The hotel is new, recently opened. Rooms are spacious and comfortable.
The hotel's strongest point is a comfortable and well-designed pool. Unfortunately, this is the end of the pluses.
Breakfast - the choice seems to be large, but everything is focused on the Chinese, so a European / American does not have much to eat. It's good that at least there is an egg station.
Front desk procedures - even though the hotel was almost empty, we were told to wait three hours for the room. A deposit of RM 200 per day is charged at check-in - cash only, no card guarantee. When checking out, you have to wait at the front desk until the housekeeping checks if you have stolen anything from the room. If you lose the document confirming the deposit - they will not return your money.
Finally, probably the most annoying thing - the card scanning system in the elevators - we sometimes spent long minutes trying to press the floor key in the elevator, usually it ended with asking for help from the reception. This is absolutely unacceptable.
There is too much to improve here to be able to say that the hotel is worth the price.

It's really worth choosing Banyan Tree Villa Hotel for this trip to Semporna! As soon as I got off the car, someone greeted me. Check-in was super fast. The housekeeper also helped me plan the itinerary, which was very considerate. The room faces the sea, and I am awakened by the beautiful sea view every day. The private swimming pool is also great, and I am not afraid of being disturbed at all.

Very beautiful yard and wooden house, surrounded by palm trees and grass, very photogenic, there are also several very well-behaved dogs, always clinging to people, and love to sleep outside the wooden house at night. The boss is Chinese, and he is always willing to help. When I first arrived in Semporna and didn't eat, the boss gave me his snacks directly. Free pick-up to Semporna town every day, although it is several kilometers away from the town center, but the environment is really incomparable to those homestays in the town.

The environment in town is really average. It is very comfortable to live here!
The point is that the food in this restaurant is delicious. You can buy seafood and have it processed in the store. We did not bring our own seafood. The portion of the cream shrimp noodles made in the store was large. I think it tastes better than the popular restaurants in town.
The guy who helps pick up every day is very nice and patient. It is really right to choose this hotel when you come to Semporna

Staying here was a truly memorable experience. The resort is set in a serene location with a picturesque lake where you can fish and even take a boat ride around. The unique touch of being able to bring your catch to the kitchen and have the chef cook it up for dinner was a real highlight. You can also buy fresh seafood from the local market and ask the chef to prepare it however you like for a very reasonable fee. The food, prepared by the owner and chef who hail from Guangdong, was the best I’ve tasted in Semporna. Each dish was bursting with flavor, showcasing authentic Chinese cuisine at its finest.
The resort is about 15 minutes from Semporna town, but they offer a free shuttle service to and from the town, which makes it incredibly convenient for guests.
At night, there’s outdoor karaoke under the stars, creating a fun and relaxing atmosphere. Overall, the resort had a homely vibe, with the owner and staff going above and beyond to make us feel welcome.

Everyone says that the accommodation conditions in Semporna town are poor. I looked at several hotels and they were not good enough. Suddenly I saw Pineapple Sea. I was fascinated by its scenery. It was completely in the style of a resort. After booking, I contacted the boss on WeChat. The boss was very considerate and told us what to prepare in advance. Including our trip to the sea, which was arranged by the boss. The service was very meticulous. Before I arrived in Semporna, a special service group had been set up. When I arrived, they would arrange airport pick-up in advance. I didn’t have to worry about it along the way. If I had any questions, I could ask in the group and they would reply at any time. The two-bedroom room we stayed in was very large and clean. There were shuttle buses to the town. They would recommend local food and it was very cost-effective. It was a pity that the schedule was tight, otherwise I really wanted to stay a few more days. I will have a chance to go there and have fun for a few days next time. I still chose to stay at Pineapple Sea~

We did not expect such a small private property of hotel with this cheap price can provide so lovely and clean room , room is super clean , not very big but enough for 2 person and with all basic equipment that u need , simple breakfast and helpful staff , everything is good , will come back again if have chance .

