Very satisfied. This price is very cost-effective for a twin room of this size in Japan. The bathroom is separated into wet and dry areas, there are kitchen utensils, the toilet has a drying function, there is a free laundry room on the first floor, and there are Chinese-speaking staff at the front desk, who are very friendly.
I stayed near Kyoto Station in Kyoto before, but this time I chose a place a little further away from Kyoto Station but only a 20-minute walk away. It was very quiet at night and not noisy.
The good thing about this newly opened hotel is that its facilities are very new and smart. Not bad.
The Miyabi is an ideal spot for travelers wanting to discover the city. Visitors to Kyoto will find that the Miyabi is a fantastic accommodation choice. With Ryōanji just 3km away and Osaka International Airport only 48km away, transportation is very convenient. Seeing Kyoto's sights from this hotel is easy with Hirano Shrine, Daitoku-ji Temple and Kitano Temmangu Homotsuden (Treasure Hall) all close by. At the end of a busy day, travelers can unwind and relax in the hotel or go out and enjoy the city. There's never a dull moment at this hotel, our guests indicate that the facilities are excellent.

There are supermarkets, drug makeup, convenience stores around, about 10 minutes' walk from Lushan Station. Three people live in this duplex homestay is simply cool, there should be some equipment, wifi air conditioning is very good, only the kitchen has some oil scale, but the problem is not big, give praise!
Very suitable for a family, the store has turned on the heating in advance when checking in, very comfortable. In the kitchen operation position, the dining table and the tea table have floor heating, there are capsule coffee and tea bags, very close to the subway Erjo Chengqian Station and the bus Asahikawa Yuchi Station, the traffic is very convenient. Located in a residential area is quieter. It must be said that the lack of water is that the water from the wash basin faucet is relatively slow, and the water basin is very shallow and it is easy to splash water. It will be the first choice to come to Kyoto again.

The house is very easy to find, just by the road. But the town is very quiet and there is no noise. The hygiene is very clean, it can be said that it is too clean! But when I entered the door, the air was not very good, a bit stuffy, and it was fine after opening the window for ventilation. Very close to the scenic spot, very convenient to walk.

GGuest UserNice house with average services
Front desk staff may arrive late so there are chances that you need to wait under the sun as all doors closed and you can only contact them by email during that time (not very responsive)
Thin wall so may hear people talking in midnight
Good experience overall despite the above
Beds and tatami are very comfortable and smell good
Taxi costs ard 1,000yen from kyoto station to the house

Very Good
TTobiasThe hotel is a 5-10 minutes walk away from Nijo station and a 20 minutes walk away from Nijo Castle. My room was small but clean and the staff was friendly. There is a kitchen in the lobby if you want to prepare your own food but there are plenty of restaurants at the station and the streets nearby.
GGuest UserWe booked a double room, which is close to the subway station, which is very convenient~
The boss is Chinese, and he added WeChat before we checked in. He was very considerate and polite to ask about the check-in time and confirm the itinerary. Because we arrived at night, we gave the door code. He also recommended some fun places in Kyoto~
Room: One bedroom, and one tatami room for dining (you can spread out the box). It's really very convenient~ and very clean.
Details:
The room has a flashlight, conversion plug, hair dryer, etc., which is very good~
The bed is relatively comfortable, and the tatami is also very comfortable to sit on~
Front desk: There is a microwave, and mineral water/coffee/tea are all free to take~
The boss is very considerate, and it is really a big praise!
The stay was so comfortable that I didn't take any photos hahaha~
I'll just post two pictures of the beautiful scenery of the Xia Ya River when I went out
GGuest UserLocated in a residential neighborhood, near a train station. We had a little expensive to find it. Because it is mimicized. The Japanese-style house, surprised us freely for its aesthetics and comfort. Ay to scalp before entering the tatamis of the hall. The bathroom is like having a private bathroom. The two bedrooms are perfect for a family of four members. It has two heights with stairs that, although very aesthetic, involve a little difficulty in going to the bathroom at night. The hotel was very comfortable and very comfortable. Or just as we did in a nearby supermarket pick up authentic Kobe meat and try it. It is not quite easy to do it in a restaurant but it is true that we were tired nights like we were like to go home instead of being in bars to start early morning. Look at Paula has a refrigerator has a microwave and important has a washing machine with a very good quality much to envy with Europeans. In short, a perfect place to have an experience as much as we have idealized would be the house of a samurai. Not disappointing and enjoying a lot. If we had to return, we would do it without doubt.

