Good location, room clean and tidy. Bed made into a double as requested. Ideal location for our trip to Ipswich for football match, walking distance.

Situated very close to Ipswich train station. A very warm welcome by the owner. My room was at the front and there is a bit of train noise, but this didn't bother me. The room was spotless and very neatly presented. The shared bathroom seemed clean too.

Booked this guest house for one night first impression was awful people on the steps smoking went in smelt mouldy got keys went to room couldn't see out of window as steamed up looked under pillow case.was yellow with sweat marks so made our exit

This place is a basic guest house, no breakfast offered, choice of on suite or shared bathrooms, the rooms are small with tea and coffee stuff even a microwave, but no shower/ shampoo offered in the rooms. Yes it has free parking next to the property, yes it is 5 minutes from Ipswich train station, yes it is 20 minutes to the town centre, but would I stay there again no.
