"We stayed during May half term as a family of four. We normally go to similar concept 5 star resorts such as Sani or Marbella hotels but thought we would try this hotel as it looked nice & the price was ‘reasonable’. Having read a lot of the previous reviews i think in the main most of them are fair & accurate in pointing out the issues. In summary is the hotel currently operating as a 5 star hotel - no, does it have the potential - yes. The key issues we faced can all be fixed with time, better processes and more hands on management. A lot of the issues mentioned below shouldn’t spoil your holiday if you are relaxed, but at the same time you also wouldn’t expect or experience them at other 5 star hotels. Rooms: There is no doubt that the hotel has invested a lot of money and in the main the rooms/pool area/restaurants all look great. However, some of the landscaping still needs time to establish and we got the impression some of the rooms were rushed as overheard a few complaints about A/C not working. Our room had an issue with water escaping from the shower and covering the bathroom floor as it needed a better threshold to stop it. Annoying but fixed with a couple of towels on the floor. The biggest issue with rooms was that they clearly oversold the sea view rooms as like with others we also did not get one. They rectified this by giving us an upgrade to a larger suite and offered on the second day to move us into a sea view room (we decided to stick with the larger room). A lot of the swim up rooms had very small pools unless you were on the corner so I wouldn’t pay a premium for one of these and plenty of space by the main pools. Service: All of the restaurant/bar staff were friendly and worked hard. The front of desk staff helpfulness was mixed and depended on who you spoke to. They were often too quick to say something was not possible instead of a ‘let me see what we can do’ attitude. The issues seemed to be down to 1) lack of experience 2) not enough staff and 3) lack of visible management on the shop floor providing clear direction & empowerment. Most issues occurred during peak breakfast(9-10am)/lunch(12.30-1.30pm)/dinner(7-8pm) times that we quickly realised so just went 15mins earlier and wait for drinks was less than 5mins. Yes sometimes the poor bars were busy but you just wait on your sun lounger for the queue to die down and then go. It wasn’t a holiday spoiler and us brits love a queue anyway so i dont think it was as bad as some guests make out. We did see some improvement during the week so hopefully it’s getting better day by day. When we asked if we could go to the buffet early as we were leaving the reception staff said no, but then a manager overhead and intervened telling the staff member to call the F&B manager. They did and it was all ok. This experience probably sums up the service issues and what needs to be addressed. We would have left the hotel with a more negative outlook but actually we left on a positive not"

"Absolute joke of a hotel. We booked to stay for 29th July 2025. As of February 25, we started to see worrying signs of people who had booked for May, having their trips cancelled as the hotel wasn't going to be ready. I contacted the hotel reservations to be told the hotel will be fully open by the start of July. I again contacted them in April to be told yes, everything will still be ready for July. Today, 21 May 2025, I have received an email from my booking company saying the hotel is closed until 2026 and they are offering me a different hotel which looks nowhere near as good. Absolutely disgraceful, leaving it so late that we will struggle to find a new hotel to accommodate all our family at such short notice."

"I have been to Terra Minoika from the 9th till the 14th July. I was there with my wife and my 12yo son. I have no words to describe the excellent stay we experienced in our 5 days at Terra Minoika. I need to mention the spectacular view from our room (Deluxe Suite) and the tasty breakfast. The room interior and the hotel in general are simply perfect! Thank you Hope to see you again in the future! Kind regards from Leonardo, Silvia and Niccolò"

"Do not accept a room at the end of a hallway, no wifi in the room (e.g. room 112). The hotel is on a good location at the beach boulevard. The swimming pool on the top of the roof is nice and has a beautiful view over the beach and see. No wifi but luckily mobile Internet to write this review"

Porto Kaza Hotels in Sitia

Porto Kaza

"Our stay in Porto Kaza was simply wonderful! The hotel is beautifully maintained, extremely clean and thoughtfully designed. The location is fantastic- within walking distance to the center of Sitia and the harbor, yet still peaceful and quiet. The apartment is spacious and well-equipped, just perfect for a comfortable stay. The view from the balcony is also a lovely bonus, offering a stunning view for our morning coffee and breakfast. The hosts are incredibly welcoming, helpful and attentive. Overall, Porto Kaza is a fantastic choice for anyone visiting Sitia. We cannot recommend it enough!"

