”I liked the location of the hotel. The area in front of the hotel isn't crowded, and you can enjoy a beautiful sunset view. Although the hotel seemed a bit old, I still liked it. It's also close to the airport, convenience stores, the Filipino Market, and public transport. Overall, I felt safe during my stay.
I had a truly wonderful stay at this hotel in Semporna! The highlight was definitely the breathtaking sea view from my room. The room was clean, cozy, and well-maintained, with all the basic amenities provided.
The staff were friendly, helpful, and always ready with a smile, making me feel welcomed throughout my stay. I also appreciated the convenient location, with easy access to the jetty and nearby eateries.
If you’re looking for a relaxing getaway with beautiful views and warm hospitality, I highly recommend this hotel.
It's an old hotel, however I love the classic design, the staffs are very friendly and helpful. However it's normal in an old hotel, the smell of old carpet and unsatisfactory shower may bring it down it's value. Overall it's a good experience
its very strategic location when you transit at kota kinabalu international airport.just 5-8 minutes distance from kota kinabalu international airport to this K avenue when not the traffic jam period.its only Rm6-Rm10 by Grab Car👍
but this time comfy house looks like abit disappointed🤔️ the bathroom is really smell bad and few cockroachs at the basin😨and the one who live to the next door is noisy at midnight time,cant get a good rest for me and my family when we have an early flight at 7am.
Overall I enjoyed our stay in sky water villa. When I was booking I read the reviews also worried that they are a bit old, so that the houses might not be well maintained. But during my stay I feel like the houses are used but still in okay manner. The best thing for this hotel is that I think they have the best house reef, and you can see turtles at night from your balcany. I went snorkling a few times during my stay I saw quite a few clown fish aka nemo and many fishes and even a sea eel one day. They also provide “galss” kayak which you can watch sunset on it. And the best thing they offer is that the tours you book with the villa starts around 10 am, you can just get ready and wait in your room, and when the boat is here the staff will get you from your room, and you’ll finish the tour around 3-4 pm which is the afternoon tea time at the villa. Instead of in the town area you need wake up early and meet and wait at the jetty around 8:15 am . And power supply is stable just may be ocassion blackout but it would turn back on very soon. However I do think they need to clean their air con as the one in our room seems very dusty, we had to clean the filter ourselves, they were very dusty. And during the afternoon coz our villa faces the sunset direction the air con feels a bit not strong enough. And the aircon outer unit is installed right at the room’s wall so it’s a little bit noisy, I’d suggest why not just use a more powerful window unit instead. The food is so so, but it’s difficult to cater everyone’s preference for food. The hotel is not cheap and maybe not very cost effective compare to hotels in other places, but to be fair i think if you want to go to semporna, this might be a reasonable option as overall semporna and malaysia is very expensive for tourists. And i higly recommend to stay at least 2-3 nights instead of 1 night to fully enjoy and relax yourself.

Rooms are clean. Room is nice and spacious. Facilities like the gym and pool are sufficient. Buffet breakfast was as expected as well. Basically a you pay for what you get kind of place.
If you’re the type of traveler that likes to enjoy the hotel amenities and just chill there then this is a good place to go to.
Has a very nice Chinese seafood restaurant located behind the hotel. Also for supper you could head to the fried chicken fast food restaurant behind the hotel too which is open 24 hours.
Parking is free for guests who are staying.
we loved staying here ! as a staycation lovers, we choose this place because the room was spacious and quite cheap . we live far from KK and always choose Tune Hotel as a place to stay when we are at KK
It takes about 20 minutes to get there from the pier. You can go directly into the sea from the room. The water is very clear. You can see the sea as soon as you open the French window. You can also see starfish and fish around the water house, and small crabs on the wooden stairs. Breakfast, lunch and dinner are included, and there are afternoon tea snacks in the afternoon. There are seafood, crabs, squids, shrimps and some blanched vegetables every night. The stay experience is not bad. Since it happened to be Christmas, I also caught up with the hotel's fireworks celebration! It is recommended to order deep diving directly from the store. The accompanying crew not only has good photography skills, but also gives deep diving photos and videos! ! Love it!
It's really worth choosing Banyan Tree Villa Hotel for this trip to Semporna! As soon as I got off the car, someone greeted me. Check-in was super fast. The housekeeper also helped me plan the itinerary, which was very considerate. The room faces the sea, and I am awakened by the beautiful sea view every day. The private swimming pool is also great, and I am not afraid of being disturbed at all.

