Decent rooms. Mostly clean and comfortable. Location is a bit far from Edinburgh but bus stop is across the street. Staff is super friendly and welcoming.

Lovely stay. We stayed in the junior suite, which was super spacious. Each day they refilled the coffee station and gave a candy bar, which was much appreciated. Even though you are outside of the city center there is a bus stop right next to the hotel which gives you easy access to the center.

Nice service but need improvement on cleanliness and maintenance. When we arrived at our room, we see a bunch of flies flying above the bed because of the opened window. The staff at the reception soon replaced it with an upgraded room. Room is nice but there’s mould in shower and bed sheet wasn’t perfectly fitted. Also the window of the room cannot be securely closed and locked.

Not recommended, if you want to book the room in the picture, I do not recommend you to make a reservation, if you just want to stay in a B&B, I think you have other better options. If you just want a simple rest, I do not recommend in the winter, because the room is not warm, other times, you can try. The distance is actually quite good. It takes only three stops to Princes Street. There is a bus stop at the door. If you drive to Edinburgh, you can park for free. If you want to experience the tram, you can take the tram from Princes Street to the stadium. It only takes ten minutes to walk to the hotel. There is also our country's consulate opposite the hotel, which is very face-saving

The service staff had a very bad attitude. They knocked on our door at 9:30 pm and said we were disturbing others. But my friend and I were talking at a normal volume. The next morning at 2 am, they knocked on our door for no reason and woke us up. There was no air conditioning in the room. There were hairs on the bed. The breakfast was terrible. In short, this hotel is the worst 4-star hotel I have ever stayed in Edinburgh. The environment does not deserve 4 stars at all. 2 stars is too much.
