YangyaoThe hotel's location is excellent; you can see it right from the JR station platform. After exiting the station, it's just a two-minute walk across the street. There's a Lawson convenience store right outside the hotel to the left. Upon entering the hotel, you're required to remove your shoes (they can be stored in lockers), and the entire hotel is shoeless and very clean. The room isn't large but is perfectly adequate. The bed is small, and the pillow is firm but very comfortable. The bathroom has a separate wet and dry area, which is great for families as it allows for simultaneous use without disturbance. On the 13th floor, there's a hot spring bath with both indoor and outdoor options, as well as private baths. No reservations are needed; you just go directly. If it's busy, you queue and wait; each person gets about 45 minutes. After soaking in the hot spring, there's free ramen and cold drinks available on the first floor at 10 PM. I really love the atmosphere of this hotel! The breakfast is plentiful and delicious, and the service is excellent. There's also a bus stop right outside the hotel where you can catch bus route 24 to Umi Jigoku (Sea Hell) without having to walk back to the JR station.

Guest UserThe front desk staff who checked us in were very patient in explaining all the facilities and services, which we were very satisfied with. The breakfast was excellent, and they even had Ranoh eggs. The lobby had various yukatas available for rent, in both adult and children's sizes. The onsen (bathhouse) was a bit small, but offered nice night views of Beppu. We lost our room key upon checkout and had to pay 1500 yen for a replacement.

The hotel's location is a bit out of the way. The ocean view from the room was okay, I guess. You're required to take off your shoes when entering the hotel, but they don't even provide disposable slippers, so the service is pretty mediocre. The front desk staff also had a very unenthusiastic attitude during check-in. The hotel tries to project an image of being very clean and upscale, but honestly, the cleanliness of the guest rooms was just average; the toilet wasn't even wiped clean and had stains.

You need to understand that this is a guesthouse, not a hotel. The location is good, a 10-minute walk to the train and bus stations, and 5 minutes to the embankment. We had a spacious double room with private facilities. The only minor downside was a slightly musty smell in the room, but it wasn't a big deal as you're not going to be spending all your time there anyway.

Stayed here for several days and it was absolutely fantastic! Everything was great – clean, comfortable, and spacious. I slept in late every day. It's walking distance to the beach and shopping areas. The common lounge on the first floor offers unlimited complimentary beverages, and there's a kitchen for self-catering. Most importantly, my father smokes, and the designated smoking area was set up so pleasantly and comfortably; smokers truly feel respected here. Simply amazing! The staff were also very kind and polite.

愛出門走走的喵This hotel has it all, even a water filter for drinking water, not to mention a whole box of laundry detergent for washing clothes, and a drying rack on the balcony. On the first floor, there's a lobby with a variety of free drinks. The breakfast on the top floor is also incredibly rich, costing about 250 NTD per person. The curry rice, miso soup, tamagoyaki, and side dishes are abundant. We even ordered a grilled meat set meal for dinner, which was luxurious and affordable. I honestly suspect the owner doesn't care about costs, just wants guests to enjoy themselves.
There are also parking spaces at the entrance.
The rooftop restaurant offers over a 250-degree view of the beach, ocean, and nightscape, which is absolutely beautiful. Nearby, you can take a walk along the beach and enjoy Beppu Onsen. The Beppu Observation Deck at night is also stunning, and it's more than just a traditional observation deck:

Gorgeous hotel on the bay in Beppu with stunning views of the sea and mountains. Hotel is modern and beautiful, influenced by traditional craftsmanship and architecture. Meals are delicious and draw on local delicacies. Service is so-so. Staff seem overwhelmed and distant. Lots of activities planned for guests, but noise doesn’t travel. Hot springs are relaxing, although there are only two baths inside and one, small one outside. Shop is not great. Would recommend the hotel consider selling some of the dish ware or toiletries in the bathroom or other crafts and or local products from Oita, etc.

I was very impressed with this ryokan stay. We chose a Family Room, which comfortably accommodated four of us. The room had two air conditioners, keeping it pleasantly cool throughout our stay. The overall atmosphere was warm and peaceful, truly ideal for a relaxing getaway.
The service was also very impressive, especially from the elderly gentleman and the male staff member who gave excellent advice. They were attentive and friendly. The other female staff were also lovely and provided equally great service.
The ryokan also has an onsen for a relaxing soak, and the location is convenient, with easy access to a nearby mall close to Beppu Tower.
Overall, it was a very memorable ryokan experience, and it's a place I'd love to visit again.

OutofTimeBeppu Kaizan Accommodation Review
If I were to summarize my experience staying at Beppu Kaizan, the most impressive thing was the private open-air bath in the room. In particular, the structure of this open-air bath naturally extending from the indoors to the outdoors was truly legendary. When I soaked my body indoors and then went outside, I felt a sense of openness and was able to maximize the charm of the hot spring.
Good points
✔ Private open-air bath structure – Hot spring naturally extending from the indoors to the outdoors, allowing for private healing
✔ Large pot provided – Convenient because you can boil water yourself
✔ Location – Approximately 2,350 yen by taxi from Beppu Station (Kaizan will call you a taxi directly)
If you want to enjoy a private hot spring in a quiet environment, Beppu Kaizan is definitely a satisfactory choice.

I stayed here for 2 out of 3 nights. I booked it because of its good location, affordable price, and the fact that I could smoke. The exterior is surprisingly old, which caught me off guard at first, haha.
I booked a Japanese-style room, and once inside, it had a wonderfully calming and indescribably lovely atmosphere. After a tiring day exploring Yufuin and Beppu, returning at night felt like coming home; the fluffy futons, table, and Zaisu (floor chairs) were incredibly comforting. The front desk staff were all very kind gentlemen. Even though it was close to 11 PM, when I asked to borrow a hairdryer, they offered to bring it to my room instead of making me go get it, showing excellent service. I always choose Japanese-style rooms when available (as I dislike beds), and this has become one of my favorite hotels.
Although old, it was meticulously clean. The cleaning staff I met in the morning were as polite as the front desk, making for a pleasant check-out. If I ever go to Beppu again, I'd definitely want to stay here! The station is right in front, so I could reach the bus, tourist information center, and coin lockers in just a minute first thing in the morning, which made my Saturday trip, even with the crowds, very comfortable.
As it was my first time in Kyushu, it made for a great memory. Thank you!
