"The hotel is on a quiet street within walking distance from Greenbelt. The room was very clean, with all the necessary facilities. I liked the idea of having a small water gallon instead of the usual plastic bottles. The reception staff was very friendly and ready to help when needed. The downsides: Equipment is visibly worn out, some parts of it being plain obsolete. One of the mornings I noticed the tomato slices in the serving plate are rotten (they smelled quite unpleasant), unfortunately, after putting them in my plate. Upon looking closely, I also noticed the cucumbers were long beyond their expiry date too. I signaled that to a hostess, who casually said ”oh, ok”, as if it's the most normal thing and not a reason for concern. One of the days a worker literally broke in my room for repairing something in the bathroom; apparently the reception hasn't given themselves the trouble to phone me first and check whether I'm there and is it convenient to come in. Oh, and I couldn't get a warm water shower none of the two days - there was simply no warm water coming out of the faucet, despite the wait. All in all, despite the nice location and clean room, I don't think I'll be visiting again."

"Toilet is really slippery but you don't have to worry, since it's narrow, you'll still be standing even if you slipped, elevator is out of order, good thing we've packed lightly, I can't imagine those who've booked here with full luggages, as the rooms are in the 3rd and 4th floor, they managed to fix it the following day. Don't expect much on the free breakfast. Cleanliness is okay, Service can be further improved, staff in the morning doesn't even greet you, I don't know if they're having a bad day or what."

Amazing
OO ChuaVery spacious two bedroom suites. Top notch high end complete appliances for your staycation. Good service. Breakfast has many choices but taste average only. Staff are attentive and hospitable. The only cons unit has a little weird smell. Specially the master bedroom it bothers my sleep when I was awaken in the middle of the night. The rest is perfect I’ll give 8.5 stars because of the unpleasant smell. Otherwise I’ll definitely give 10 stars.

Great service as always, hotel accommodated our early check in; we had an accident on the eve of new year and they were very responsive and checked on us regularly; brought us all the items we needed despite full occupancy, it did take some time so you can improve on adjusting manpower during busy times; something to improve on is the pet policy - while you do allow pets, I would not necessarily call the facility pet friendly as our furry friend really is just allowed inside the room and cannot walk around freely. We had to transfer rooms wothin the stay as we booked a different room within the stay and it toom sometime for the room to be ready during the transfer and they allowed us a late checkout because of this. 2. Room feedback - hair dryer units are difficult to use, I hope you revert back to automatic (my mom who is a senior cannot keep pressing the handle for continuous blow drying and we had to ask for a different hair dryer); the hot water was not very hot. 3. My biggest dissappointment was the heated pool. I always choose to go to this hotel because of this amenity, I stayed 4 nights and the pool heater was under maintenance the entire time so no heated pool. Not to mention it was the busiest season of the year and you should have anticipated this and done your maintenance outside of this period. You should also post this in your website so guests are aware. 4. This is always my beef with Discovery Primea and has not been improved on, in fact, it has deteriorated. Breakfats buffet is not good, limited selection; salad greens were wilted; tapa was tough, no orange juice; we had to go to Manila Peninsula the last day lf our stay as we were tired of the breakfast fare on our 4th morning. 5. Gym - sauna facility: It is weird that they don’t keep your sauna on, you need to wait 30 mins so they canturn on the heat. Shower facility in the gym is also complicated, the fact that you need to post instructions on how to use a shower is not good. Shower ameneties (conditioner and shower gel) were empty in the containers, had to go out to ask for assistance and even then there was no immediate items on hand. Had to go to room to finish the shower.

