Both the room and bathroom were extremely cold, and the shower was incredibly small. The price didn't match the room rate at all, and the breakfast wasn't good. "I have grave misgivings about hotels in the busiest parts of the Lake District, especially at holiday times. Obviously they will be relentlessly overcrowded, with harassed and unfriendly staff. I’ve wanted to go back to the Proper Lake District for a while though so took a risk on the King’s Head. It’s easy to find on the ear popping main road up from Grasmere, just beyond the impressive hulk of Steel Fell, close to Thirlemere. Parking anywhere in the Lakes is hideous and expensive. Not here. Relaxed and plenty of room. It’s a long building with a pleasant bar restaurant area and beer garden. I found a rather pleasant residents lounge where a lady called Jo checked me in and made me feel welcome. It does get busy with passing trade but the staff look after their residents. They flogged me decent real ale and Jura whisky (the proper stuff). Breakfast is briskly table served from a menu and is well presented. I didn’t eat otherwise there but the food is popular and well priced. The road outside is busy and a bit of a racetrack, and the occasional fighter jet roars between the mountains on low altitude practice, but the relentless bleating of the sheep opposite soon returns things to normal. I was a little sorry to depart, but the manager said he hoped I would come again. I believe I will, and will even bring my wife."

"It's a beautiful little villa. I booked a single room. Although the room is small, it's enough for one night. The living room on the second floor is very British, I like it. The breakfast is a traditional English breakfast, and there is so much that you can't finish it all. The landlord, Lucy, is very amiable. The only drawback is that the heating is intermittent and it is quite cold at night. I put my down jacket on top of the quilt to keep warm. Maybe the bed is too close to the window. It is really cold. In addition, the electric towel rack in the bathroom also provides intermittent heating. It's a little far from the center of town, and there are still garbage from the previous guest in my room. It's really environmentally friendly. Overall it's good"

"We only stopped one night but it seemed fine, service was pleasant and friendly facilities were good. It looked tired in some areas but something that big can't be shiny new everyday. The room was generally clean and dust free but the fridge (which wasn't even plugged in) was dirty inside and there was an empty biscuit packet under the couch."

"Grat location near town centre and we managed to get parked in the car park. Keswick was a lovely town. Lovely staff during our stay. We were made to feel so welcome. The food at breakfast was really high quality and we thoroughly enjoyed it. Our room was no 6 which had an incredible view. Only downside of that was climbing the stairs😂 would recommend this hotel"

"NEGATIVES. Bedbugs .. and bites We have lots of bites on the back, legs, arms, head from sleeping on the bed. Dated furniture, not like the photos shown on booking sites Cold.. only has heating on certain times, and the bedroom heater doesn't work. You can use old hot water bottles or a dirty old blanket. How does this place have a 4 star AA review Small poo or blood stain on bed sheet Very creased sheets Too many rules see photos fruit for breakfast.. I'm not sure how old it was.. awful.. see photos. "We stayed over a bank holiday weekend and had a great stay at Brookfield B&B. The cooked breakfast was delicious, the portion sizes were generous, you could mix and match the breakfast options and a huge variety of different condiments and sauces were available. Service always came with a smile with great recommendations on what to see and do in the area. The room itself was clean and spacious and had everything we needed. The bed and sofa were both very comfortable. Location was great as well, on the edge of Keswick so well connected to the Lakes but avoiding the traffic jams in Keswick centre."

"Friendly welcome, very accommodating re food preferences. However, our room was very small ( room 2) and not that clean especially around the edges / under the bed. The ensuite wasn't great, very tired. Blackened on the silicone in shower. Also needed a steam clean to remove the engrained dust on steps upto the shower. I found the pillows hard, but that might be preference? Maybe the room is waiting a refurbishment? Never saw any other rooms to compare."

"What a wonderful guest house, friendly, comfortable, cosy! Easy to get to, my room was at the back and there was absolutely no noise whatsoever. The welcome was extremely friendly from Kate, I was made to feel very much at home. The breakfast is incredible, such excellent quality produce and very generous portions. Every guest I spoke with, seemed to share exactly the same view, this is an absolute gem of a guest house. The biggest drawback is it was fully booked every night I stayed. This might have been my first stay, but it certainly won’t be my last!"

"This is the second year me and my Cavapoo Rose have stayed at Greystoke. Last year we stayed in Room 1 and this year we stayed in room 4. The rooms are beautiful and clean. They have all the amenities you could need and want. The location is perfect. A less than 5 minute walk to the centre of Keswick and Fitz park is just across the road, which is beautiful in the evening. Jon and Emma are amazing hosts and so knowledgeable of the Lake District. Our last 2 days have been Monday to Friday but next year we are doing Monday to Monday. I cannot recommend Greystoke enough, absolutely amazing B&B."
