Hotel location is good but direction instruction to hotel isn't clear. We walked & dragged our baggage thru stairway from train station.
1. Location convenient. To popular tourist IG places need to walk 20mins
2. Food available nearby & mall.
3. Room enough tk sleep with small space to leave your baggage standing.
4. Very basic room.

It is close to Kyoto Gyoen and Kyoto University, and a street crossing leads to Kamogawa. The bus stops on 202 and 204 are not far away. There are about 300 convenience stores and many restaurants at the intersection of Heyuancho. The rooms are clean, there are a lot of towels, the cooking utensils are relatively complete, and the bedding is also very good, but the rooms are a bit small, and the twin and double rooms are especially crowded into quadruple rooms. The booking was for a triple room with a balcony marked 25 square meters, but upon entering the door, it was found that the area without a terrace was not enough. Fortunately, the handsome American guy at the front desk quickly changed to a larger one. It was very late. I do n’t need to say anything more ~ After all, I only live for two days, it is very convenient to go in and out, and it is super simple to check out (throw the key in the front desk box).
Very Japanese boutique hotel, the mattress is very comfortable.
The store clerks are very nice and enthusiastic.
It took about seven or eight minutes to get here by JR from Kyoto Station, and about five or six minutes to walk from Nijo Station.
There is a 7-11 convenience store and conveyor belt sushi across the street.
By the way, it is super convenient to take a train to Arashiyama from Nijo Station.

The hotel is a 5-10 minutes walk away from Nijo station and a 20 minutes walk away from Nijo Castle. My room was small but clean and the staff was friendly. There is a kitchen in the lobby if you want to prepare your own food but there are plenty of restaurants at the station and the streets nearby.

I had a fantastic stay at this accommodation! The space was immaculately clean, and the bathroom was incredibly well-equipped, allowing for a personal onsen experience – such a treat! The added feature of being able to dry clothes in the bathroom was a great bonus. The mini kitchen was also a highlight, providing everything needed to prepare a simple hot meal with fresh items from the supermarket. Overall, a wonderfully convenient and comfortable experience. Highly recommend!
As the first review of Ctrip, I have to write a good review.
This is the cheapest double bed homestay I can find in Kyoto for a family of four with two children. The photos don't look high-end, but in fact the facilities are very advanced, clean and tidy. I really suggest that the landlord take new photos. The hot water for bathing and cooking in the kitchen are very good. There are two stations nearby, and it is negligible to walk out, which is very convenient to go to Nara Uji. In addition to the convenience store, there is a life supermarket after a while, where you can buy some good ingredients to cook at the homestay. There is a double bed and a bunk bed. The suitcase is open under the bed and there is enough space for activities.
The disadvantage is that there is no washbasin, and the kitchen sink is used for washing face, brushing teeth and washing hands, and the dining chair is a bit makeshift
The advantage is that the facilities are relatively complete. The three-person room is relatively large for Japan. There is a separate bathtub for dry and wet areas. The water temperature is high enough and the water flow is large enough. There is also a self-service laundry room and kitchen on the first floor, which are fully equipped. The triple room we stayed in also had a mini balcony.
The location is relatively remote, there is a medium-sized supermarket 100 meters away. But in a city with such well-developed public transportation in Kyoto, this location is very convenient to get in and out.

If living and sleeping traditional style without wanting to compromise too much on modern amenties then this is a great choice. Our stay was overall good but sleeping on the floor was good but we found the place more dustier than we wished considering the floor sleeping. we often see no staff at reception which made requesting services a little inconvenient. But overall we were happy.
In all, good experience just not perfect. Room itself is beautiful.
In my personal experience of two meals in one hotel, the dinner was the richest. Although it was crab-themed, each person had a whole crab, other fish, and a lot of pot dishes. In the end, we couldn't finish it all, so the enthusiastic shopkeeper helped us take out the crab meat that we couldn't eat and shape it into 8 rice balls to serve as snacks for the next day.
The hot springs are very good and the pool area is large. Both men's and women's hot springs have indoor and outdoor parts. It happens to be snowing in January, and there is nothing more wonderful in the world than soaking in the hot springs while enjoying the cold wind of Wakasa Bay.
Most of the tourists are locals, so it's a very authentic experience. Thank you to the store

