"We stayed here for two nights on a family trip. The location was excellent; we could walk to shopping malls and restaurants, which was very convenient. The staff were friendly, and check-in and check-out were smooth. The room, pool, and gym were kept clean, making for a comfortable stay. While we felt the breakfast could have had a bit more variety, overall, we were very satisfied and consider this hotel to offer great value for money. We would definitely like to stay here again when we visit Kota Kinabalu."

"The lobby isn't huge, but the whole place is clean, tidy, and comfortable. On July 13th, we were greeted by a Chinese staff member who spoke Mandarin, which made communication super easy. She was very warm and polite. I'd give her a 100% satisfaction score! Facilities: The hotel is well-equipped. Hygiene: Clean and tidy. Environment: Overall, it felt very comfortable. Service: Every staff member was courteous, smiling, and very polite. I totally forgot to take photos, but the first picture is of the lobby lounge where I ordered a chocolate and some snacks."

"I initially thought a 300 RMB hotel might be old and run-down. When I entered the lobby late at night, it was pitch black, but upon entering the room, I saw it had been nicely renovated. You could tell the faucets and bathroom door were older, but the room was well-maintained and very clean, comparable to a Hanting (All Seasons) hotel. The breakfast restaurant also serves as a lunch buffet. It's quite spacious, has a noodle bar, and offers a good variety of dishes, though it was a bit short on salad vegetables. Remember to go early; by 9:30 AM, not much was left. Most countries outside of China advocate for saving food. Kota Kinabalu city center is very small. Turn left when you leave the hotel and you'll find Holiday Inn, with Hilton and Sheraton across the street. The Welcome Seafood Restaurant street is behind the Hilton, and it seems like the Hyatt Centric (KK) is below the Sheraton. Convenience stores and KFC are just a few steps away, making the location very convenient."

"I have stayed in this hotel before and this time round I chose to stay in this hotel. It was a good selection because it’s convenient for my business purposes. It’s close to the airport and easy to grab rides. However, this time round the room was not up to par because the air-conditioning was not working in pristine condition, room felt rather warm."

"I rarely give such a bad review for a hotel, but I really have to get this off my chest. As soon as you step out of the elevator, the entire floor smells musty and damp. I guess it had been raining in Kota Kinabalu for a few days, so the water from guests' umbrellas and shoes got onto the carpet, making it smell really bad. I thought opening the room would be better. Of course, I knew I booked a windowless room, but I never expected a public restroom smell to hit me. The shower gel and shampoo in the bathroom were a 2-in-1... and as you can see from the pictures, it just looked unappealing. When I looked up while showering, I saw the moldy wall in picture three. The hardware was one thing, but the soft service wasn't good either. We got soaked from our island trip, and I called twice asking for more hangers, but no one bothered to respond. Later, I genuinely got angry and called them a third time, and they finally brought them over. Also, their hairdryer is wall-mounted, which is very inconvenient, especially for an island hotel where you often need to dry clothes. I asked if they had a portable hairdryer, and they said they'd check, but then never got back to me. The service was absolutely terrible. The only convenient thing is that it's a two-minute walk from Gaya Street. Other than that, there's really nothing... You decide for yourselves."

"The moment I opened the curtains, the beautiful blue-green ocean view was truly amazing. It's not far from Gaya Street, about a 5-6 minute walk, and there's a Filipino market right across from the hotel, so food and drinks are very convenient. However, the hotel facilities are quite outdated. As soon as I entered the room, I could smell a musty odor coming from the carpet. The room amenities clearly stated there was a bathtub, but there wasn't one. The toilet also looked like an old model. The sink height was more suitable for children, and there were no power outlets in the bathroom, so I had to use the hairdryer in the main room. I hope these things can be improved in the future."

"I was looking for a last-minute room in Kota Kinabalu and was incredibly lucky to book one here. The owner is Chinese, and the room was spotless. The electronic door lock made me feel very secure. The owner himself was incredibly thoughtful; he waited for us downstairs, sent us travel tips, gave us fruit, and checked if we were safe when we returned late. However, because the hotel is on Gaya Street, the room facing the street was unavoidably noisy, but the owner kindly provided earplugs."

"The hotel seaview is lovely however if u r facing the nite spots... u can hear noises from the bars/clubs across.. apart fr that love the place... 1 more minus = the aisle from lifts to some rooms a distance away and it's very quite ... even though brightly lid... Overall good stay. My room came with a relax chair that fits properly for watching tv or reading"

Three days, two nights, and every day brought a new kind of 'excitement.' Day one, the air conditioning didn't work, there were tons of mosquitoes, and the shower only had cold water. The only decent thing for dinner was the fried shrimp, which disappeared in seconds, and the few other dishes available were practically snatched away. It felt like a refugee experience. Day two, we got a different room. After swimming, I went back to shower, and there was no water, then cold water, then extremely hot water, constantly cycling. The water pressure was also incredibly low; I almost lost my mind trying to rinse the shampoo out of my hair. That night, it was very windy, and there was a lot of noise outside, as if something wasn't properly secured. On the third day, as we were checking out, our luggage was mistakenly taken by a staff member and given to other guests. It was only returned after the other guests realized the error. Our luggage was perfectly fine in the restaurant; how dare you just take it away? Do you have any basic management sense? Of course, the environment is nice, that's the only highlight. Given how expensive it was during Chinese New Year, you should provide a service level that matches the price. The buffet was cafeteria-standard, and we still had to fight for food. Are you not ashamed?

