The live situation of the accommodation is reasonable in Melbourne for such a price. The service at the front desk of the hotel is very good. The towel will be thoughtfully windy.

Not recommended for those who value their personal data security and privacy. Not recommended for internati9nal travellers who may not have enough charge on their phones to complete 3 forms, then download and set up an app that requires constant internet and Bluetooth connections. Booking required multiple insecure methods of sharing credit card details and identification documents along with 2 forms to fill out with personal details and an app to download in order to gain access to the Building entrance, Elevator, and Apartment. None of this information was given to me prior to booking. I would not have stayed here if I had known the extent of insecure transmission of personal information and amount of admin and work required just to check in and stay one night. I work in this space and know the risks. Management is putting guests personal data at risks with the excessive documentation requests. FYI, requiring someone to send credit card PICTURES and ID pictures over email is completely insecure. This is bizarrely at odds with the excessive security to get into the building. The constant need to carry your phone everywhere or you'd be locked of the apartment or even the whole building was extremely stressful. In terms of the actual room, once I got in, the bed, kitchen, lounge and floors were clean but the toilet had not been cleaned in a long time. This was not nice. You could see parts under the rim had not been cleaned in years. Toilet had also been recently used and not flushed properly upon arrival. I did not take photos of any of this, it was too gross. I ended up buying paper cups as the glasses/cups as those supplied were not clean, tried to take a picture but it's hard to see. They were covered in fingerprints and fibres of some kind. The view was nice and loungeroom was great, study nook was extremely handy for remote work. Balcony tiles are moving and could be a tripping hazard. Laundry was well equipped but did not have time to use it.

The staff at the reception are very friendly and extremely efficient in all my needs and inquiries. The housekeeping always makes my room new and clean. Location is at the city center which is convenient to all your needs and places to visit.

The place was comfortable but it does not clean the whole apartment during our stay.. you have to remind them if we can. Our sink was full of dirty cups and has to do ourselves when we return late. Apart from that, we have a pleasant stay..the staffs are very helpful.

Location is great very close to the shopping centre nearby. My experience is a bit unpleasant. Pros: Location is great, shopping centre is just few minutes walk. - Young new staffs are friendly with impressive smiles, which overcomes my unpleasant check-in experience . Cons: - Hygiene: Inside the flat is clean, however the ventilation fan in toilet/bathroom does not work. - Rubbish on the 1st floor's roof (refer attach image) which just outside the bedroom windows including shoe, pants etc. - The major drawback is Check-in on the first day. Booked two nights and prepaid via Trip.com a day before, requested for ”high floor” subjected to availability. On the day of arrival just before 12pm, I was intend to drop the luggage then return later for check-in. But the Indian senior staff lady said that the room is ready which assigned on 2/F, on Saturday their booking is usually full so it is the only room available (Which is understandable), as I prepaid online in advance I had no choice but to accept it (but quite discouraging to prepaid on Trip.com anymore because the booking cannot be cancelled); Then after I handed my credit card to this Indian lady at counter (looks like a senior staff) I was informed that they'll charge an ”early check-in fee” of AUD30 (despite I keep reiterating that I can come back in the afternoon), she convinced me to join the Avani membership so she can waive the fee for me in favor. Was advised if I want a room on high floors, with better view, book on the Avani app instead.

Location: The location of the hotel is very convenient, many sightseeing points and shops are at walking distance (10-15 min). Moreover, there is a plethora of restaurants around the hotel and China Town was also a 10 min away. Cleanliness: Although the room looks clean at first glance, without room service available, the room can get messy and dirty really quick. Moreover the toilet and cooking area are relatively small, which makes everything cramped together and drips everywhere. Another thing to note is that the shower place in the bathroom does not have proper enclosement which will cause water to splash all around when taking a shower to bath, especially the water closet which causes a lot of inconvenience. Service: The staffs at the counter are very helpful and friendly. Not only they were polite but they will help and make your stay as pleasant as possible by assisting you with your needs (extra amenities and beds). General Facilities and amenities: Even though you can always ask for extra amenities from staffs, the facilities ans other services in this hotel is completely lacking. As mentioned, there is no house cleaning service provided nor there are any other recreational facilities such as swimming pool or in house kitchen. Another point to note is that Mentra 100 is not a big hotel, they only provide 1 or 2 room selections. If you are travelling with 4 ppl or above it is best to keep this in mind as some people might need to sleep in the living room given the limited space.

Clean and spacious serviced apartment, with clean kitchen and utensils, indoor washing machine and dryer, comfortable beds. Great block out blinds. Helpful and nice team on hand. Parking available on site (extra fee), convenient location to the free city tram. Shirt walk yo theatre district and Melbourne gaol. Would definitely stay again.

We had a rocky start to the apartment - booked the 2 bedroom for 4 adults for 2 nights. One of the bedrooms was locked when we checked in, had to call reception to get them to unlock it. Once it was unlocked, there was an issue with the aircon where it would switched off after turning on. Reception came upstairs and changed the battery but then told me to “use my fingernails and press hard on the on/off button”. Then the 2nd day, one of our card readers stopped working so we had to go down to reception again and get them to recode the card.. all of sudden the fire alarm went off so we had to evacuate and walk down 10 levels of stairs only to find out the alarm went off because some guests microwaved popcorn which set off the alarm. Reception staff didn’t even inform us on when to go back inside - had to rely on the fire brigade people. There are advantages to this place though - this is a carpark that you can park your car overnight for $38 per night, has basic amenities, wifi, balcony and tv. Easy walk to Chinatown, Melb central and QV. Hotel is situated on the quieter side of CBD. Would stay again however don’t expect top notch service as there is no daily housekeeping and reception staff service is average.

Everything about this place says Motel, not 5 Star Hotel. Lack of housekeeping - our room was cleaned twice in 7 days and not well. We eventually got fed up and asked for clean towels. When we were at reception checking in, there were other guests complaining about their dirty rooms. Fifth restaurant - the breakfast buffet was terrible. There was no omelette bar or even a basic pancake machine. No option for included barista-made coffees either, which is a minimum at any “5 star” hotel. Strato restaurant - we booked this for a special occasion. There was zero recognition of this. They put us at a table beside the kitchen door and in a corner with no views despite a good corner table being empty the entire time we were there. We waited 30 mins each for 2 courses and we’re still eating 30 mins after the 2 hour allocation. The ambience was constantly disturbed by the kitchen yelling “service please!” Only upside was the extra bread and free mocktail they offered us, I assume due to the slow service. Slow lifts - we had to allocate an extra 15 mins to our departure whenever leaving the room. Poor service - as per already stated, the service was very poor if you compare it to any other 5 star hotel. It was average if you think you’re at a motel. Additionally, because they were training staff, service at the lobby bar was ridiculously slow. We waited 15 mins for them to serve 2 wines. Reception also ran out of vouchers (part of our package) and told us to come back later and say “we forgot to pick up some of our vouchers” rather than acknowledging their error. Location - we knew this going in but it is a long walk into the CBD and you need a Myki card because the nearest tram stop is outside the free zone. In summary: Avoid this place if you are looking for luxury. We booked this for a special occasion and were sorely disappointed. The only good thing is the views from some parts of the restaurants.

Get off at russel street. Has microwave in room. A thai food hall downstairs which opens till 9:30-10:00 pm
