The lady who owned the hotel made us uncomfortable by insisting on coming into the room with us upon arrival even after I said it’s not my first stay, and when it came to check out knocked on the door 45 mins before checkout to remind us what time checkout was and making sure we were checking out then. Really confusing service and felt like we weren’t being treated fairly; as it wasn’t like that last time I stayed and i don’t think I’ll come back, cheaper rooms with far less hassle are available.

Booked here from 24-27th July 2025 as attending a family event. We chose the room in the garden, from the pictures on the website it looked bright had a nice space outside meeting our requirements as our mobility is limited. Looking forward to a much needed relaxing break we could not have been any more shocked when we arrived and were shown to the room as it was damp dark depressing with what I can only describe as a walk in prison Block shower! We advised the lady who was on check in that the room did not match what was booked, she called the Co-owner Mariusz and we expressed our concerns, not only to the false representation on the website to what in fact was the reality, the room the outdoor area outside the room and garden were a health hazard as the photos will evidence, I pointed out on my iPad to Mariusz the photos he has on his website which are clearly not a true representation of the property.He suggested room 5 and although this was on the first floor we decided as we had a long journey down from Scotland we would have to accept.Room 5 opened window, lucky not to lose a finger as it came slamming down as nothing to hold it up, shower door off rails rusty bolt, soap tray broken and jagged edges,. None of these hazards displayed any caution signs! 6 AM! machinery outside starts, no mention of this when Mariusz was allocating this room to us. Exhausted at this point and also very distressed we knew we could not stay in this room and especially as at the top of the stairs the tear in the carpet is an accident waiting to happen on a very steep staircase, especially when you have a mobility issue. We asked Mariusz to look at the issues in the room, his response was "It is not the Ritz" and "It is non refundable" we did not expect the Ritz, but we did expect honesty transparency and what was advertised on their website. Desperate for a solution we suggested to Mariusz that we transfer to the Angel & Royal hotel in the town which he co-owns with his husband Dean and pay any difference in cost, his response that's fine but this booking is non-refundable and again it is not the Ritz! At no point in this nightmare did Mariusz show any empathy or understanding, he would possibly benefit from training in people skills and customer services, qualities that Vicki who looks after House-keeping has in abundance. Due to Health & Safety concerns appropriate authorities have been notified.

Terrible Bed ! A lovely guest house which was clean with good amenities, a good bathroom , powerful shower and very pleasant overall unfortunately spoilt by possibly the worst bed I can recall sleeping in for years ! Every movement squeaked and creaked and I almost touched the base when I lay on the mattress. So unnecessary when beds are not that expensive these days to spoil a nice experience! Two single beds in a twin room was what we had. It also didn’t help that the next door building site started working at 6.45am !!

We stayed just one night at this really nice and conveniently located guest house in the town centre, and it was a great experience! My friend and I shared a spacious twin room, which was tastefully decorated and featured a large bathroom. The room had one double and one single bed—both extremely comfortable, with a lovely selection of cushions. We slept very well, with no noise at all from outside. The room was generously sized and had everything you could need—good quality coffee, tea, biscuits, toiletries, and more. It felt like a lot of thought had gone into the details. Please note: breakfast is not served on-site, but I highly recommend booking breakfast at the nearby Angel and Royal Hotel—it’s honestly the best breakfast in Grantham and the surrounding area. You really don’t want to miss that experience if you’re staying in town! I would definitely stay here again. Highly recommended!

For the price you pay, this is very good. I'll start with what I liked. Good location within a very short walk to town and to the river, where I went for a run. Toiletries include conditioner, which is rare. Receptionist was friendly. Bed was decently comfortable. My niggles? The bathroom, and some other parts of the hotel, smelled a bit of smoke. I could hear the TV of my neighbor. The duvet is very warm, even once the weather has turned warm, but they do provide a fan. The lighting could be better, especially in the bathroom.

Great guesthouse in a very convenient location in the town centre. Nicely decorated rooms and comfortable beds. I was pleasantly surprised as it was one of the cheapest places in Grantham I didn't know what to expect. My room was nicely fitted out with a hairdryer, iron and ironing boards, nice coffee tray and a TV with Netflix, so I could continue binging on my favourite TV series. I will definitely will stay here again when in town.

My visit was brief but delightful. The check-in process was welcoming and quick. The staff member at reception was friendly and within moments, I was heading to my room. The massive bed was comfortable, clean and spotless (and I always check it thoroughly before going to sleep, I love smell of fresh linens). Complementary tee, coffe and biscuits were also available not mentioning clean towels and good quality toiletries. Everything was perfect.

Modern and Clean, in a great location
Absolutely Fab Guest House, modern and clean and Dean the owner was very welcoming. Would definitely recommend this hotel, and will stay again.
