The Breakwater Inn & Spa

A very comfortable hotel with spacious airy rooms. The adjoining restaurant is excellent. The staff are helpful and friendly, and there is even a grand piano in the lobby for guests to play. It is however quite out of tune!

We were booked here by our travel agent, on the understanding there was a spa and gym, and on the basis of lovely views to the river, and well appointed rooms. We were housed in a separate building from the one on all the publicity shots, that appears to have been roughly ushered into service to the hotel. On enquiring regarding the location of the gym on arrival, we were told it had closed along with the spa 6 months previously ( despite still being called the Breakwater Inn and Spa, and stating there is a gym on the current web site). The room we had ( second floor) was basic and bad value for money. This building backs onto the large car park and we had a very bright flood light to that outside the bedroom window. The curtains were a single layer of cotton, no black out, so bright light flooding in all night. AC unit was immediately next to my side of the bed, and had the sound level of motor engine being intermittently fired up , and then rattling... No bedside tables, light switches tricky to locate behind the bed frame. The bathroom door didn't fit the doorframe so couldn't be closed when you needed to use the bathroom ( you better feel very comfortable with your travel partner!). The entrance lobby to this building feels half abandoned, occasionally staffed ( mostly not whilst we were resident). Daily cleaning was promised on our check in paperwork, nobody came, and there was no one to find to complain to. We left after our second night and moved elsewhere ( we would have gone after the first night if we could have found somewhere). I don't recommend this Inn, it is frankly miss-selling at least some of its accommodation, and certainly and absolutely does not have the facilities advertised on its website, or in its name here on Tripadvisor.

Kennebunkport is a nice place to be. But The Breakwater Inn is not the place to stay to see it from. It really is a Bed & Breakfast without the breakfast . It claims to have a gym and a spa, but these are not available to use or indeed visible. Our room was small, with no storage, with a toilet door that does not close, with the noisiest air conditioning ever experienced and with no daily room cleaning. The restaurant next door that is a part of the hotel is however good. Basically a huge expensive disappointment. We were booked for 4 nights and left after 2 unhappy days.

We were looking forward to staying here to kick off our honeymoon, but the experience fell far below expectations. Despite confirming early check-in in advance, the front desk staff were unwelcoming and dismissive upon arrival. There was no offer of assistance with luggage, and we had to carry everything up three flights of stairs on our own. The first floor was under active construction, giving the entire property the feel of a worksite rather than a hotel. WiFi was completely non-functional throughout our stay, and staff showed no interest in resolving the issue. Compounding this, the air conditioning system depended on WiFi connectivity, making it difficult to regulate the temperature in our room. Unfortunately, attempts to provide feedback were met with indifference and no acknowledgment. What was meant to be a special and relaxing start to our honeymoon became a frustrating and uncomfortable experience. Based on the service, amenities, and condition of the property, this stay was not worth the cost.

We had a truly disappointing stay at the Inn, a stark contrast to our wonderful experience five years ago. There was no internet, no TV, no front desk staff and no visible management. Despite asking to speak with a manager three times, we were eventually told he wasn’t working. Our room in the new building was beautiful, but the common areas were uncomfortably hot with no AC. The in-room window unit wasn’t on at check-in, and the room was stifling. The internet didn’t work across multiple devices, and the staff dismissed our concerns. Later, we discovered the TV was broken and the bathroom door wouldn’t close. When we sent our concerns to the front desk for the third time, we were told it wasn’t their fault. We were also misled about amenities—there was no happy hour, and our request for housekeeping (made at 8am) wasn’t fulfilled until after 4pm, and only after a follow-up call.

Great stay Happy with our room and staff. Had drinks by the water and dinner in the restaurant. Very friendly and great food. Overall enjoyable. Description a little deceiving with the views. Pick a balcony, otherwise you are just getting a picture window. I picked up on it, but others in our group did not like their view.
