FlipSide is a new home in Windmark Beach! Six reasons we love our beach house and think you will too :-)

The space also offers outdoor areas (front and backyards with porches), 2 Smart TVs 65" and 55", washer & dryer, fully stocked kitchen and knowledgeable hosts willing to assist with anything you need! And, yes, the golf cart is included! :-)
A bit more about Flip Side
FlipSide was finished in September of 2023 and has 4 bedrooms and 2 bathrooms. The master bedroom has a king-sized bed, tub, shower, double vanity, and walk in closet. Bedrooms 2 and 3 of the other bedrooms have queen sized beds. The fourth bedroom has a twin over twin bunkbed that also has 2 additional twin trundle beds that make the bed a twin over king with an additional twin, bedroom 4 sleeps 4 comfortably!
The kitchen is fully loaded with all the tools you need to make your family favorites. Want to relax even more and have groceries arrive before you do? Let me know and I can help getting the fridge and pantry stocked with essentials and your favorites. I can also help with boat rentals, fishing charters, family photography, etc.
The laundry room has a full-sized washer and dryer, iron and ironing board. There are also lots of beach towels for your beach adventures!
A Few House Rules
• No parties
• If you want to smoke, please use use outdoor spaces away from windows
and doors.
• Guests minimum age is 25. For guests 18-25 a
minimum of 3 positive reviews and no negative
reviews required. Please message us with
questions.
• For items accidentally left we are happy to send
them back for $35, plus the cost of shipping.
• From time-to-time certain amenities may be closed
or unavailable during your stay. We cannot
guarantee the availability of each amenity.
• Boat parking is not permitted on the street, or in the driveway
• During hurricane season refunds will be given in the
event of an evacuation order.
Golf Cart Usage Rules
To ensure a safe and enjoyable experience for all guests, please adhere to the following golf cart usage rules during your stay.
1. Eligibility & Licensing
• The primary renter is responsible for the golf cart and must ensure all users comply with these rules.
• Drivers must be at least 16 years old and hold a valid driver’s license.
2. Safety First
• Obey all traffic laws and posted speed limits.
• No reckless driving—avoid sharp turns, excessive speed, or off-road driving.
• Do not exceed the passenger limit—each seat must be occupied by only one person.
• Seatbelts must be worn at all times.
• No standing or hanging off the golf cart while in motion.
3. Alcohol & Drug Policy
• No drinking and driving—operating the golf cart under the influence of alcohol or drugs is strictly prohibited.
4. Parking & Charging
• Park the golf cart only in designated areas.
• Plug in the charger overnight to ensure full battery use.
• Do not block driveways, walkways, or emergency access areas.
5. Usage Restrictions
• Golf carts are for use within the rental property and approved areas only—no driving on major roads or highways.
• Do not drive through landscaping, grass, or restricted zones.
• No off-road use—keep the cart on paved or gravel paths.
6. Liability & Damages
• The renter assumes full responsibility for any damages, injuries, or accidents.
• Report any malfunctions or damages immediately.
• A replacement or repair fee will be charged for any damages to golf cart.
7. Noise & Courtesy
• No loud music or disruptive behavior while operating the golf cart.
• Be mindful of other guests and neighbors—drive respectfully and at appropriate hours.
Failure to comply with these rules may result in fines, revocation of golf cart privileges, or additional charges.

We are happy to welcome pets at our property! To ensure a comfortable stay for all guests, please review and follow our pet policy. By bringing a pet to the rental, you agree to abide by the following rules:
1. Pet Approval & Fees
• Pets need to be disclosed at the time of booking.
• A pet fee of $100 per stay applies for any reservation including pets.
• Maximum of 2 pets allowed per stay.
2. Allowed Pets
• Only dogs and cats are permitted. Exotic pets, aggressive breeds, or pets with a history of destructive behavior are not allowed.
• Pets must be house-trained, non-aggressive, and up to date on vaccinations. Proof of vaccinations may be requested.
3. Pet Behavior & Supervision
• Pets must not be left unattended inside the property unless crated. If left crated, guests must ensure the pet is comfortable and will not cause disturbances.
• Excessive barking, whining, or aggressive behavior is not permitted.
• No wet or muddy pets inside the property. Please clean and dry your pet before entering.
4. Cleaning & Waste Disposal
• Guests must clean up after their pets both inside and outside the property. Pets are not allowed on furniture, beds, or linens. An additional cleaning fee will be charged for excessive pet hair or stains.
• Any pet-related odors, urine stains, or damages to flooring, carpets, or furniture will result in additional cleaning or repair fees.
5. Outdoor Rules
• Pets must be on a leash at all times when outside the rental, unless in a designated fenced area.
• Do not allow pets to dig, chew, or damage the lawn, plants, or outdoor furniture. Any damage caused will result in an additional fee.
• Please be considerate of neighbors and keep pets from entering their property.