I came here with my wife for diving and stayed here again. I added the boss lady on WeChat when I stayed here last time. This time, the boss lady was busy running around for my wife to dive. I would like to express my gratitude.
Because it happened to be the Malay New Year, the boss and the boss lady were gone, and only Master Zhou was watching the store. Many things were troublesome to him. He is a generous and smiling good man.
A few days later, the boss came back and had a drink with the boss. As a result, we waived the money for washing clothes and drinking in the past few days. So everyone remember to find the boss to drink in the evening when you come, hahahaha.
The hotel hardware is ordinary, mainly the service is good, so I won’t post the hotel pictures, just post the scenery, I wish the boss a prosperous business

The room is just nice, clean, quite and comfortable.
It’s more like hostel look so i think it’s quite expensive for a hotel.

GGuest UserI don’t think I have ever written a review of a hotel. I returned home from Semporna after a transfer in the middle of the night, but my heart was still in the water house in Semporna.
It was my first time to Malaysia. I saw that this water villa was new and had high ratings, so I booked it with the mentality of giving it a try. The result was really beyond my expectations.
The thoughtful arrangements made by the Chinese butler, the clean yacht for pick-up and drop-off, and the warm and honest black people all made our anxiety turn into peace of mind.
Along the way, everyone was amazed by the jelly-like ocean, the clearly visible starfish, and the various small fishes everywhere.
The clean rooms, the quiet environment with only six rooms, the fresh and hygienic dishes, the fun of being able to go down from the public area to play in the water and catch crabs at any time, the simple black people who took close care of us while diving and took us to visit the Bajau people, all left our family with a good impression of Semporna and even Malaysia.
Because the sun is too strong and the lighting for taking pictures is not good, let the beautiful scenery be recorded in your eyes and heart.
I highly recommend staying at this hotel when you go to Semporna. It's such a great experience.

JJiOverall I enjoyed our stay in sky water villa. When I was booking I read the reviews also worried that they are a bit old, so that the houses might not be well maintained. But during my stay I feel like the houses are used but still in okay manner. The best thing for this hotel is that I think they have the best house reef, and you can see turtles at night from your balcany. I went snorkling a few times during my stay I saw quite a few clown fish aka nemo and many fishes and even a sea eel one day. They also provide “galss” kayak which you can watch sunset on it. And the best thing they offer is that the tours you book with the villa starts around 10 am, you can just get ready and wait in your room, and when the boat is here the staff will get you from your room, and you’ll finish the tour around 3-4 pm which is the afternoon tea time at the villa. Instead of in the town area you need wake up early and meet and wait at the jetty around 8:15 am . And power supply is stable just may be ocassion blackout but it would turn back on very soon. However I do think they need to clean their air con as the one in our room seems very dusty, we had to clean the filter ourselves, they were very dusty. And during the afternoon coz our villa faces the sunset direction the air con feels a bit not strong enough. And the aircon outer unit is installed right at the room’s wall so it’s a little bit noisy, I’d suggest why not just use a more powerful window unit instead. The food is so so, but it’s difficult to cater everyone’s preference for food. The hotel is not cheap and maybe not very cost effective compare to hotels in other places, but to be fair i think if you want to go to semporna, this might be a reasonable option as overall semporna and malaysia is very expensive for tourists. And i higly recommend to stay at least 2-3 nights instead of 1 night to fully enjoy and relax yourself.

KKANG CHINGWater Chalet is non-air conditioner room. I dont know that my Chalet is non-Aircon Room so i have to stay in the hot room. many customers complaint very hot especially day time. For meal is buffet style and with variety food. drinking water and codial drink is free. Especially morning is very noisy because of the electric car pass by the chalet. For the view , i agreed with what i see in the youtube. During sunset . it is beautiful and romance enviroment. dues of lack of water. we cant use bath tub and the water shower is very small and i feel like i am staying in no- star hotel. But the hotel officer did tell us because of lack of water. but the transport to the Kapalai is quite frequent and free. this is bonus points. Generally, for couple those are going to honeymood and taking photos are the best to go.

GGuest UserThe hotel is in Semporna town, with a small night market downstairs, very close to the pier, and a 14-minute walk to the seafood market. It is very cost-effective. I compared all the accommodations on the Internet and found that theirs is the cheapest and dirty, but in fact it is super clean, tidy, soft and comfortable, except that the mosque is a little noisy, but it is tolerable. I think it is worth the money. I slept well anyway

Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps
