"The property could be more than fine. It's a shame the owners allow their guests anything: next to us at the pool (umbrellas assigned by the property) was a couple hosting four or more adults (some of whom didn't have rooms at the agriturismo). We arrived after a morning in Perugia tired and wanted to relax, but between the music and videos on their cell phones, the shouting, our loungers squashed into a shed to accommodate all six of them and others taking turns... We asked the lifeguard to be moved given the situation but were told we had to stay there and put up with the party. No apology from the owners, the answer was that those gentlemen had guests... hotel guests??? So I have to give them my paid space? The next day they moved our umbrella, placing us in the spot furthest from the pool on a sloping lawn (where there were people who were coming in for the day, not the agriturismo guests, and you can't even see it in the photos) where the pool itself couldn't be seen: to punish us for complaining. Two more devastating days as we couldn't stay under the umbrella and watch the children in the water because they were too far away. They were supposed to be relaxing days but they were the exact opposite. PS before arriving we asked if we could pay to stay in the pool for the afternoon and they wrote NO."

"We stayed at this hotel while on a Perillo tour. This was the 2nd hotel out of 3 on the tour. The hotel is large with a pool in the back and great views of Assisi up on the hill. It is not close to anything within walking distance, so you will need a car if you are not with a group. It has a restaurant on site with a breakfast buffet each morning and a spa. I did not visit the spa, so can't comment on it. There was some confusion on the weekend morning about what time the breakfast buffet opened and that created a problem since we were scheduled to leave at a certain time and we would be rushed to eat. However, they did end up opening it about 15 minutes early to accommodate us. But seemed like there was lack of communication from them to Perillo on the time they opened on weekends vs. weekdays. I honestly did not find the staff to be all that friendly. A couple of times when going to the front desk with a question, I felt like I was bothering them. I know that this was a fairly new tour and hotel for Perillo and not sure if the staff just wasn't used to large groups or not but I wasn't impressed. The rooms were outdated, in my opinion, and needed some updates and love. Bathroom shower was like walking into a cruise ship shower and the floor slanted down so you always felt like you were slipping down. The hotel in general needs some cleaning and maintenance. Sitting out on the patio deck one evening we noticed mold and dirt on chairs, tables and fencing, etc. This is not a hotel that I would personally choose if we ever came back to the Assisi area."

"Small and charming hotel located in a very strategic position, a few meters from Assisi station, the stop of the bus lines that reach the historic center and the taxi rank. Furthermore, you can reach the Porziuncola and the center of Santa Maria degli Angeli in 10 minutes on foot. Affordable price, super abundant breakfast and very friendly staff. Highly recommended."

"We booked a night here so I could visit the Basilica. Beautiful property, terrible service. Beware - they decide what room you are in - even if it isn't what you think you are booking. There was a wedding, which shut down the bar, isolated access (which was frustrating since our outdoor space wasn't clean) and the dinner options are not clearly communicated. Second worst stay in our three weeks in Italy. Thankfully, the chef at Re Tartu (NOT the hotel's restaurant regardless of what check-in staff tell you) took pity on us and allowed us to have dinner in the first seating. AMAZING!!!!!!. Make a reservation for dinner, skip the Borgo Antichi Orti Assisi."

"This is a wonderfully isolated property; quiet, restful and with amazing staff. Despite the isolatoin it is well situated for exploring Assisi and the suronding towns. The photographs capture the unique beuty of this place. The restaurant offers some of the best food I've had. For a basis we travel to Italy every spring. The excellence of service. The restauant manager takes great pride in the food and service. Nearly all the food is locally sourced. The only challenge with the property is getting there. The last mile into the property is an improved but rutted dirt road. We were in sports car and could not drive the final mile into the property. The staff generously would drive us to and from a parking lot below the town of Armenzano. The owner informed us that they are improving the road this month (May 2024)"

Breakfast was good, but avoid peak times especially with the coach parties that often use this hotel. The bar area is small & could easily be improved, however there are some excellent restaurants & bars within walking distance. Great value for money."

The room I stayed in was very welcoming and spacious, the only downside being the toilet upon check-in, which wasn't very clean (which is why I didn't give it 5 stars). The hotel staff were extremely kind, professional, and welcoming, and the breakfast, featuring authentic and well-stocked local products, was very good. I will definitely be back."

"I spent a weekend in this hotel with my husband, as soon as we arrived we were greeted by the kindness of the owner. Clean and fragrant rooms. Hotel located in the center, close to everything. We slept very well, warm and quiet room. The magnificent thing was the breakfast, welcomed by a kind lady. We tasted the cakes (apple, grandmother's, paradise, there are tarts) one better than the other. Quality products. We will return as soon as possible. Oh I forgot they kept our luggage and gave us the opportunity to visit Assisi and pick them up in the evening also using the toilet. Thanks for everything and compliments!!!"