If you are in the area to visit the KKIP industrial zone, the Klagen Regency is perfectly positioned. It is located quite a distance from the main town center, which may seem remote at first, but it is a strategic advantage if you want to avoid a long daily commute to your work sites. The hotel itself is impressively well-kept. It’s clear that management prioritizes maintenance, as the rooms and common areas feel fresh and clean. The service is equally commendable; the staff are helpful and ensure a smooth, professional experience from check-in to check-out. Sorry I does not have the photo of the room because I am there for a business meeting but the room is okay to stay. Buffet Breakfast is good, also you can find very nice local food with walking distance .

The overall scenery is incredible, offering the most beautiful sunsets. The swimming pool was also very comfortable and had a great vibe, which the kids really loved. However, the hotel is quite old, and you can tell from the room facilities. The air conditioning in our room on the first night was too loud, but they moved us to a different room the next day. The hotel's response was decent, but for this price point, the value for money has been steadily declining over the years. The staff were polite but not particularly warm or enthusiastic. The breakfast, though, was fantastic!

The water in the hotel's area is heavily polluted; it's so dirty that snorkeling is completely out of the question! The front desk staff were very perfunctory with guest requests and didn't follow through on promises. In the morning, we requested a private boat tour for island hopping and snorkeling. We discussed the time and itinerary with the dive center staff and finalized the price with the front desk. We even altered our subsequent travel plans for this. However, by 4 PM, we still hadn't received confirmation. When we called the front desk, they told us they couldn't arrange it. We asked several people, and got different explanations: first they said there were no boats, then that other guests had already been arranged for island hopping, and then that there would be a storm the next day (which turned out to be perfectly calm). I suggest the hotel improve its island hopping service. For those looking to dive, definitely don't consider this hotel! Also, the beach is incredibly tiny, barely palm-sized!

I had an amazing experience at this hotel. The rooms were spotless and very comfortable, expect the toilet is sharing and it's very dirty!. The staff were friendly, helpful, and always ready to assist with anything I needed. The location was perfect, and the view from my room was absolutely stunning — one of the highlights of my stay. Everything about this hotel felt high-quality, and I would definitely come back again. Highly recommend!

Overall, it was great. The room was spacious, clean, and the facilities weren't outdated, offering excellent value for money at this price point. The only downside was the noise. The soundproofing between rooms and from the hallway was good, but the air conditioning was very loud. When I turned off the AC at night, the street noise from motorbikes was incredibly loud, so I had to wear earplugs every night to sleep. The upside is that it's very convenient to get everywhere – the pier, shopping malls, and restaurants are all easily accessible.

This overwater bungalow requires a boat transfer from Myding Lodge, which takes about 20-25 minutes. It's crucial to contact the hotel in advance to register for fixed boat transfer slots. Before my trip, I saw quite a few negative reviews online, so my expectations weren't high. I even double-checked the exact pick-up point with the hotel multiple times. However, upon arriving at the hotel, the stunning shallow waters and coral reefs along the boardwalk immediately dispelled my initial worries. The natural scenery here is truly exceptional. After a smooth check-in at the lobby, the staff informed us of the specific dining times for breakfast, lunch, afternoon tea, and dinner. We then proceeded to our room. Regarding the actual room experience: the interior tends to be stuffy, and the air conditioning unit is quite noisy. Earplugs are definitely needed for a peaceful night's sleep. The water pressure in the bathroom is low, though not as bad as some reviews claimed (like a mere trickle). However, the faucet couldn't be completely turned off at night, leading to a constant dripping sound that somewhat disturbed our rest. Of course, the room type also had its highlights. I booked the Deluxe room, which came with lounge chairs and a popular hammock net on the balcony, perfect for relaxing in the evening. However, the hammock net was surrounded by wooden boards and nails, making it feel a bit unsafe, so we didn't dare to use it for too long. The room also had a private ladder directly into the sea, which is fantastic for guests who love to swim. The hotel offers complimentary rental services. Snorkeling enthusiasts can borrow masks from the front desk, and kayaks are also available for free, making for an excellent water activity experience. The waters in front of the hotel lobby are rich in coral. The best time for snorkeling is between 3-4 PM daily during high tide, when you can see numerous fish and extensive coral formations, creating a breathtaking view. During our stay, we often encountered Bajau people in small boats selling seafood. I highly recommend bargaining boldly for the best price. After a successful negotiation, you can have the hotel kitchen prepare it. On our first night, the processing fee was 10 MYR per dish, but it increased to 15 MYR on the second night. The prepared dishes were decent and satisfactory for everyday meals. The hotel's own buffet quality was rather average, and dining options would be quite limited if you didn't purchase seafood elsewhere. Overall, the biggest advantage of this overwater bungalow is its excellent privacy. You can quietly await the sunrise in the morning and enjoy the beautiful sunset in the evening, completely undisturbed by others. It's perfectly suited for those seeking a peaceful getaway and a close connection with nature.

The place is beautiful. The ocean and the beach are amazing. The hotel is seafront, a few steps and you’re swimming in the ocean. The rooms needs a lot of maintenance and deep cleaning, our room had many things need to be repair so, they gave us upgrade to a huge wood villa with 2 floors. The restaurant is ok… but no delicious. Breakfast is not so good but they prepare eggs as you like. The hotel needs dee cleaning and a lot of maintenance. They have places looks like abandoned.

All good! We chose a room with plenty of single beds. There were 5 beds, haha, perfect for families, friends, or even a honeymoon. The room was really spacious too. Just a heads-up about the water heater, you can't adjust the temperature; the water gets super hot! You have to mix in cold water to get it lukewarm. Overall, it was great. There's a kettle and a water dispenser right outside the room door. And the views? Right at Mount Kinabalu itself!