GGuest UserVery comfortable beds & futon and enough room in the bedrooms, only negative was the luminous fire exit sign which was so bright when trying to sleep in the night and lots of dust under the beds. Location was lovely and convenient. It’s opposite Ippodo Tea shop which helps to locate the property on this quiet street. The norme hanging in front of the door says “Tsumugi” so we initially weren’t sure we were at the right place. I should’ve checked my emails to confirm we’d arrive directly at the property rather than pick up the key code from the desk at Kyoto station (for some reason I thought the reception was at the property! my mistake!) so we had to wait for someone to cycle over from the station, difficult waiting in the summer heat but also appreciated him peddling there in a hurry! There were only 3 sets of bowls and chopsticks and could have done with a toaster and tea towel for drying dishes as there is no draining rack but otherwise the kitchen was fine for a short stay. It would also be good to have some way of hanging laundry other than the few hangers which I could hook on to the door frames. Despite these little things I would probably stay here again as it was nice and quiet, comfortable, clean, convenient and nice design aesthetics.

The boss is Chinese, and he added WeChat before we checked in. He was very considerate and polite to ask about the check-in time and confirm the itinerary. Because we arrived at night, we gave the door code. He also recommended some fun places in Kyoto~

Because it is mimicized.The Japanese-style house, surprised us freely for its aesthetics and comfort. Ay to scalp before entering the tatamis of the hall. The bathroom is like having a private bathroom. The two bedrooms are perfect for a family of four members. It has two heights with stairs that, although very aesthetic, involve a little difficulty in going to the bathroom at night. The hotel was very comfortable and very comfortable. Or just as we did in a nearby supermarket pick up authentic Kobe meat and try it. It is not quite easy to do it in a restaurant but it is true that we were tired nights like we were like to go home instead of being in bars to start early morning. Look at Paula has a refrigerator has a microwave and important has a washing machine with a very good quality much to envy with Europeans. In short, a perfect place to have an experience as much as we have idealized would be the house of a samurai. Not disappointing and enjoying a lot. If we had to return, we would do it without doubt.

AAnonymous UserI was a bit skeptical at first seeing that this property only had one other review, but it turned out to be amazing! It was a true two bedroom appartment furnished with everything you would usually expect from a “AirBnB type rental”. We really enjoyed the stay, especially at this affordable price. We stayed on the second floor unit. Here are some pros and cons.
Pros:
- Very clean
- Big bedrooms
- Strong AC in all the rooms
- Fully functional kitchen and washroom
- The instruction binder was very well done and helpful
Cons:
- A bit loud since it is beside a passing street. If you are a light sleeper you may want to bring some earplugs.
- Wifi was a bit unreliable, but since we had data ourselves, we didn’t bother reaching out to the owners.
- No laundry machine.
All in all, for the price it is a clear five star. We would recommend.

GGuest UserTHIS PLACE IS THE BEST!! The man, Tommy, who runs it is so sweet, helpful, accommodating. I will miss his sandwiches in the morning- if he offers to make one for you, say Yes. They were sooo good. It was a great stay, I arrived after getting caught in a downpour and felt so bad about getting water everywhere but Tommy was so helpful and gave me a spare pair of shoes to wear since mine were soaked through. He gave restaurant recommendations, and I really appreciated his hospitality. The room was comfortable, it’s a quiet place, lights out was around 21:00 I think. It’s a good location, close to a station. I would stay here again in a heartbeat. The only thing to be aware of is you cannot drop your luggage off early before the check-in time, and you have to be out of the hostel during the day from like 12-5 or something like that.

The four most lively areas are super convenient for food and shopping! I will give priority to this one when I go to Kyoto in the future!
