This unit is perfect for families, traveling professionals, and quick weekend trips to explore all KC has to offer including a close drive to Overland Park DT, Westport, Plaza and Midtown areas of KC. Downtown is just less than a 25 minute car ride! This cozy, modern home manages to pack every amenity and home comfort you want while enjoying the suburban life of Overland Park. ★ SLEEPING ARRANGEMENTS – 4 BEDROOMS ★ 4 BR--two with KING BEDS and two with QUEEN BEDS can be found in this cozy rental. All provide you with the high-level comfort and convenience needed to relax and rest after an exciting day of exploring the natural beauties of KC. There are stairs to access any of the bedrooms (3 on 2nd level & 1 on 4th). ♛ A sofa sleeper is provided in living room if you are bringing an extra guest. ★BATHROOMS and LAUNDRY★ 2 FULL bathrooms are fully stocked for your convenience. Shampoo, Conditioner and body wash will be found in a dispenser in the shower. We’ve provided plush bath towels, hand towels and washcloths. **Note: The half bath is in the unfinished basement. If you find yourself needing to do a load of laundry, have no fear! We’ve provided an in unit washer and dryer with laundry detergent. ★KITCHEN★ There's a full kitchen at your disposal, full set of dishes, flatware, glasses, serving dishes and cookware to help you feel right at home. A washer and dryer are also available for your use and convenience. ★OUTDOOR SPACE★ This unit also offers a fenced backyard with patio and pergola where your family and friends can sit on the porch, dine and have fun sharing stories. ★PARKING and ACCESS ★ **Two car garage is available for use as well as driveway parking. Please utilize these options. ★PETS - We do allow well behaved pets with prior approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $65+ fee per pet per stay that is collected once the booking is confirmed and paid in full. If you have any questions, please let us know. Unapproved pets are not permitted. Guests are required to pick up after their pet. This is a single family home. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out. Please reach out with any questions before and during your stay. We are here to make your stay enjoyable! This home is located in a quiet residential neighborhood. Walking distance to grocery, retail and restaurants and a short drive to highways, the chiefs/royals stadium, Power & Light/T-Mobilie Center, conference center, local hospitals and more! Parking is available in garage, driveway or on street, but please only park in front of the home. HOUSE RULES: No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors and respectful of quiet hours. Do not block neighbor parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am. Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your 5 star stay. If any issues come up, please let us know so we can try our best to fix it right away! Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host. There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you. NOTE: There is an exterior security camera at the entrance of the home for the safety of our tenants and for the security of the residence and our guests. The cameras are all pointing away from the home and are in public view and are recording 24/7. A few things to note: -Rental Agreement to be signed upon booking -Truvi ID Verification Upon Booking
