This place was convenient and the reception lady was super helpful and kind. I highly recommend this little hidden gem in Roma. The price was affordable compared to many other places, location is great , there are trams, buses around easy to get around. It’s also very clean. The room is very comfortable and the balcony is lovely. Thank you for everything !

The room facilities are OK, it is very convenient to be a step away from the Vatican, and the traffic can be very close to the subway. But the downside is that there is no kettle and no cup in the bathroom. And there is no one at the front desk to pick up the waiter, and the door lock has to call. We are so glad we found such a beautiful place for your holiday. Good safe area, quite quiet. All the sights are nearby. There are restaurants without tourists, only Italians and they are beautiful, with affordable price.
We really liked the concept of our housing. There is also a kitchen and in the room all the facilities, the room is not small. I was pleased with modern fresh repair. A beautiful bed (I can't sleep on my bed at home 😀).
You come to the room and you have everything cleaned, everything is folded in places, coffee and candy. Fully corresponds to the description on the website.
Maria and Christine are wonderful, friendly and always ready to help, the language barrier has not noticed at all.
If we visit Rome again, we will definitely stop here.

The attitude of the young lady at the front desk in China is super good, and we will put our nervous trip to Rome down, and there will be three keys, rest assured, the room is cleaned very clean, the big bed can be split into a double bed, friends do not have to worry about staying, the facilities are very new, after all, it is newly opened, There is also free coffee snacks at the front desk. Bottled water can be taken. The price/performance ratio is really full.
The location of the hotel is very good, only 700 meters away from the station and the Colosseum. The price is not particularly expensive when visiting Italy during the Christmas years. My family stayed here, but I felt a little dizzy in the room when I first came in, so I opened the window for ventilation for a while.

Very Good
PPhillipsBenjaminWe stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options.
The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find.
Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna).
Overall, we enjoyed our stay, but felt like we mostly paid for the location.

Firstly, the location is great. You can walk to main scenes for around 20 minutes( except Vatican, 40minutes). And the taxi fee from Termini to hotel is 10 euros. Besides, you can take taxi conveniently because there is a taxi station nearby(around 100 meters).
Secondly, the “check in” session is not convenient for guests who book this hotel for just several days ago. Because there is not a email with guides and you have to explore everything by yourself.
The hotel is in a building, which also contains other hotels. It’s just close to Timberland and Apple store. And you can’t open the gate because it needs a key. Luckily, we met a person who lives there and he let us in.
Then you should take the elevator to 5th floor and walk downstairs for a half floor. Now you will find that you don’t have the password to get in. We knocked the door but nobody answered. So we made a phone call and sent our information by sms. And finally, later an employee came out. She is a good person and it seems like that she also does housekeeping. Thus she may not hear our knocking.
The room has a beautiful view. But you can hear car horn. There were no free water, slippers or toothbrush. You need to prepare by yourself. And the bath pipe was broken and it leaked a lot of water. Also we couldn’t find the switch for exhausting fan in restroom.
That is what I experienced in this hotel. Overall the hotel is fine. Hope my experience can help more people~
Jjessie3315The environment is tidy, the service staff is good, the front desk also helps to carry luggage, breakfast is better, and it is within 10 minutes' drive from the airport. The only drawback is that there is no shuttle bus to the airport, taxis are required, and taxi drivers are too close, the asking price is 30 euros, and the last 20 euros are sold. There are many restaurants and bars near the hotel, but I chose two different restaurants for two meals, and they all tasted bad, which was the worst trip in Italy.

AAmyThe hotel’s location is excellent — most attractions are just a short walk away, and there’s a metro station right next to it. Every morning, two shared bikes would automatically appear at the entrance, which was super convenient. 😃
The hotel is in one of the safest areas, right beside the Spanish Steps. Just a couple of steps away and you're in the shopping district. It’s right by the street, which makes getting around easy, but there’s absolutely no noise — it’s perfect.
The host was extremely patient and friendly. When we first arrived, he helped us get inside smoothly and was always quick to respond to our messages, no matter how many questions we had. He also recommended many nearby restaurants, which we tried — they were all really delicious!
The staff were also very kind. I believe they’re all very professional and good at their jobs. They cleaned the room with great care, helped us turn on the air conditioning, closed the curtains, and even warmly helped us check metro routes.
The room itself was perfect — very spacious, with a super comfortable bed and everything we could possibly need. There were two air conditioners and two TVs, and the bathroom was also big and spotlessly clean.
We had a truly enjoyable stay here.😃

GGuest UserFantastic village, beautiful surroundings and very peaceful. Train station is around a 30 minute walk from the village where you can get cheap trains to Rome and the airport. Great place to get a good night’s rest and good value too. I stayed there between flights so it was convenient as it is only 1 hour 15 minutes by train to the airport. There are restaurants, plenty of toilets and even a shuttle bus. I didn’t use any of these services because I just needed to sleep but there are lots of amenities. I stayed in a basic room which had 2 beds, table, light and power socket. That’s all you need. There is a heater and blankets for when it gets cold. A generous amount of toilet paper is also provided which can be used in the shared toilets. Staff are friendly. All in all a great place to stay!

L'emplacement est parfait même enceinte tout se fait à pieds avec de bonnes chaussures ! Attention au bruit car il y a un restaurant en bas de la chambre + un burger au coin de la rue qui ramène les jeunes + ramassage des poubelles dans la nuit donc prévoyez les bouchons d'oreilles ! LITERIE pas dingue malheureusement...... matelas mou, pas d'alése, oreillers jaunies, taies doreiller et draps avec quelques taches (je prend toujours mes taies en voyage!) et couvertures fines. Un peu frais dans la chambre mais avec la climatisation réversible il y a le chauffage donc ça va mais pas de chauffage dans la salle de bain... réactivité du personnel au top pour demander des adresses et nous avons eu un problème d'eau chaude qu'ils ont réglé le lendemain matin !

Ssalvalasilvia The hotel has THE PERFECT LOCATION. It’s walking distance (10 minutes) from the railway station but far away enough to be in a safe area, near 2 amazing basilicas. As you can see in the photos, I had a wonderful view of Basilica of Santa Maria Maggiore from the room.
The hotel is the restored old granary of Basilica of Santa Prassede. It’s an historic building, each floor has the names of the cereals that were stored here.
The staff is very kind, very very efficient and generally lovely.
The room was clean, not too spacious, especially the bathroom, but ok.
Unfortunately we booked a room with breakfast, but the hotel doesn’t offer this service any longer (not the hotel’s fault, but the booking supplier). Thankfully there are some nice bar in the area and the reception staff was able to direct us (go early as they are all quite busy).
Overall I would definitely recommend it.
GGuest UserWe were very happy with the room and it felt safe and secure, and it was really close to Rome Termini. Also within easy reach of the main tourist sites. The apartment was really well fitted out and clearly it has been recently refurbished. Shower and shower room were good. There were a few things that would have made our stay better - all little details. There was no tea towel; no mugs for a cup of tea despite there being a kettle; the kitchen drawer wouldn’t open as it had been fitted too close to the front door - you had to open the front door to get it open. The small table lamp didn’t work so we only had one main light; there was no number on the front door but we worked it out. Addressing these would turn a good experience in to a great experience.
