is on your right. The Key West Bedroom: this bedroom is located on the 2nd floor, you will enjoy the classic antique feel of this room which brings you back to simpler times, a queen bed, TV, sitting chair and interior access to the Edgar Town room are all available including a en suite bath with glass enclosed shower. Across the hall is Bedroom #3. The Charleston Bedroom, will make you feel as though you've been whisked away to a 5-star resort somewhere far, far away from ordinary life. Four full-length windows and continued high ceilings create the illusion that the room is even more spacious than it really is, and décor provides a whimsical, French country feel. You'll find a king size pillow-top mattress, beneath an exquisite candelabra chandelier, TV and a private bathroom which would rival any spa. Take a long, relaxing bubble bath in the separate, claw foot tub, or unwind with a shower under a waterfall shower head falling on pebble-type stone tiles. The second staircase leads you to the third floor. To the left at the top of the stairs is Bedroom #4 The Harbour Island Bedroom is tucked away on the 3rd floor of the Mooring, above a sweeping set of original staircases, far away from the noise and commotion of the rest of the house. Harbour Island might be our most coastal feeling room, with its cool blues and crisp whites, and cozy wicker chair nestled in the reading nook in the far corner. This room has a king size bed, TV and private bathroom, with traditional style pedestal sink and a gorgeous stone tile shower floor. This Cape Cod cottage is spacious and well equipped, with a very large and private yard and deck. Central air through a new heat pump added in 2021. Beautiful, new, bright kitchen with blue quartz countertops and handmade starfish tiles. Plenty of counter space and storage, a joy to work in.Recent addition of large family/sunroom with two walls of sliding doors, allowing nature in. Very peaceful atmosphere to relax in after a great day at the wonderful local beaches, both ocean and lake.There is so much to entertain all tastes in the immediate area. A fine of $1,000 and removal of your pet will occur for non-compliance. I, the undersigned, hereby apply for the above listed accommodation and warrant that I have read, understand and agree to the terms and conditions of this application, and I agree to abide by house rules and homeowners/agents/association restrictions on use of said property. I further understand and represent that I am executing this application on behalf of all parties on the premises during the dates of my stay. HOUSE RULES, TERMS & CONDITIONS 1. Max Occupancy & Age Limit I affirm that I am 25 years or older and that I will be present and accountable for the duration of the booked dates. The Occupancy that you selected at booking is the Max Occupancy at all times. You may not exceed the Allowed Occupancy. Infants under the age of 2 are always welcomed and are in addition to the Occupancy limit. However, the property manager does not provide infant cots/cribs or amenities. You must contact the property manager for any increase in occupancy; this may incur changes to the reservation. Town occupancy limits will be enforced by the town. No Parties Are Allowed On The Premises. Notwithstanding this occupancy limitation, private dinners are permitted so long as these events: (i) are limited in attendance to a total of maximum occupancy plus 4 persons, (ii) do not involve third party service providers (e.g., caterers, audio systems, performers or entertainers of any sort), and (iii) Your group remains in full compliance with all other terms of this contract including, but not limited to, excessive noise, respect for neighbors, and parking restrictions. Any deviation without permission will incur additional charges to your Security Authorization Hold/Security Deposit. 2. Security Authorization Hold/Security Deposit The amount of the Security Authorization Hold/Security Deposit is not the limit for any damages claimed and charges can be made against your credit card on file should there be excess costs. Del Mar will notify You with an itemized list of any damages that have been caused by You and return the entire Security Authorization Hold/Security Deposit less any penalty for excess cleaning, damages or breaking of house rules. Deductions to your Security Authorization Hold/Security Deposit may be made for many reasons to include: -Excessive cleaning services required after your departure -Breaking of house rules to include noise complaints -Self reported accidental damages to the property in excess of $500 -Late departure on check-out day -100% of all damage due to dogs -100% of all unreported damages 3. Self-Reported Accidental Damage less than $500 As a part of your stay, you are covered by the property manager for some unintentional damages to the rental unit that occur during your stay provided that you notify Del Mar prior to check-out. If a person in your guest list accidentally causes any damage to property, the company will fix at the company's cost this accidental damage up to $500 total during your visit. This excludes any and all damage due to your dog. You are covered for a maximum benefit of $500. Any damages that exceed $500 or are not covered under the plan and will be charged to the credit card on file. 4. No Smoking There is absolutely no smoking permitted in or around the property. Smoking inside the house will cause automatic forfeit of Security Authorization Hold, and said monies will be used for extensive cleaning services. 