IilahayesLocation and what’s inside the room: Among all the hotels I've stayed at in Makati, Seda stands out as a solid choice with a great surrounding area. It's safe to walk around even at night, with numerous dining options just 50 meters from the entrance. The hotel is nice, and with the lobby on the 19th floor, you can enjoy unobstructed views from your room. Our room was on the 30th floor, offering a fantastic view. The toiletries are of good quality, unlike the cheaper options found in other hotels, and they also provide bathrobes and high-quality slippers. This hotel is more of a residence-style accommodation, ideal for longer stays, as it includes a full set of kitchen appliances (toaster, microwave, induction cooker, kettle, rice cooker, and a fully stocked fridge), along with an iron and hairdryer. They also offer a self-service laundry facility in a designated area. Breakfast: Breakfast is available depending on your booking, and if not included, it costs 899 per adult and 450 for kids. The food selection is decent, but the best parts are the fruit & yogurt section and the bread selection. The rest of the offerings are fairly standard. The breakfast area is located on the 35th floor, so you can enjoy a stunning view of the surrounding skyscrapers while dining outdoors. Facilities/Amenities: There’s a game room, gym, playroom, and an outdoor pool with a great view. However, the pool feels a bit lackluster and doesn’t have a lifeguard on duty, making it less ideal for children. My kid typically loves pools, but he found this one boring. It could definitely be improved to make it more inviting and enjoyable. Parking: FREE parking on first come first serve basis. Price: As of April 2025, Seda Residences Makati offers the following room rates: Studio Deluxe (31 sqm): ₱9,055 net per night. Seda Hotels Studio Premier (43 sqm): ₱9,643 net per night. Seda Hotels One-Bedroom Deluxe (50 sqm): ₱10,819 net per night. Seda Hotels One-Bedroom Premier (55-57 sqm): ₱11,642 net per night. Seda Hotels Two-Bedroom Deluxe (93 sqm): ₱14,700 net per night. GGuest UserFirst stay: Check-in was efficient and hassle-free. Room 904 features a small kitchenette by the entrance, complete with a fridge, kettle, microwave and basic tea/coffee-making facilities. However, the cutlery and crockery provided were only enough for two people, despite there being a dining table that seats four. The corridors were lined with dull, brown carpets and had a faint concrete smell. The room’s interior was minimalist to the point of feeling soulless—clean and functional but lacking any wall art or personality in the rooms. The room includes a safe and a wardrobe for hanging clothes. We stayed in a twin room with a dining table that could seat four. The bathroom was reasonably spacious, but the bathtub was unusually high, making it potentially hazardous, especially for older guests. Exiting the bath felt particularly risky due to the slippery floor—something to be cautious of, especially as the shower had limited splash protection, resulting in water flooding the bathroom floor. One of the biggest downsides was the noise. The fridge emitted a loud hum, which disturbed sleep to the point that I had to unplug it. Additionally, the elevator made an audible ping each time it arrived, which was quite disruptive. On the upside, traffic and street noise were minimal, especially for a 9th-floor room. The coffee and tea facilities were underwhelming. The coffee quality was poor, the sweeteners and powdered milk separated unpleasantly, and overall, it wasn’t enjoyable. There was also a microwave, and a menu was provided for room service from the ground floor restaurant, with a 10% service charge. The menu included breakfast options, full meals, and kids’ meals with juice and coffee. Wi-Fi initially struggled with loading apps, but after returning to the room later in the day, the internet seemed to perform much better for messaging and app use. Amenities: The gym and pool are located on the top floor, offering fantastic views of Makati. The gym is well-equipped with free weights, cardio machines, and strength machines. However, the air conditioning isn’t always on—so it can be uncomfortably hot unless someone has used it recently. The pool is small and open-air, which means it can get very warm during the day. It’s what you get for the price! Definately not at a European level 4 star! Second Stay: Stayed in room 1602 on the 16th floor. The corridor smelled strongly of damp and mould, and there was a humidifier placed outside to try and manage it. As soon as you stepped inside the room, the smell of damp and sewage from the toilet pipes was noticeable. The room design was odd—a sliding door that either blocked off the kitchen or the pantry depending on its position. AAnonymous UserI booked this for my Mama and Tita. They said that when they arrived at the hotel, it took them 1 hour to be able to check-in. The front desk advised to wait within 15 minutes but the time went long. The room was clean and arranged with a good view in the 20th floor near the elevator. Also, Tita complained that they are not able to log-in to the Netflix account due to there's no slot available that time. They used it later in the evening. These are just a few feedbacks that came from them and I understand that it was holiday season. My family enjoyed staying overnight and had a good sleep. After check-out, their manager Mr. Ken, offered my tita a discount for future visit because of the inconveniences. Thank you for reaching out and your approachable service,surely will stay again.

MMrs. ChuaOverall, we had a good stay at St. Giles. The room was located on the 30th floor, offering a nice view and a peaceful atmosphere above the busy streets below. The air conditioning was cold and refreshing—perfect after a day out in the city. The bed was very comfortable, allowing us to rest well. One downside was the elevator, which was quite slow, especially during peak hours. We also had a bit of a challenging experience with parking, so if you’re bringing a car, it might require some patience. On a positive note, we enjoyed dining at BayLeaf. The food was delicious and reasonably priced, making it a great option for guests who prefer to eat within the hotel. Overall, St. Giles offers a comfortable and pleasant stay in a great location, with just a few minor areas for improvement.
