Knipoch house hotel is a beautiful property. The hotel has a nice lounge and bar where once can get a drink or have home made scones with tea! We had two sea view rooms- it was disappointed because neither of them had a clear view of the lake or sea - we had corner rooms overlooking a parking lot so we paid more for the view which was not there. The rooms were well appointed and bathrooms were modern with heated floors and towel racks. I would also suggest a la carte breakfast offerings other than just buffet or continental both being quite expensive and a whole lot of food.

The stay in the Knipoch House Hotel was first class. The staff, from the time we stepped out of our car and greeted by David, to the checking staff was very polished and professional. ( a dying art), but not at Knipoch. The room was immaculate and David explained everything very well. Bed was the best sleep for a while. Food service, taste, and presentation was again the best and very professional in service.The manager even came out to talk to us, and address us by name , and again professional and personal . I recommend this place extremely high, and as my wife and myself are chefs and worked in fine dining, we fully recommend the food and service.

Brilliant and amazing place to stay. The hotel is clean, welcoming and overall outstanding. The service and staff were impeccable. The room was clean and well kept and beautifully set. It was warm and lovely. Everything you want from a hotel was found here. They had a band called Torsa which were amazing and drew in the people from the restaurant to sit around and have a drink. Best experience coming from Australia.

Stunning views, fabulous staff, delicious food, comfortable rooms. An oasis of calm! Steph, Louise & all the other staff were so friendly, engaging & helpful. One v small issue with car parking was resolved immediately. One of my favourite hotel stays ever!

We had been looking forward to staying here. Our groundfloor room seemed ok until we used the bathroom. When the door was opened four bright downlights came on and we could not find a way to turn them off when visiting the bathroom- unless you stood (or sat) still. We thought that there was a fault so reported it. A member of the management came to see but told us that all rooms had this system, as a way to save electricity. But there was no way to turn off the lights if you did not want them. It was a complete menace at night - as soon as the bathroom door was slightly opened the bedroom was flooded with light, waking up anyone in bed sleeping. And anyone going to the bathroom was hit by four very bright downlights - enough to fully waken anyone. So we had a very poor night with not a lot of sleep. The person who came to the room did not seem interested, and on checkout the next day I mentioned it and got no response. I got the feeling that many others had complained before. It was obvious that one or more previous guests had stuck something over the sensor with sticky tape (see photo) to stop it working. There was a good selection of teas in the room, but a blind on the window facing the carpark was missing. The window in the bathroom had frosted glass but no blind so we felt uncomfortable at night under the glare of the lights. See photo. Soundproofing was not good in our room 8. Thankfully our neighbours were not too noisy once the TV was turned off. The lounges in the hotel are very nice with large fireplaces. We did not have dinner here as some reviews were not good and suggested overpricing. Breakfast was OK but we had to wait ages as service was muddled and slow. On balance we had a very unpleasant experience at this hotel and we hope that management will make it possible for guests to turn off the ridiculous bathroom "security" lights.

The hotel is in a great spot. Rooms are nice, but not all have a great view. The restaurant has very good food. Bar service in the lounge is painfully slow.

I was there over Christmas in 2024 witha friend. It was one of our stops as we toured the Highlands. This is a lovely hotel with a wonderful, helpful, and friendly staff. The rooms are spacious, well appointed, and clean. The beds are comfortable and the bathroom is spacious and clean too. Breakfast is nice, but I actually enjoyed more when I had just missed breakfast and one of the staff offered to bring me coffee to a seat by the bay window in the lobby, next to the Christmas tree. It was a lovely French press coffee with milk and sugar -- just how I like it -- in a relaxing and pretty setting. Very much felt the holiday spirit. Speaking of which, my friend and I went into Oban on Christmas Eve and didn't get back to the hotel until very late that night and had a great surprise waiting for us: a Christmas stocking hanging on our door. We were like two kids going through it to see what Santa had left us. Very nice touch. Made not being back home celebrating a family Christmas a little better. Oh, and don't miss having some evening drinks while sitting in the library and chatting with other guests. The drinks are not inexpensive, but they are good and the converstion is excellent. Overall, I recommend this place, especially if you want a longer pause on a trip through the highlands and if you want to explore Oban for more than just a quick daytime trip.
