Hamden Hill House – Cozy, Accessible, and Full of Charm Hamden Hill House is a 2-bedroom, 1-bathroom cabin that sits on 8 acres of rolling meadows and forest. With stunning valley and mountain views, authentic stone walls, apple trees, and a frog pond, it’s the peaceful upstate getaway you've been looking for. At just 900 square feet, this intimate retreat is cheerful, welcoming, and designed for comfort. It’s the perfect match for couples, families, or small groups looking to reconnect and recharge. Great Location with Total Privacy Located only 4.6 miles from the charming town of Hamden and 8.1 miles from Delhi, this home offers both quiet seclusion and easy access to restaurants, shops, and conveniences. Wedding venues, hiking trails, and seasonal events are all within a short drive. Tucked away on a quiet country road, you’ll feel miles from everything—while still being close to everything you need. Easy Access Year-Round A short gravel driveway with a gentle incline brings you to the house. In the winter months (October–April), we keep the driveway plowed and shoveled to the door, but we recommend AWD or 4WD vehicles when snow is likely. Accessibility Features Hamden Hill House is step-free and accessible, making it a comfortable choice for all guests. A wraparound deck has both stairs and a ramp for easy entry. Inside, the home is all on one level. The bathroom includes a walk-in shower and a grab bar beside the toilet. (Door width measurements available upon request.) Bright, Open Living Space The front of the cabin features a wall of windows that tracks the sun throughout the day, filling the space with natural light. Both sliding glass doors open to allow in a fresh summer breeze. An open floor plan makes the home feel spacious and social. The kitchen, dining, and living areas flow together, making it easy to cook, gather, and relax. Dining & Remote Work Friendly The dining table comfortably seats everyone for meals and also doubles as a desk with a view—perfect for remote work or virtual school sessions. In colder months, a propane Jotul fireplace adds warmth and ambience, making the cabin feel extra cozy. Bedrooms & Bathroom The two bedrooms are located at the back of the house for privacy and quiet. One shared bathroom features a walk-in shower, toilet grab bar, and easy access for all guests. The bedrooms are simple and comfortable—just what you need for restful sleep after a day in the fresh Catskills air. Outdoor Living Enjoy the view from the wraparound deck or have a meal outdoors under the string lights. A charcoal grill and outdoor dining set create the perfect spot for summer evenings. The yard next to the home offers plenty of space for kids to play or to spread out a picnic blanket. Explore the Property Winding trails throughout the 8-acre property invite you to walk, run, snowshoe, or cross-country ski. There are perfect spots for sledding in winter or sunbathing in summer. The setting is both pastoral and energizing—ideal for afternoon naps in the grass, quiet meditation, or spontaneous outdoor games. Before You Book – What to Know We want your stay to be smooth, relaxing, and enjoyable. Please take a moment to review the following important notes before booking: Quiet Hours & Neighbor Respect We love our neighbors—and we know you will too! Please keep outdoor noise to a minimum after 9 PM, especially around the fire pit or deck. Let’s help preserve the peacefulness that makes this community so special. Check-In & Support Check-in: After 4 PM Check-out: By 11 AM Early or late check-in may be available for an added fee with at least 24 hours’ notice. Same-day requests cannot be guaranteed due to cleaning schedules. We’re available by phone or email if anything arises. Please note that this is a private home—not a hotel—so response times may vary slightly, but we’ll do our best to assist you promptly. Important Travel Info There is no cell service at the house. Please enable WiFi calling on your phone before arrival to make and receive calls over the internet. We recommend saving or writing down key check-in details—like the address, door code, WiFi info, and host contact numbers—in case you lose signal while traveling. A vehicle is required to get around. There are no ride-share services (Uber/Lyft) or reliable taxis in this rural area. Winter Travel Advisory (October–April) Delaware County is mountainous and beautiful—especially in the winter—but it can be snowy and icy. Please plan accordingly. We strongly recommend: AWD, FWD, or 4WD vehicles Winter or all-season tires with solid tread Avoiding 2WD or RWD vehicles in snow or icy conditions The driveway is plowed and maintained in the winter, and a shovel is provided to help you clear walkways if needed. Country Living Note This home is located in a rural area, surrounded by nature. While we professionally treat the exterior, insects or mice may occasionally find their way indoors—especially in cooler months when they seek warmth. If you're sensitive to wildlife or critters, this may not be the best fit for your stay. Water & Septic System The home runs on a private well and septic system, which is common in rural communities. Please help us care for it by: Conserving water during dry spells Avoiding water games like sprinklers, kiddie pools, or Slip ‘N Slides Only flushing toilet paper—no wipes, paper towels, or hygiene products Misuse can lead to water shortages or costly repairs, so we thank you for your care and consideration. Pet Friendly We welcome well-behaved dogs with prior approval and a small pet fee. Sorry, no cats. The open space and fresh air are perfect for your four-legged friend to explore. Land Use To help maintain the safety, quiet, and natural beauty of the area, the following are not permitted on the property: ATVs Snowmobiles Fireworks Hunting We appreciate your understanding and cooperation. "Josh was a very friendly host. Checkin/Checkout was a breeze. As was the swimming pool. Large (for a motel), perfect for a proper swim and relaxation after a long drive. The room was decent. Yes, it's old school, and the bed is on the very soft side (if you prefer more firm beds, you might not like it), but it was clean, and all worked as it should. The shower head is fantastic. If you like a perfect water pressure, you'll love to refresh here. There is a petrol station nearby, as well as a local diner. For more than that, you'll have to drive to one of the nearby villages (5-10min drive) tl;dr: All great, would stay again. Bed mattress is very soft."

Please take a moment to review a few important notes to ensure our home is the right fit for your getaway: 🐭 Nature Lives Here Too This is a country home surrounded by nature. While we treat the exterior to help prevent pests, it’s still possible for a curious mouse or bug to sneak inside. Even the cleanest homes in rural areas experience this now and then. If you're highly sensitive or phobic, this may not be the best fit. 🕓 Check-In & Check-Out Check-in: 4 PM Check-out: 11 AM Requests for early/late check-in may be possible with 24 hours’ notice and an added fee, depending on cleaning schedules. 📶 Cell Signal & Arrival Tips There is no cell service at the house. Please enable WiFi Calling before arrival so you can make/receive calls. ✍️ Be sure to write down or screenshot your arrival instructions ahead of time so you have the address, door code, WiFi info, and host contact handy. 🌞 No A/C, But Cool Catskills Comfort This home does not have air conditioning—like most homes in the region, it relies on the naturally cool mountain air. Ceiling and floor fans are provided to keep you comfortable. 🌄 Remote Location The house is located off a 2-mile dirt road with no streetlights. If you’re unfamiliar with rural country roads, we recommend arriving before dark for a smooth, stress-free check-in. ❄️ Winter Travel Advisory (Oct–Apr) The Catskills are beautiful in winter—but also snowy! We recommend: AWD, FWD, or 4WD with winter or all-season tires with good tread. 🚫 2WD or RWD vehicles are not recommended in snowy, icy or muddy weather. The driveway is plowed and shoveled to the door. A shovel is available for your use to maintain a safe walkway. A FEW RULES. Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance. We have awesome neighbors; help keep us awesome neighbors too. - No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests. - No smoking or vaping inside the home. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. - Pets are allowed with prior approval and a non-refundable pet fee. - No ATV's, snowmobiles, fireworks or firearms. - Quiet hours 9PM to 8AM, keep outdoor noise to a minimum. Cool? Cool.