Lithos Traditional Guest Houses Hotels in Sitia

Lithos Traditional Guest Houses

"Staying at Lithos Traditional Houses was an unforgettable experience that perfectly blended comfort, authenticity, and Cretan charm. The property is beautifully designed, with traditional stone architecture and warm rustic details that make you feel immersed in the island’s history and culture. At the same time, all the modern amenities are there to ensure total relaxation and convenience. The houses are spotlessly clean, spacious, and thoughtfully decorated, offering both privacy and stunning views of the surrounding landscape. Waking up to the sight of the mountains and the tranquility of the village was truly special. What really sets Lithos apart, though, is the hospitality. The hosts are incredibly welcoming, attentive, and genuinely eager to make your stay memorable. From offering local tips and recommendations to small touches that made us feel at home, their care and kindness elevated the whole experience. The location is also excellent—peaceful and authentic, yet within easy reach of beaches, hiking trails, and traditional tavernas. It’s the perfect base whether you want to explore the island or simply unwind and enjoy the serene atmosphere. In short, Lithos Traditional Houses captures the very best of Crete: tradition, beauty, and heartfelt hospitality. We left feeling refreshed, grateful, and already planning our return."

"We really enjoyed our holidays here! At the beginning the staff was a little overwhelmed by the amount of guests, but a few days in the situation improved very much. We liked that there was nice food and drinks. There are two "food trucks" with bottled drinks and a few snacks. The pool bar employees are very polite and work as fast as they can. The street food hub has a lot to do during noon, so there is some waiting required. We could do four a la carte restaurant visits (one was for the breakfast restaurant). We also used the kids club. Our child really liked the activities there! The employees there were really special and made every kid feel welcomed! The ninja pool was also a nice experience with the kids (and some adults testing their skills). The only thing worth complaining about was that our mini bar wasn't restocked regularly. We would have to call a few times and still would not get a refill. Maybe try it by using the provided app if you experience a similar problem."

"The treatements start by you having a shower and beeing able to go inside two saunas for 1/2h to wind down. The staff is very friendly and the ambient very relaxing. The massage was done by stehpano ( I hope I spelled the name right) and it was also very good and relaxing, he adjusts the pressure however you like and makes sure that everything is good for you."

Terra Minoika Boutique Resort ★★★★
"We were unsure what to expect when we drove out of Zakros village all the way down to the beach. The 7km sealed road is another Cretan stunner with fabulous views over the cobalt blue Libyan Sea. Apart from a handful of tavernas (right on the beach and providing excellent food and typical Cretan friendly service), the Zakros Palace ruins and the Zakros Gorge, there is very little else around so you do feel you are on the very remote eastern edge of the island. The villas themselves blend beautifully into the landscape and the natural stone and timber are very easy on the eye. The villas are very roomy, with private courtyards and/or balconies, and excellent breakfasts were included. It is a very professionally run family establishment with excellent amicable hosts, and ample car parking. All in all Terra Minoika is a classy establishment without being pretentious. We were virtually at the end of a 4 week self-driving holiday around Crete so a couple of relaxing, hassle-free days at Terra Minoika was very much appreciated."

Castri Village Hotel ★★★
"Rooms: Spacious, comfortable, and thoughtfully designed. The décor is simple but elegant. Most rooms offer beautiful sea views—waking up here is a highlight. Value: Excellent for what you get. The combination of location, comfort, and service makes it feel like a great deal, especially compared to more crowded tourist areas. Cleanliness: Impeccable. Rooms and common areas are kept spotless. Noise level: Very quiet, especially at night. Ideal if you want to relax, read, or just enjoy the sound of the sea. Service: Warm, welcoming, and genuinely helpful. The staff go out of their way to make you feel at home and are always happy to offer tips about the area. Amenities: Everything you need for a comfortable stay—reliable Wi-Fi, good air conditioning, and lovely pool area. Some great local dining options are also just a short walk away. Overall: A hidden gem in eastern Crete. Perfect for travelers who want authenticity, tranquility, and a beautiful seaside setting."

"Stayed in room 319 with my 18-year-old son and had a lovely time. The hotel was clean and well-maintained – beds were made and the room was cleaned daily, except on Sunday. The overall standard was really good. Breakfast was varied and tasty, and the staff were quick to refill items. One evening when I wasn’t feeling well, we received excellent service and had pizza delivered to our room, which we enjoyed on the balcony – a small but cozy spot perfect for a cool drink and a game of cards. The view over the water from our room was absolutely stunning. The hotel is in a great location – very close to everything: restaurants, supermarkets, shops, and the beach. The staff were friendly and helpful throughout our stay. A special mention to the young man working in the rooftop bar – very service-minded and made us feel very welcome. Would definitely recommend this place and hope to return one day!"
