I didn’t have a good experience at this hotel.
At first, everything seemed fine, and the host was very friendly. However, you shouldn’t expect too much for what you pay. It’s really a case of “you get what you pay for.”
The room was very small, which I accepted, but what I couldn’t tolerate was the cleanliness. The toiletries provided were minimal, and the bathroom was super small and felt dirty. On my last night, I even saw a cockroach and kept hearing it crawling around, which made me very uncomfortable. 😣
Breakfast was also just so-so. Despite its convenient location near the night market, I’m 90% sure I won’t stay at this homestay again.

ホイアンの旧市街やナイトマーケットにとてもアクセスがよく、便利でした。
朝食はメニューを選んでオーダーできるスタイルでしたが、2泊中2回ともツアーの出発時間が早く、最短で出してもらえるメニューしか選ぶ余地がなくて残念でした。
それでも、規定の朝食時間より早く朝食を用意してくれたりと、スタッフはとても親切でよかったです。
シャワーは洗面との間にガラスの壁が部分的にあるタイプで、使うと洗面の部分まで濡れます。
床は濡れると、滑りやすかったですが、部屋に備え付けのビーチサンダルがあり、それを履いてシャワーを使ったら滑らなかったので、サンダルを使用することをお勧めします。
タオル類は薄め、且つ結構使い込まれているので、吸水性が今イチです。
ドライヤーも風がかなり貧弱なので、髪を乾かすのに時間がかかりました。
設備面はちょっと古めですが、全体としては悪くないホテルだったと思います。

Family owned and operated. Rooms are as pictured (mine was) Balcony, nice bathroom, great AC (you needed it in June in Hoi An. Fabulous breakfast with a nice menu and great coffee. Owner and her family are the best part of your stay. I NEVER entered the hotel without being handed a cold bottle of water, and thats besides the regrigerator in my room and more bottles of water. stocked minibar in the fridge. perfect location and quiet. Nice size pool although I did not use it. I would definately stay here again and the price was A+++

I was not happy with the driver when he drove while using his phone and overtaking recklessly, I reminded him to limit his phone use but it was useless, it seemed like he was very busy with his phone, what a pity, luckily I got back to the villa…..

AT first i was disappointed that i accidentally book a “home stay” type of accommodation instead of a hotel. But that disappointment vanish when i saw the room. My friends and I could tell that the owner made a lot of effort to make the guests feel comfortable. E.g. they put different size of towels, hooks to hang towel and clothes below the rack. Daily cleaning and very clean floor. They seem really trying their best to match hotel services. The owner is friendly, speak good English and helpful. They help to arrange all our tours at reasonable rate. Offered us drinks when we came back from outing and serve very good breakfast. We had big plates of 4 different of fruits on top of our choice of breakfast daily. The location is perfect. 3 minutes from the night market and the river, yet it’s not noisy because it’s at the end of the street. There’s plenty of massage and shopping around it. I would really recommend Rock Mouse if you go to Hoi Ann

The hotel is very good located, within walking distance to all attractions in the old town. The owner was extremely nice and helpful to us. We arrived very early in the morning and could have breakfast without charge and we allowed to leave our luggage at the reception until we could check in. Very recommendable !

Perfect location, perfect neighborhood
And I would thank particularly to the young lady that seemed to be the daughter of the manager or owner. She was just the most supportive and kind person that attended our requests with care and kindness!
I would extremely recommend this place for its location and confort
