I was given great and speedy customer service at check-in and check out. The single ground floor room was room clean, quiet, and had a comfy bed. Unfortunately, there was no breakfast on offer, which was stated on the booking platform, but I found an adequate alternative locally. I would visit again when I'm on holiday in the Brighton area next time.

excellent location, super clean and good size rooms we stayed in a triple room. The view is really nice and the staff made us feel welcomed and at home. We will definitely come back when we visit Brighton next time. :)

The room is in a great location, right next to the 12A bus stop, making it very convenient to get to the Seven Sisters cliffs and the train station. The price is very reasonable, the beach is right outside, and the city center is within walking distance.

For a double room on the 4th floor, I almost had an accident when I had to carry large and small luggage up the stairs. The ground shook and was filthy, and my bare feet were bitten by insects. The bathroom is too small and it's difficult to turn around. The most important thing is that the price is not cheap and there is no parking lot. Worse, we went to a parking lot that was 7 minutes away and it cost £30 to park for one day. It turns out that parking is available outside the street from 9 to 8.

Clean and affordable, the decoration is beautiful very central and the staff is great and very friendly always willing to help thanks again for making us feel like home we stayed in a double room ensuite with choices of beverages and cookies which we thought was a nice touch thanks

This place is well located. It is a bit claustrophobic and not sure I would be happy to be here in a fire. Anyone with mobility issues should stay well clear. Room was OK. Staff helpful. Bit too expensive for such a simply place.

The toilet was broke , the curtains did not fit the window so there was light coming in and also they have put a picture up to cover a window the light also shines through it was very hard to sleep with the street lights coming in and the light in the morning woke us up. When I tried to explain they said it was our fault the toilet was broke and that they would charge £100 thank god we did not leave a deposit we would not of got it back when it was not our fault. They did nothing to help just blame us and say it’s our fault.

It is very close to the sea .very clean and safe place even though it is in a very busy area.staff are so friendly they helped us alot with the city food and other things we will be back also highly recommended thanks

Nice location, comfy beds and very clean. it is a small guest house and the staff make you feel like at home. very nice stay, I and my daughter have really enjoy it. very close to the seafront and a lot of places nearby. I really recommended for a family trip

Nice experience with my family, the staff is nice and place clean, we want to comeback so close to the sea. Nice place Beds are confortable shower good and warm. lots of shops and restaurants very central

I have stayed here few years ago and came back again. Everything was lovely like before, helpful and nice staff, clean and cozy room, everything was perfect. Definitely I will come back in summer time :)

The mattresses are so comfy, the staff friendly the rooms were cleaned smelled so good and nice. We are coming back for sure!! Central close to everything. Just 2 minutes away from the seafront.Thank you for the hospitality

I made a honest mistake and booked tonight (14) instead of (21) I called *********** and also the hotel immediately and they would not help me at all. Yes it was my fault but in this world we live in you would have thought they would have allowed a honest mistake. I’m now staying at Upper Rocks Rooms who were so lovely. Try them instead of this horrid penny pitching establishment. Manager refused to talk to me too and allows the rude receptionist Tatiana to cheerily said no refund sorry 🥵

We can understand that you found a cheaper place to stay that night, and you have demanded free cancelation 1 hour before closing because it would meet your needs, Our policies are very clear and we tried to understand your side while you were being dishonest and inconvenient to our staff, In this world we live in is not fair that you try to take advantage from small family business, You have booked friday night, £76 triple room ensuite by seafront and pier... but is good you didn't stay because this is not our normal guest behaviour. I had a long stay in this Hotel twice, first in Nov-Dec 22 and second in February 23 for a total of 70 nights and I felt like home. The Hotel is very nice, room was decent size, comfortable, quit, clean and warm. Above the all the staff is excellent. Very friendly people, kind and helpful. The location is also great, literally in front of the beach, just a few minutes walking from the Pier. The ratio quality/price is very high too. I would strongly recommend this Hotel for both long and short stays. Thanks very much Old Palace Guest House for making me feel like home! All the best! Maurizia

This was THE worst place i have every stayed in, it was disgusting!! The beds were like sleeping on springs, you could feel them through the sheets. Room was smelly, dirty walls, tiny shower that i could barely fit into and the water stopped running randomly... No where to hang your clothes. Scaffolding on the outside was a buzzkill. The building is old, tired and lacks any form of maintenance!!! Floors arent even level Very small stairway, dirty walls and carpet which looks like its falling apart. Interent very slow, not even worth trying. Didnt get any sleep due to the noise levels from drunk people all night and then being woken by beer bottles smashing. Parking is nightmare, you have to park about 1-2miles away and walk back. We had originally booked x 2 nights but there was no ways we were staying an extra night. When I asked for my money back on the 2nd night, they refused. I can understand if renovations need to be done but this is a classic example of GREED!! Lets keep taking money from people while construction is going on. I DO NOT RECCOMMEND THIS PLACE TO ANYONE, I WOULDNT EVEN LET MY DOGS SLEEP THERE... ITS DISGUSTING
