From the time you pull up, to the check in process, you truly felt right at home at Kaiya Beach Resort. The homes are some of the nicest homes I’ve ever seen. I will always stay at Kaiya Beach Resort moving forward. 10/10👊🏼

We loved Kaiya so much the first time we visited over Easter 2025 that we decided to build a second home here!! It's peaceful, beautiful, well-manicured, fully-equipped, and the staff is incredible. We have 2 tweens and 1 teen, and they love it too. We will be renting out our place when we're not in Florida, and look forward to making memories at Kaiya for many years to come!!

Immaculately clean condo. Great location. Great service from resort team. Get the beach chairs and bikes. Cannot wait to go back!

We stayed at a 2 bedroom condo and had wonderful experience. The room was new, clean, and modern with lots of space for our family of four. The staff were all very friendly and accommodating and readily available via text. We also enjoyed the rooftop pool with beautiful views all to ourselves. The private beach also made getting in some beach time very easy and enjoyable. Of course the location and proximity to Alys Beach restaurants and shopping was a huge benefit too. We look forward to return visit very soon.

We loved everything about Kaiya. The unit we rented was extremely clean. We rented bikes, chairs, and umbrellas everyday. They took care of everything for us, and everyone there knew our name, and were always asking if we needed anything. I loved Kaiya, and will only book it on my future trips back to 30A.

Kaiya beach resort is the best of the best! I have stayed there multiple times and each time is more fabulous than the last. The resort is so beautiful and you feel like you are in another country. The staff truly cares about your trip and it shows. Everything from the texts before you arrive to the daily conversations to make sure things are going well are above and beyond. Everything you need is right at your fingertips whether you need beach chairs, a paddle board, recommendations or just someone to talk to. My kids and I have always felt so welcome and taken care of. Denver and all of the staff at the front desk always check in with us to make sure everything is good or just to see if we caught any fish. It really made us feel welcome. Oh and the beach is one of the most beautiful in the world! Crystal clear water, the most comfortable beach chaises on 30A and the kindest beach attendants. They helped the kids with the paddle board, informed us when they thought would be the best time to use them, gave the boys fishing tips and made sure we had the towels and water we needed. I cannot say enough positive things about this place. We will definitely be going back to Kaiya in the future.