AAnonymous UserChecked in for my inlaws and was greeted by huzaifah/khuzaifah. I dont know how to spell his name, all the receptionist was not wearing name tags. So bgini, all three counters got 3 to 4 people in each queue. I lined up at huzaifah’s counter. Teruk betul service dia bagi. Mmg dari guest depan2 sya pun sya perasan juga dia pusing sana, pusing sini. Masuk pintu sini, kluar pintu sana. Balik2 ahh. So sampai turn sya, macam bingung2 dia. Sama juga la, pusing2 ja kerja dia. Lebih juga 4 kali dia masuk belakang reception punya bilik. Terlalu lama menunggu. Sudah lama menunggu queue, menunggu lagi lama d kaunter dia. Tengok kaunter lain pun busy juga, tapi berganti2 suda guest yg check in. Tiada nampak diorang ke belakang pun mcm si Khuzaifah ni. Duluu check in yg bulan 12 tahun lalu pun dia x bagi resit security deposit. Bila sya tnya kau x bagi sya ka tu resit, tidak kmi simpan dia bilang. Sekali check out, kena minta. Nasib okay juga. Masa tu baru sya faham la dia baru kerja sini. Tapi skrg bulan feb sda ni. Masi juga tidak berapa baik kerja dia. Tidak smooth langsung. 1 jam juga dari Q smpi berurusan dengan dia. Hampir bulan2 juga sya book sini TKR ni. Sya suka kerja si Olivia. Next time memang sya pgi tmpt dia seja la. Laju dan senang berurusan. Boleh multitasking dengan baik. Please do something about this. Tq.

The hotel had great facilities and the location was perfect, close to beautiful bench.

马马丽Enjoyed our stay in this resorts. It’s like a small Malaysian maldives. Perfect service! Thank you manager Karl for everything! Lot of activities all day, such as kayaking, tour to the mangrove jungle, snorkelling, diving or just relax on the pool. Breeze villa very comfy and large. Kids also became a part of saving coral area of Gaya island.

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂

GGuest UserReally lovely, they prepared extra amenities for our anniversary, the hotel made some decorations, and did not need to put down extra deposits which is very convenient while checking out too. Offer by the hotel for Trip.com customers are a lot too. Highly recommended.
GGuest UserAdvantages: plenty of hot water, breakfast included, very close to Longmen Inn (if your itinerary includes island hopping to Mataking, you will meet at Longmen Inn), the hotel's sockets do not require conversion heads and can be used directly.
Disadvantages: There is expected to be construction work at the entrance of the hotel in the next two to three years. The drilling will last until about 1 a.m., and the air-conditioning is quite loud, and it is very stuffy without the air-conditioning on. There was a fishy smell on the first day of stay, but not in the next two days. But since I am usually very tired when traveling, I can still take a break. If the island hopping itinerary includes Timba Timba, the meeting point is about 2 kilometers away and takes 20 minutes to walk. It's difficult to get a taxi.
There is a deposit charge and you need to prepare 100RM in cash in advance. It will be refunded upon check-out.

LLimThe only reason I stayed here was because of it location near to the airport. Everything else is good in terms of experience except I was imposed with liability costing RM10 for soiling one piece of their towel. The soiling happened because I walked outside after the rain and my foot got into a mud spot. I came back to my room and I accidentally stepped on the towel. Bear in mind, I had to book their largest room meant for 4 pax because that was the only one available even though I stayed alone. Considering the occupancy is low for that large room, soiling one piece of towel does not justify a RM10 liability damage.
