Aynetree Guest House

Don't be fooled by some of the photos you may see, in our experience their are old ones and do not show the true nature of some of the rooms or facilities. Over priced for a very poor basic room, with lack of thought for what the traveller requires. One night is all you could really deal with, as a base to sleep, wash and then go. This guest house requires an upgrade, safe practices such as not having a "one key" fits ever door, door handles which are fixed and not come off in your hand ( imagine a fire?) - a host who wants to provide you with more than just one business card for a local taxi firm. It's a shame as the location of this business is great really as 15 mins and your in the hub of the city!

I was there in June, 2025, with two others and we were not impressed! No one there when we arrived around mid afternoon so we sat outside and waited for an hour or more! Finally saw a phone number and called it and were told how to get in and which room to go to. Only one bed in it and there were three of us, single senior ladies. We left our things, went out and managed to find the downtown and a place to eat, so after we returned from eating, I went back down to the main door, managed to finally get someone to answer it, explained we needed a bigger room, he looked confused, phoned someone, then told me to wait in the dining room. After several minutes a woman drove up in a car and came in and directed me to another room. We had to carry suitcases down stairs, around the outside, and up more stairs and no one offered to help. We were there three nights and never saw anyone again all that time. There was no breakfast served ( contrary to the brochure saying a free full breakfast served each morning from 8 to 9 ) no staff to assist with luggage, or anything else! No staff at all! No safe in the room. No garden to enjoy! Very deceiving write up! Would not recommend it to anyone else!

Awful. Unwelcoming shabby and uncomfortable. Extremely overpriced. False impression of breakfast included,just a selection of cereals. Uncomfortable beds. Meant to be a superior room,absolutely nothing superior about it. Would definitely advise against staying here.

We sold our beloved and beautiful guest house to the present owner. He has no interest in the guests or the property and it's all about money....money....money to him He doesn't even live here.We lovingly built it up into a very successful business and slept/stayed there.We cooked an amazing breakfast every day for 10 years.Uts now more like a hostel, with a key box.How sad .He should really change it's title and include the word " hostel"".

Very little parking available, very hot rooms, small rooms, not enough room for luggage. No amenities, coffee only 1 of the 3 days we stayed. Good locations, available buses. Close to Portabella Beach.

False information! I’d like to leave an honest and fair review to help others. We booked a double bed ensuite from this property. Let's start with the positives. Positives: 1- Fair price for an ensuite in the vicinity of the city center 2- Bathroom: spacious and clean(although we had trouble to close the door in our room due to a shift caused by temperature change). 3- Check in: it was quick and they gave us a choice between two rooms. 4- Location: it was close to a bus stop and portobello beach. Negatives: All related to their false information in their itinerary and description of the room. 1- Sound proof: it wasn’t sound proof but also the most sound friendly room I booked! You could hear any sounds and voices (sometimes clear conversations) from all directions except floor (we were on the ground floor and there was no living thing or moving object under!) 2- Daily housekeeping: this should mean the usuals being done on a daily basis (towels, tp, bins) which was not the case. First day it hasn’t been done and I contacted the property and they said “we do not go to in room without guest permission” I said “ok could you start the daily housekeeping from tomorrow please ” they did daily cleaning but they skipped the day after although it was obvious that I gave permission to our room to be entered. It’s like being offered a chicken, mayo, and salad sandwich, but receiving one without the salad. Regardless of the price—even £1 per night—we didn’t get what was promised, which is disappointing.