5. Cancellations that occur less than 30 days from the check-in date will result in forfeiture of the entire rental amount. No exceptions. If the home becomes unavailable for any reason prior to your stay, Del Mar will find you an alternative home or refund you in full. This is most common when booking more than 9-months ahead of time because the homeowner may not have blocked their dates or may not renew for a future season. the property manager retains the right to cancel the reservation for any reason. No additional compensation will be provided. the property manager will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc. 6. Cleaning I understand that should I have any complaints about the cleanliness of the home, I must report them the same day as check-in and the property manager will send someone to re-clean the home within 24hrs. I understand that refunds will not be provided for any cleaning complaints. You paid for cleaning which includes preparation of the home before arrival and after departure. Del Mar does a deeper turnover cleaning, removes trash, exchanges propane tanks, exchanges and launders linens, and provides a starter kit of supplies (details in Guest Portal). You are asked to leave the premises in a good and sweep-cleaned condition adhering to instructions in the Guest Portal. If excessive cleaning is required upon your departure or if departure instructions are not adhered to it will result in a charge to the Security Authorization Hold in the amount of $50/hr. 7. Home Functionality & Repairs - No Refunds Policy I understand appliances and functionality at homes may break or their performance may be temporarily impaired, and the property manager will make every timely effort to repair. I understand that a resolution to the issue, and not a refund, is the solution Del Mar provides. Utilities, Services and Appliances are provided as noted in the house description in good and working order by the property manager. Should there be an interruption of the utilities, services, or appliances due to circumstances beyond control, the property manager will make every effort to remedy the problem in a timely manner. However the property manager is not to be held financially liable for an interruption in the utilities, services or appliances to the dwelling. Homes have amenities or functionality impaired for many reasons and Del Mar will fix them readily, but will not provide refunds for items that have broken or temporarily ceased functioning. Management's goal is to repair any such issue quickly so as to have a minimal impact on your visit. 8. Maintenance Access for Del Mar Vacation Staff In order to maintain, repair or address various issues that arise at the property, you understand the property manager may send staff to the property during your stay. If maintenance is required you understand it will be done according to the available maintenance schedule and will likely not be scheduled when you are present at the property. You will allow the Del Mar staff or vendors to enter and view the premises with or without your presence: a) to inspect premises inside and out as needed, b) to make repairs as needed, c) to show the same to a prospective guest or purchaser, d) pursuant to a court order, and e) to protect the premises if it appears that said premises have been abandoned by You. 9. Catastrophic Events & Emergency Evacuations If a catastrophe event (hurricane, tornado, earthquake, flood, etc.) or any situation simply beyond the property manager control impairs the vacation rental, the property manager is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR COMPENSATION due to catastrophic or weather related events. Therefore, You are encouraged to consider Travel Protection Insurance via your credit card company to secure your vacation investment and eliminate your financial risk. There will be no refunds of any kind for local, state or federal emergencies. 10. Insurance You understand that the property manager insurance does not cover your belongings or damage caused by You. You agree that the property manager is not responsible for any loss or damage during the term of the stay. You agree to carry insurance covering all Your personal property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause. 11. Limitation of Liability Under no circumstances shall the property manager or the homeowner be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise whatsoever, howsoever caused or incurred whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted and including unforeseen circumstances or events, by any agents, owners, employees, subcontractors, servants or services as substituted; the property manager, at all times will act in good faith and use its best efforts to substitute with accommodations or services of a type as comparable as possible to those contracted. Some activities in which guests engage are especially dangerous and include scuba diving, snorkeling, deep-sea fishing, boating, kayaking, SUPing, canoeing, golfing, swimming, boogie boarding, surfing, hiking, biking and mountain climbing. Let Us Tell You About This Home: The first thing you will notice in this private neighborhood is the amazing landscape with native flowers and mature trees allowing the sun through but providing lots of shade. The second thing is how close you are to Bank Street Beach - just 5 houses away! And across from the home is small shortcut that brings you right out to Main Street Harwich Port for some of the best dining and shopping on the Cape. Park your car in one of the 4 spots at the house and never use it again! As you enter the home the two king bedrooms are to the left - one in front, the other in back. Both are large rooms with plenty of space - the bedroom in back has an extra large closet. **New homeowners for 2025! They are opening up a third bedroom which will incorporate two Twin sized beds and brings the occupancy up to six guests!** You'll enjoy two full bathrooms as well. One with a shower/tub combination. The other has the washer/dryer laundry area and a full bathroom with a shower. The living room, dining room and kitchen are open-concept with seating and flat-screen TV in the living room, a dining table for four and a kitchen with the amenities you are looking for like a dishwasher, microwave and blender for those frozen drinks on the deck! Window A/C units are in each bedroom and one in the living room which cools the home. Make your way into the great room with high ceilings, skylights and ceiling fan. You'll find additional seating for reading beach novels and having snacks before you go out to the deck for libations. Through the sliding glass doors, you will find a large deck with areas of shade and sun for lovers of both! The dining area with an umbrella will be where you have your typical vacation dinner after cooking hotdogs and burgers on the gas grill. There are chairs for relaxing and soaking up the sun. The outdoor shower with both hot and cold water is ideal for rinsing off sand after a day at the beach. The backyard is large and has plenty of space for your furry family members, too!
