The View Guest House (Adults Only)

They all very nice, food was amazing, the location is nice, the view is brilliant.

A lovely guest house with nice friendly staff and a good breakfast with plenty of choice.The views over the Bay from the rooms are exceptional,however there are a lot of steps at the front of the property which is not ideal.

We found this gem 12 months ago and have just completed our 3rd visit,our longest stay of 7 nights, 2 spent in Room 10 with peaceful rear view, the rest in seaview Room 8. Everybody walking past looks up to take photo's of this fantastic guest house with its beautiful colourful flowers. The staff are welcoming, friendly, unobrusive and go the extra mile to make your stay perfect. The vast selection of fresh breakfast items are cooked with your own choices. The views from the garden are stunning looking past the pier, across the sea with the Little Orme in the distance. The same views can be seen from the bar, where you can keep a tab open for the duration of your stay with their honesty bar policy, where a vast selection of wines, spirits, beers, ciders, soft drinks, chocolate and snacks are paid for at the end of your stay. We will always return here each year. You will not be disappointed.

Really good stay. Host very nice Stayed in room 10 as we needed a twin room, room was big and spotless, good bedding and towels and everything you needed in the bathroom. Extras was good such as cotton buds etc Robes was in the wardrobe but did not use due to hot weather. Fan was available and we did use it although the blades need a very good clean! Lift which was great to use as we had luggage. The terrace is a great assess with stuffing view over the bay and plans really lovely and comfy seating Honest bar if you want to use Breakfast was lovely, only downside is you have to pre order and book a time slot, which for us took away the ease of starting the day when you want! And the first morning did not want to eat what I order, so wasted most of it. Plugs all over the room which was great. Lots of mirrors including a full length one. Good walk in shower. Great it was adult only ( I work in education) so great break away from children. Near everything and gust information book was really good, we booked the Italian on the recommendation from there. The tag to put on door to request room clean we could not find as it as hung high on the wall! Our fault for not seeing it but never have I seen one hung high on a wall! Downside Beds was worn and dipped in middle with spring and very creaky. pillows ( we order medium) was extremely hard it was like sleeping on a plank of wood. Room really dated and a complete miss match of colours Carpets really marked. Stair carpets really marked also. Funny smell in communal loung Signs around are not professional in wording such as near the toilet , wee and poo paper- just call it toilet paper! Part of the dining room used for storing - a space should be used that guest can not see. I have put the downsides as if these was improved it would be an amazing place Would we stay again yes, due to price, breakfast and position. And terrace.

My wife and I stayed for 2 nights for a weekend break. It was our second visit and we where really pleased that we returned. We where met in the garden by the owner Brian and his wife, who where looking after the wonderful selection of plants and features that make the garden attractive and colourful. As it was a warm afternoon so we sat down and Brian showed me the honestly bar in the lounge, a great idea and regularly topped up with cold drinks. We quickly got talking with Brian and some of the other guests, who where so friendly. We eventually went to our room and found it was spotless with quality bedding towels etc. The breakfast was one of the best we have had while staying in Llandudno. We took advantage of using the garden seats for one of the best views of the bay, in Llandudno, we have stayed at other hotels that can't offer this. Well done and thank you to Brian and his family/ team for another wonderful stay. We will be back