Great
AAnonymous UserI was a bit skeptical at first seeing that this property only had one other review, but it turned out to be amazing! It was a true two bedroom appartment furnished with everything you would usually expect from a “AirBnB type rental”. We really enjoyed the stay, especially at this affordable price. We stayed on the second floor unit. Here are some pros and cons.
Pros:
- Very clean
- Big bedrooms
- Strong AC in all the rooms
- Fully functional kitchen and washroom
- The instruction binder was very well done and helpful
Cons:
- A bit loud since it is beside a passing street. If you are a light sleeper you may want to bring some earplugs.
- Wifi was a bit unreliable, but since we had data ourselves, we didn’t bother reaching out to the owners.
- No laundry machine.
All in all, for the price it is a clear five star. We would recommend.

Great
GGuest UserTHIS PLACE IS THE BEST!! The man, Tommy, who runs it is so sweet, helpful, accommodating. I will miss his sandwiches in the morning- if he offers to make one for you, say Yes. They were sooo good. It was a great stay, I arrived after getting caught in a downpour and felt so bad about getting water everywhere but Tommy was so helpful and gave me a spare pair of shoes to wear since mine were soaked through. He gave restaurant recommendations, and I really appreciated his hospitality. The room was comfortable, it’s a quiet place, lights out was around 21:00 I think. It’s a good location, close to a station. I would stay here again in a heartbeat. The only thing to be aware of is you cannot drop your luggage off early before the check-in time, and you have to be out of the hostel during the day from like 12-5 or something like that.
GGuest UserIn my personal experience of two meals in one hotel, the dinner was the richest. Although it was crab-themed, each person had a whole crab, other fish, and a lot of pot dishes. In the end, we couldn't finish it all, so the enthusiastic shopkeeper helped us take out the crab meat that we couldn't eat and shape it into 8 rice balls to serve as snacks for the next day.
The hot springs are very good and the pool area is large. Both men's and women's hot springs have indoor and outdoor parts. It happens to be snowing in January, and there is nothing more wonderful in the world than soaking in the hot springs while enjoying the cold wind of Wakasa Bay.
Most of the tourists are locals, so it's a very authentic experience. Thank you to the store
JJayelle ChngThe house was located fairly near to Kyoto Station (3-5 mins walk), but was situated in an alley, which will get a little dark at night. The neighbourhood seemed really safe though. The room however, was pretty dusty. There were dust in all nooks and cranny. Had a really bad sinus during my stay there. There was a washing machine at the balcony area, but it was also quite dusty on top. Detergent bottle was provided, without the detergent. The design of the room though was beautiful, with traditional Japanese tatami. Would probably not stay here again if I were to visit. Hotel stays might be better.
Check in process.. we had to walk to the reception which was 10-15 mins away from the apartment, cause we arrived earlier. It was a bit of a hassle tbh…

Outstanding
GGuest UserHighly recommended!
The hotel room is very large, the price includes breakfast and dinner, you can see the pictures, the taste is very delicious, the portion is super big, really full! The taste and production are no less than Michelin restaurants.
The hotel is very clean with built-in hot springs and external hot springs. It is quiet and comfortable on the mountain. The travel boss will drive us. There are very few hotel rooms. It is operated by the boss. The boss is very kind to help us carry our luggage to the second floor. All the dishes are also made by him. After eating breakfast the next morning, I packed a big bread with the jam he made himself to bring us to eat on the road. It is really touching to feel the warmth of such food, service, accommodation, and human feelings in Japan!
I suggest you experience it at night in Kyoto Flower 1-2, pay attention to eat less when you go, because you really will eat!
XXIThe best location in the selected hotel in Kyoto! Just a few steps away from the house and turn left is the Jin Market. There is a main road nearby. The four most lively areas are super convenient for food and shopping! I will give priority to this one when I go to Kyoto in the future! Very self-service hotel, enter the door every day, and then use the key to open the door. Maybe the only inconvenience is that check-in is at Kyoto Station, but the problem is not big, and there will be a shuttle bus back to the hotel after registration. No breakfast, but no need at all! Because it is next to the Nishiki Market, I don’t have to worry about having no place to eat every day! In addition, it is very suitable for family travel. The annex building can accommodate 4 people, and the room in the main building can accommodate 5 people. The price/performance ratio is quite high!
