The duo room is just nice for a family trip. There are both pros and cons.
Cons:
Mattress condition – The mattress needs to be replaced ASAP. It’s not firm, and you can feel the pocket springs.
Air-conditioning issue – The AC in my room (702) was leaking and not cold while in use. We contacted the host, and the owner came the next day to fix it. While I appreciate the help, the cooling was still not satisfactory and clearly needs proper servicing.
Parking problem – Parking is a major issue. Even if you try to park outside, there’s almost zero chance because most spots are reserved by restaurants or property owners. The only option is basement parking with hourly charges and no maximum cap.
First 2 hours: RM2.50
Subsequent hours: RM1.50 per hour
We paid nearly RM17.50 for about 11 hours. If your car doesn’t move, the charges continue until you leave. This is expensive and very inconvenient.
4. This 7th floor due rooms is facing main road building which look nice view, but very noises while during night you may hear the car road noise.
Pros:
Shower water pressure is great.
The pantry is spacious and hygienic.
Free access to Netflix on the TV.
The host is helpful and willing to assist.
Overall:
I would rate this place 50/50. If you’re traveling to KK mainly for places like Imago Shopping Mall and not driving your own car, this place is acceptable. However, if you’re driving, I would not recommend staying here due to the parking issues and high cost.

GGuest UserOverall, our stay was very good – actually, better than expected! We had a lovely balcony with a nice view. The pool itself was nice – perfect for relaxing after a day of exploring.
The apartment was clean and had everything we needed. Staff was helpful. After we checked out, we accidentally left some clothes in the washing machine, and they kindly recovered them for us. That kind of thoughtful service makes all the difference!
Downstairs, there are plenty of food options, so you’ll never go hungry.
I’d definitely recommend this place for couples or small families looking for a comfortable, well-located base. Great value for money.

MMengpoaihetangI read a ton of reviews before my stay and mentally prepared myself, so my check-in experience was surprisingly good – not as unbearable as some reviews made it sound. Perhaps I had a higher tolerance after understanding the general conditions of hotels in Kota Kinabalu at this price point. This place actually has quite a few advantages. First, the price isn't expensive. For two nights, with two 1.5-meter beds, it can accommodate a family of four, and it's a one-bedroom, one-living-room setup. A price of 900 during Chinese New Year is already very good value. Next, the location: it's directly opposite the Central Market, and just a short walk to Gaya Street Night Market, so dining and shopping are close by. As for cleanliness, the walls were dirty; it seems like they haven't been maintained. But almost all hotels in Kota Kinabalu at this price are like this, so visitors should be mentally prepared and not compare it to hotels in China. Also, if you booked through Trip.com, you can skip the queue. There are two ladies at the front desk; just go to the one on the right to check in directly, don't queue on the left.

GGuest UserThe location is fantastic, right in the city center, making it super convenient to get everywhere. There's a convenience store and 'Fa Ji' (a restaurant/shop) downstairs, and the central market is just across the street. The only minor downside is the occasional motorbike noise at night, but it didn't disrupt our sleep.
The room was beautifully decorated and cozy, with an unobstructed sea view from the balcony. All the appliances were Samsung and quite new. They even had the AC on for us before we checked in, and complimentary water and drinks were provided – a big plus! Plus, there's a free swimming pool on the 6th floor for guests.
There were only two small drawbacks: first, there aren't many elevators, so with a lot of guests in the building, we sometimes had to wait a while. Second, there's no luggage storage at the hotel itself. You have to go to the specialty shop downstairs. They offer free storage, but we felt a bit awkward about it and ended up buying something before leaving our bags there.

GGuest UserI booked this place to rest briefly before an early morning flight since it's near the airport, and it was great. It felt like an Airbnb, so the self check-in/out was convenient for a 'half-night' stay, and the instructions sent via KakaoTalk were super friendly and helpful. The room condition was just okay, but it was perfect for a short rest rather than a full stay. Plus, I was pleasantly surprised to find a night market right in front of the building, which was a nice bonus.
