great hotel for families. Room is spacious. Simple breakfast buffet that has a spread of western and Vietnamese staple. About 500m away from ancient town.

Located in a quieter section of Hoi An but extremely close, 8-10 minute walk to old town plus convenient amenities like eateries, pubs, massage and nail spas.
Extremely good and thoughtful service by the front desk staff as well as the serving staff, drivers and cleaners.
Highly recommended!

We got a diferent room as what we booked for, but thanks to the lovely staff it was solved the next day. The hotel is just outside the busy old center of Hoi An and quiet at night.
The staff are the most adorable people and during check in they give a lot of tips what you can do and eat in the area.
The breakfast is good with a lot of different things to choose from. Reccomend this hotel!

The small hotel was clean, cosy and close proximity to the town. Breakfast was decent with good spread. The room has view of town and river. During monsoon season, there was intermittent flooding around the town so be careful and hitch a taxi ride back. Please don't walk back during small flood and keep an umbrella with you. Overall, the place was flavourful and emits its own splendour. Love Hoi An.

The hotel room is clean and spacious, and hotel located at just a 5 mins walk to the night market. Upgraded our room to have balcony and river facing without much hassle. The staff are helpful and accommodating.
However, we felt the indoor pool is small and the pool water is stagnant, hence not comfortable to dip into it although the weather is very hot during our visit.

This property has the nicest, friendliest and most helpful team of staff. Although not everyone is perfectly fluent in English, their comprehension in understanding your needs is perfect. They strive to make your stay enjoyable and in that they did. We had a memorable stay.

The location is very good, close to Hoi An Old Town and the night market. The facilities and cleanliness are adequate. The bathroom drains well and the hot water comes out properly.
It's a small hotel, so it doesn't even have a lobby, but the breakfast was small but had a wide variety of items and was delicious. However, I really didn't like the fact that there was no lid for the toilet paper trash area (because I don't think you can flush toilet paper in hotels in Vietnam). The staff were not bad, but they didn't seem to smile much. Other than those two points, I was satisfied.

The building was old overall. The room was reasonably clean, but smaller than expected. It seemed humid. I was bothered by the fact that wet sandals were left in the closet. However, the breakfast was more substantial than I expected, and the ingredients were fresh and delicious. The juice was also fresh and very popular with the kids. The accommodation fee was cheap, so overall it may be appropriate for this level.

We haven't been so disappointed with a hotel in a long time. We chose it based on the principle of not being greedy, expecting to get a really high-quality boutique hotel for the $86/day we paid. In fact, we got a hotel of more than average quality, in not the best condition. The shower head was broken and splashed water in all directions (it looks like you just needed to tighten the screw on it tighter, but without a screwdriver you can't do it yourself). The walls are moldy in places. The breakfast is inexpressive, the menu changes little from day to day. The view from the window is of rusty roofs of neighboring houses right next to each other. There is only one elevator and the staff is constantly transporting something large on it. Well, and the most important thing: there is a solid construction site around the hotel now. All approaches have been dug up, an excavator is working, the sidewalks are being replaced (and no one even bothered to put boards on top of the dirty wet earth right in front of the entrance). Another house is being built right next to the hotel and this will clearly be for a long time. The noise and dust last all day. They completely ruined our stay.
