Once again an amazing stay at #12 bed and breakfast, the hospitality is first class and breakfast is so perfect scrambled eggs are the best we have ever had. Rooms are spotless with very comfortable beds, with plenty of hanging space for clothes. Our room had a great view over the east sands . It's a short walk to the town which has a wide choice of shops bars and restaurants. Always a pleasure to return.

A beautiful, up-to-date B&B with an outstanding view of the water in a location far enough from the middle of town for a calm, quiet stay but close enough to easily walk to town, the coast and all the historic sites. Pam has great local knowledge to provide guidance on anything you might need. An excellent breakfast, a welcoming hostess in Pam and two friendly dogs made this a stay to remember.

Casa muy acogedora, increible el desayuno. Perfecta para pasar unos dias en St Andrews. La dueña te hace sentir como en casa con un desayuno casero muy bueno. Sin duda repetiremo cuando estemos por la zona. Una elección segura. Aparcamiento en la puerta en una zona muy tranquila.

An absolutely brilliant place to stay, very welcoming, with modern facilities and exceptionally clean everywhere.The made-to-order home cooked breakfast is just the icing on the cake, Would recommend 100% and will definitely be returning.

A very charming and delightful B&B. Our stay could not have been nicer. The owner made us feel like family. She was eager to help with our daily plans and reservations. Our breakfasts were done with perfection. An absolutely enjoyable experience. We look forward to our next visit

No12 B&B was such a delight! Pam is so friendly and welcoming. She knows the area so well and was able to make great recommendations for meals and golf. Breakfast was incredible - smoked salmon, eggs, fruit, toast, and tea. The orchid room was very comfortable, with lovely windows looking out over the town and ocean beyond. The walk into town was easy, as was travel to nearby golf courses and running trails. We loved our stay and would recommend No12 to anyone!

Absolutely Brilliant B & B
I went with my Son as we were going to a wedding and we couldn't have been more pleased with the experience. The owner Pam was very friendly and welcoming and couldn't do enough for us. The room was large, spacious, clean and very comfortable and the breakfast was delicious and filling . Once again Pam couldn't do enough to help make the experience a real positive one . Couldn't recommend this B & B enough. Thank you.
