Enjoy magnificent mountain views stretching all the way to the ocean on a clear day. Please note, the property is not fully fenced and there is a lot of wildlife around The space This spacious 4- bedroom home sleeps comfortably up to 8 guests and is nestled in highly desirable community of Pine Hills. Relax and enjoy the gorgeous views while sipping coffee from the back deck. Enjoy the spectacular sunsets with expansive views over the mountains and a beautiful sunrise. The vaulted wood ceilings in the living room makes the home bright and airy. The carefully selected and unique furniture feels homey, yet stylish making it a cozy space and fun place to relax. Enjoy a comfortable king size bed in the master bedroom, the other three bedrooms feature queen size beds. Please note, one of the bedrooms is a walk through. Fully equipped kitchen is perfect for cooking up light meals. We also provide coffee, tea, olive oil and spices. Listen for the great horned owls among other birds. Wild turkeys and deer are just some of the wildlife that you will be sharing this home with. Guest access Key-less entry code. Access to entire property and grounds, except the garage ______________________ ***Other things to note*** **FIRE DANGER. ABSOLUTELY NO fire pits or other flame producing items on the property. Julian is high and dry and fire danger is a real threat here. You could face charges by the county and lose your deposit and/or face additional charges. Breaking this important house rule will result in immediate removal from property **CLEANING. We always put our guests safety first. This home is thoroughly cleaned and sanitized after each guest. The linens are washed and dried in the hottest setting. Our cleaning crew takes steps to protect themselves, such as wearing gloves and other personal protection equipment. **PETS. Dogs are allowed with prior approval. Dogs are not allowed on furniture or bedding. You agree not to leave your dog (s) unattended inside (crate ok) or outside the property. Any damages or extra cleaning will be withheld from the damage deposit. **FIREPLACES. There is wood burning fireplace in the living room and a wood stove in the kitchen. We do not provide firewood. Only seasoned wood is allowed to burn, please do not use duraflame firelog or any other similar starters. Do not dump ashes outside, leave them inside the fireplace or in specially designed tin bucket next to the fireplace. The house also has central heating and cooling. **MISC. Drones, shooting, fireworks or hunting is not allowed. Please do not use the property to charge your electric vehicle or bring something that draws large amounts of power. **NOISE. The property is located in a quiet, residential area and large parties or events are strictly prohibited. Please keep noise levels reasonable at all times, especially in the evenings after 9PM. **WILDLIFE. Sighting of wildlife is not unusual. Julian is home to coyotes, mountain lions, bobcats, deer, rabbits and different snakes. If you encounter any animals, please be respectful of their habitat and admire them from distance. **SAFETY. We have two exterior security cameras on the property for your safety and ours. There are no recording devices inside the property or anywhere on outdoor amenity spaces. Please do not attempt to disable or redirect the cameras as it may result in full forfeiture of the security deposit. ** GUESTS. Only the number of guests listed on the reservation/booking are allowed on the property. Any additional visitors can only enter the property with the owners prior approval. Please note, outside, there are three steps to the deck and one step inside from one of the bedrooms and hallway to the bathroom. **LIABILITY WAIVER. This rental is privately owned and the owners are not responsible for any accidents, injuries or illness that occurs while on the property. By accepting your reservation you and the other members in your party as the GUESTS agree to release the HOSTS from all liability, including financial responsibility relating to injuries and personal property damage that may occur during your stay.
