The location is convenient; there's a local diner (cha chaan teng) downstairs, along with a 24-hour Seven Eleven and a buy-one-get-one-free Apple Mini Mart. It's also close to the Big Gala Seafood Restaurant, and there's a McDonald's, KFC, and a Center World shopping mall nearby. The hotel service is great too. Definitely worth staying here.

The view from this room is absolutely stunning!! You can see the ocean right from your room 😍😍 And on a clear day, you can even watch the sunset directly from there, which is amazing. The customer service was also fantastic. I lost a jacket and contacted them a month later, and they actually found it for me! 😭😭‼️ I'm so grateful and will definitely stay here again if I have the chance!

Honest Review: The duo room is just nice for a family trip. There are both pros and cons. Cons: Mattress condition – The mattress needs to be replaced ASAP. It’s not firm, and you can feel the pocket springs. Air-conditioning issue – The AC in my room (702) was leaking and not cold while in use. We contacted the host, and the owner came the next day to fix it. While I appreciate the help, the cooling was still not satisfactory and clearly needs proper servicing. Parking problem – Parking is a major issue. Even if you try to park outside, there’s almost zero chance because most spots are reserved by restaurants or property owners. The only option is basement parking with hourly charges and no maximum cap. First 2 hours: RM2.50 Subsequent hours: RM1.50 per hour We paid nearly RM17.50 for about 11 hours. If your car doesn’t move, the charges continue until you leave. This is expensive and very inconvenient. 4. This 7th floor due rooms is facing main road building which look nice view, but very noises while during night you may hear the car road noise. Pros: Shower water pressure is great. The pantry is spacious and hygienic. Free access to Netflix on the TV. The host is helpful and willing to assist. Overall: I would rate this place 50/50. If you’re traveling to KK mainly for places like Imago Shopping Mall and not driving your own car, this place is acceptable. However, if you’re driving, I would not recommend staying here due to the parking issues and high cost. That’s all I want to share. Thank you.

Overall, our stay was very good – actually, better than expected! We had a lovely balcony with a nice view. The pool itself was nice – perfect for relaxing after a day of exploring. The apartment was clean and had everything we needed. Staff was helpful. After we checked out, we accidentally left some clothes in the washing machine, and they kindly recovered them for us. That kind of thoughtful service makes all the difference! Downstairs, there are plenty of food options, so you’ll never go hungry. I’d definitely recommend this place for couples or small families looking for a comfortable, well-located base. Great value for money.

Firstly, the building is one and the same with Citadines as in they share a common linked lobby. That was already a good first impression. However, do note that it is more an air bnb within a building likely to have many other similar operators. When we got to the room, boy were we surprised. Contrary to the riff raff one saw entering through the lobby and in the lift, the room was amazing. The level of Id, detailing and thoughtful items and notes was simply not what we expected. The kitchen is beyond fully equipped. It even had a coffee machine complete with pods. My favourite, water filter with hot and cold function. Everything else you would expect to find in a hotel, you would find, and more! Bath robes, iron, hair dryer etc etc. For the clincher, when we woke up in the morning and opened the balcony door we were greeted with an outdoor bathtub overlooking the sea!!! And did I mention that the rooms (living and bedroom) came with designer ceiling fans too. We loved our stay and didn’t expect it to be of this level. Thank you!

The location is fantastic, right in the city center, making it super convenient to get everywhere. There's a convenience store and 'Fa Ji' (a restaurant/shop) downstairs, and the central market is just across the street. The only minor downside is the occasional motorbike noise at night, but it didn't disrupt our sleep. The room was beautifully decorated and cozy, with an unobstructed sea view from the balcony. All the appliances were Samsung and quite new. They even had the AC on for us before we checked in, and complimentary water and drinks were provided – a big plus! Plus, there's a free swimming pool on the 6th floor for guests. There were only two small drawbacks: first, there aren't many elevators, so with a lot of guests in the building, we sometimes had to wait a while. Second, there's no luggage storage at the hotel itself. You have to go to the specialty shop downstairs. They offer free storage, but we felt a bit awkward about it and ended up buying something before leaving our bags there.

