Room size is decent, and the facilities are generally fine. No toothbrush or hairdryer in the room, but the front desk brought one up when I called.
Housekeeping: On the 27th, they said it was a holiday and wouldn't be cleaning, so I just asked for a fresh towel. They didn't clean for the next few days either; I had to specifically ask them to clean the room.
Environment: It's not soundproofed at all. The road outside is very noisy, and there were motorcycles revving loudly late at night. Couldn't sleep without earplugs.
Service: Overall, the service was quite good. They were very responsive to requests.

The room was fantastic, very clean, and designed as a one-bedroom, one-living room unit, which was perfect and very comfortable for a family trip. The location is also excellent, right above Gaya Street, so it's less than a 10-minute walk. What's even better is the host's amazing service; you can contact them before check-in. The host sets up a WeChat group and provides all check-in information in Chinese, which was incredibly helpful. Compared to other overseas hotels where you have to communicate in English, what the host did here was truly outstanding!
This is my second time staying at this hotel. The first time was with my friend, and the second time was with my younger sibling. I really like Hotel Paradise Suite because of its strategic location and the free amenities like Netflix and YouTube.
Overall, I am satisfied with this hotel except for one thing, the mattress. It is too soft, which causes back pain and makes it uncomfortable to sleep.
If you look at the third picture, that is where I chose to sleep. After moving there, I was finally able to sleep better.
No hate. I truly like this hotel. However, perhaps the management could consider upgrading the mattress to one that is of better quality and more comfortable.

Overall, our stay was very good – actually, better than expected! We had a lovely balcony with a nice view. The pool itself was nice – perfect for relaxing after a day of exploring.
The apartment was clean and had everything we needed. Staff was helpful. After we checked out, we accidentally left some clothes in the washing machine, and they kindly recovered them for us. That kind of thoughtful service makes all the difference!
Downstairs, there are plenty of food options, so you’ll never go hungry.
I’d definitely recommend this place for couples or small families looking for a comfortable, well-located base. Great value for money.

Very clean and well-equipped apartment. Location is good as it is within walking distance to the waterfront and gaya street which has a lot of good cafes and restaurants. There are also shops within the same building including a convenience store, kenangan coffee and the famous seafood chain Fatt Kee.
Do note that there is no physical front desk (the one you see is owned by LW suites) and all communication with staff has to be done on Whatsapp. Thankfully, the staff is very responsive and friendly. We have some minor feedback. The lifts takes a while especially if you are using them during peak hours. The hot water is not very hot and takes a while to warm up. Although the listing mentioned that a gym is available, the security guard told us the gym is owned by the citadines and not accessible to other guests. Overall, it was still a decent stay. Will consider booking again.

The location is fantastic, right in the city center, making it super convenient to get everywhere. There's a convenience store and 'Fa Ji' (a restaurant/shop) downstairs, and the central market is just across the street. The only minor downside is the occasional motorbike noise at night, but it didn't disrupt our sleep.
The room was beautifully decorated and cozy, with an unobstructed sea view from the balcony. All the appliances were Samsung and quite new. They even had the AC on for us before we checked in, and complimentary water and drinks were provided – a big plus! Plus, there's a free swimming pool on the 6th floor for guests.
There were only two small drawbacks: first, there aren't many elevators, so with a lot of guests in the building, we sometimes had to wait a while. Second, there's no luggage storage at the hotel itself. You have to go to the specialty shop downstairs. They offer free storage, but we felt a bit awkward about it and ended up buying something before leaving our bags there.

Pros:
Location: It's not in the busiest area, but the main attractions are within walking distance.
Room: My 8th-floor room faced the river, offering a peaceful environment and a beautiful sunrise view in the morning. The room came with a basic kitchen and utensils, allowing for cooking. There's also a pool and gym available on the 4th floor.
Customer Service: The customer service was quick to respond to issues like internet problems, and providing bottled water and toilet paper. However, items I asked staff to deliver to my room (like bottled water) were significantly delayed. Self-check-in was convenient, and no deposit was required.
Suggestions:
Provide bottled water upon check-in (my friend, who booked an SCSP apartment with another company, had 10 bottles already in their room upon arrival).
Add clearer instructions for the hot water switch in the bathroom (I had to ask customer service to find out where it was).
Room cleanliness needs improvement; the sofa was dusty. I suggest arranging for cleaning during longer stays.

The apartment is quite clean and tidy. Stable wifi and TV box. Convenient location - next to Imago mall and surrounding with many restaurants and cafes. All electronics and home appliances are working properly.
If want to pick something, the master room bathroom sliding door is a bit weird, it always block by the room door handle and causing the bathroom door can’t slide out all the way. No hand soap in the bathroom, no tissues, and limited dish wash detergent.

My partner and I were both very satisfied! 🤩 The service was excellent; staff members even escorted us up to our room. As soon as we walked in, we were captivated by the view. The room was well-equipped with everything we needed and thoughtful extras like earplugs and binoculars. 🥰 You don't even need to bring your own laundry detergent. Everything was superb, and we were extremely happy. We'll definitely choose you again on our next trip to Sabah! Thank you! ✨️

MMengpoaihetangI read a ton of reviews before my stay and mentally prepared myself, so my check-in experience was surprisingly good – not as unbearable as some reviews made it sound. Perhaps I had a higher tolerance after understanding the general conditions of hotels in Kota Kinabalu at this price point. This place actually has quite a few advantages. First, the price isn't expensive. For two nights, with two 1.5-meter beds, it can accommodate a family of four, and it's a one-bedroom, one-living-room setup. A price of 900 during Chinese New Year is already very good value. Next, the location: it's directly opposite the Central Market, and just a short walk to Gaya Street Night Market, so dining and shopping are close by. As for cleanliness, the walls were dirty; it seems like they haven't been maintained. But almost all hotels in Kota Kinabalu at this price are like this, so visitors should be mentally prepared and not compare it to hotels in China. Also, if you booked through Trip.com, you can skip the queue. There are two ladies at the front desk; just go to the one on the right to check in directly, don't queue on the left.

GGuest UserI booked this place to rest briefly before an early morning flight since it's near the airport, and it was great. It felt like an Airbnb, so the self check-in/out was convenient for a 'half-night' stay, and the instructions sent via KakaoTalk were super friendly and helpful. The room condition was just okay, but it was perfect for a short rest rather than a full stay. Plus, I was pleasantly surprised to find a night market right in front of the building, which was a nice bonus.
