Just got back from a 2 wk holiday at tiki beach. Amazing time, The manager Francesco and his staff so helpful and very friendly. The hotel itself very clean, rooms bit dated but clean. We booked a day safari and trip to prison Island through hotel, very well organised. The safari was great, well worth doing. We had a party of about 20 people staying at different hotels, out there for my sisters wedding they were very welcoming to all. If yr looking for a friendly hotel this is the one. Sharon

The staff was incredibly caring, we felt very welcome and completely safe throughout our stay. The beach and the hotel were very clean and secure. Our room (the beach front villa) was an absolute highlight with a view of the ocean from our bed and direct access to the beach. A lot of new staff had just started working a few weeks ago, which made some requests need extra communication but our waiter Mahil and the wonderful kitchen staff, as well as the owner went the extra mile to make our stay a wonderful experience! Thank you all for the lovely time and we hope to be back soon! We hope in the future there will be more gluten free dietary options for breakfast :)

When we arrived at the resort, everything seemed fine apart from the fact that there was some garbage left from the previous clients. Later that evening we saw a rat running on the top beam of the room. We then discovered rat poison in every corner of the room. We were travelling with our two-year-old daughter who could have easily put the poison in her mouth, thank god we found it before she did. This also showed that the resort knew that there was a problem with a rat. This was late in the evening and after speaking to management, they said they would solve the issue in the morning. We slept in the room were the rat was, hoping it doesn’t come back. In the morning we found our daughter's pacifier bitten off by the rat. When we told management they offered us another room, which we stayed in till the end of our stay. The next day we received a notification from *********** that the property had cancelled our booking and marked us as a no-show so that we won't be able to review this property. After speaking to *********** and showing them proof that we stayed at this property we were granted access to review. On the last day which was the only time we decided to have breakfast (As on the other days we had excursions early in the morning) I got very sick due to food poisoning. Later on in the evening my family ordered Pasta Bolognese and Pizza Margherita from the resort ( As I was in bed barely able to move) , The cheese on top of the pasta and the melted cheese on the pizza were both moulded this is when we confirmed that the food poisoning was from the resort . We highly do NOT recommend this property!

The grounds here are very beautiful. The aesthetics of the villas are beautiful and the foliage is well taken care of. The beach is big and not crowded. There is an onsite restaurant that is easy to get in and eat. The food is usually good. We did end up leaving multiple times to get food at places down the road for a larger selection. I didn’t give 5 stars because the rooms could have been a bit cleaner. The shower stalls needed a deep cleaning badly. There were always lizards or bugs in there but in a tropical place, it’s hard to keep those away. We had to turn the bathroom sink on hot water to get hot water in the shower. It didn’t make sense but it worked. Sometimes the water would never get hot though. The bed was hard as a rock. There were about 16 beach loungers but only about 6 pads to go on them so many of them couldn’t be comfortably used since they were made from woven rope. Our flight was delayed and some came in much later than planned. The night guy was going to put us in a twin suite even though that’s not what we paid for and said he would move us in the morning. As we were just going to do it and started taking our things in the room, the owner stopped us and put us in the correct room so we appreciated that. The price is nice. The staff were very nice. The chef was social and nice along with the owner. You can tell they were trying to improve everything they were doing.

We booked this hotel back in JUNE for our New Year’s trip to Zanzibar, excited to ring in 2025 in what we thought would be a fantastic location. Fast forward to 20 DAYS before our trip, and the hotel cancelled our reservation, claiming a supposed "fire incident". While we initially empathized with the situation, the hotel management refused to provide any proof of the alleged fire, such as photos or reports. But here’s the kicker: the same rooms we had booked are now back on offer—at TRIPLE the price! It’s painfully clear this “fire” was nothing more than a blatant lie to cash in on last-minute holiday demand. To make matters worse, they still haven’t refunded the additional payment we made for an upgraded room, despite repeated follow-ups. This isn’t just bad management; it’s outright fraud. Their actions have left us scrambling for alternative accommodations at an already packed destination, completely ruining what should have been a joyful New Year’s celebration. To future guests: do not trust this hotel with your money or your plans. They will cancel on you without hesitation if they see an opportunity to make more profit. Avoid this place at all costs—there are plenty of other reputable hotels in Zanzibar that actually value their guests. This experience has been nothing short of a nightmare. Zero integrity, zero professionalism, zero stars.

“Terrible Experience – Unprofessional and Dishonest!” Our group of 16 booked this hotel in June 2024 for a New Year stay, looking forward to ringing in 2025 together. Imagine our shock and frustration when, in the first week of December—just 20 days before our trip—the hotel abruptly canceled our reservations, citing a “fire on the property.” What’s worse? Members of our group found the same property still available online at TRIPLE the price! It’s clear this wasn’t about a fire but a blatant attempt to cash in on the peak holiday demand. We have yet to receive a refund, and now the hotel has become completely unresponsive. With New Year’s around the corner, accommodations on the island are nearly impossible to find, leaving 16 of us stranded in a foreign country due to this hotel’s unprofessionalism and dishonesty. This kind of behavior is unacceptable—be wary before booking here. If they can do this to us, they can do it to anyone. Avoid at all costs! The people managing the property tarnish places like Zanzibar

Fantastic cabana/family room. Very relax and warm environment. Sleeping with the sound of the sea, experiencing walking on the reef during the low tide in the morning, besides visiting a walking distance school, were unfortunately amazing moments!

I generally do not write bad reviews but I want to warn people of this hotel so you do not get the experience that we had. The room was freshly plastered when we arrived and the new shower room had a drain blocked including the mirror falling from the wall. I even helped the maintenace guy fix the plugs in the wall. We was going to over look the room and stay because we are not fussy people, until I got food posioning the following day from eating prawns at the hotel restaurant. The retaurant was like a building site with works going on in and around it and we decided to leave as we had seen enough. They were happy to refund me the money at the time, which they told me they would do it when the bank opens on monday morning.. This was a saturday. We left and we have never been refunded. I have left countless of messages to the owner Alp and his team but they just keep ignorning us. The hotel agreed to pay me back for the 5 of the 7 days I paid for. I have saved all of the messages that I have attached to this review. Treating customers in this way is not how you should conduct your buisness. Ultimatley this place will not last due to the integrity of its owners and staff. Sad because it could be amazing.