Pros: Location: It's not in the busiest area, but the main attractions are within walking distance. Room: My 8th-floor room faced the river, offering a peaceful environment and a beautiful sunrise view in the morning. The room came with a basic kitchen and utensils, allowing for cooking. There's also a pool and gym available on the 4th floor. Customer Service: The customer service was quick to respond to issues like internet problems, and providing bottled water and toilet paper. However, items I asked staff to deliver to my room (like bottled water) were significantly delayed. Self-check-in was convenient, and no deposit was required. Suggestions: Provide bottled water upon check-in (my friend, who booked an SCSP apartment with another company, had 10 bottles already in their room upon arrival). Add clearer instructions for the hot water switch in the bathroom (I had to ask customer service to find out where it was). Room cleanliness needs improvement; the sofa was dusty. I suggest arranging for cleaning during longer stays.

No towel provided for swimming pool, no toiletries provided except soap and hair shampoo. No tea pack provided. Security is good. Free Parking also available nearby. Shopping pool not so crowded. Food store not convenient, have to walk out around 5 to 10minutes.

The apartment is quite clean and tidy. Stable wifi and TV box. Convenient location - next to Imago mall and surrounding with many restaurants and cafes. All electronics and home appliances are working properly. If want to pick something, the master room bathroom sliding door is a bit weird, it always block by the room door handle and causing the bathroom door can’t slide out all the way. No hand soap in the bathroom, no tissues, and limited dish wash detergent.

There are many guesthouses here, with varying prices, ranging from 200 to 500+. The decor and services also differ. This particular guesthouse offered excellent service and free luggage storage. The washing machine was great and had a dryer. There's a vegetable and fruit market downstairs, open in the evenings, and it's also close to Durian Street. However, I always felt the Musang King durian I ate at the market wasn't good quality; the meat was pale. Mangosteens were very cheap. Prices at the seafood market are negotiable. I bought a lobster for 168 JPY, later reduced to 120 JPY. I guess I could have gotten it down to 100 or 90 JPY.

MMengpoaihetangI read a ton of reviews before my stay and mentally prepared myself, so my check-in experience was surprisingly good – not as unbearable as some reviews made it sound. Perhaps I had a higher tolerance after understanding the general conditions of hotels in Kota Kinabalu at this price point. This place actually has quite a few advantages. First, the price isn't expensive. For two nights, with two 1.5-meter beds, it can accommodate a family of four, and it's a one-bedroom, one-living-room setup. A price of 900 during Chinese New Year is already very good value. Next, the location: it's directly opposite the Central Market, and just a short walk to Gaya Street Night Market, so dining and shopping are close by. As for cleanliness, the walls were dirty; it seems like they haven't been maintained. But almost all hotels in Kota Kinabalu at this price are like this, so visitors should be mentally prepared and not compare it to hotels in China. Also, if you booked through Trip.com, you can skip the queue. There are two ladies at the front desk; just go to the one on the right to check in directly, don't queue on the left.

There are also two playgrounds, giving kids more options whether they want to play or swim. Overall, we are very satisfied with the stay. The hotel also has a 24-hour self-service laundry, which is very convenient. There are nearby shops such as Speedmart and Orange, as well as several food options like Kopi Ping and Ayam Penyet, making it easy to find meals and daily necessities. I would also like to highlight the honesty and helpfulness of the staff. I accidentally left my tablet behind, and the staff contacted me promptly and helped arrange its return. Their service was truly appreciated and made our stay even better.

GGuest UserCorner lot unit, with veranda. 3 bedrooms with queen bed, one with a single bed. 2 toilets with water heater are super convenient for my friends and me. All rooms including living room equip with AC. Basic amenities for cooking. Thanks for the microwave & large fridge. Water dispenser is great, hot and cold water ready for drinks at any time. Easy access to the Imago Mall. Overall we had a great stay for a short reunion.

It felt like an Airbnb, so the self check-in/out was convenient for a 'half-night' stay, and the instructions sent via KakaoTalk were super friendly and helpful. The room condition was just okay, but it was perfect for a short rest rather than a full stay. Plus, I was pleasantly surprised to find a night market right in front of the building, which was a nice bonus.
