The place was difficult to find and when we did our room had been opened for us . After contacting Rebecca , I had to get information on the internet as there were not one instruction about the place . Also, she said there was no need to lock out place up . And would not give us a code . She said it was safe . We were not apart of the B and B with most rooms . Ours suite was below and separate. When I asked her about breakfast I was told it was not included . I sent her a picture of the description where it said we received breakfast . Oh well . During our three nights there , we were the only people at Kona Palace. The views were spectacular, but the garbage had not been picked up and the place was dirty . Example , floors and some glassware . Plus the toilet . This is the first negative review I have ever really given and we stay at a lot of places every year . We checked out at 7:45 am this morning and curious if anyone , owner / housekeeper stopped by.

First, the good. The view is tremendous. That's it. Rebecca was a terrible host. I called her when we first got to the property and she answered the phone "What?" Took me so by surprise I started to laugh. There was no one at the property, there wasn't a welcome letter that told you the Internet password or anything else with the house. When my wife asked how we lock up (because there was no key), her response was you don't. So for our stay when we went to explore there was no locking the room or locking the room at night. The place was a mess. A dryer outside was filled with clothes. There was an oven that was filthy that was also outside. Best yet was the bbq which was a rust bucket. The place was filthy inside. Also the place was advertised as a b&b. We paid for a b&b. Rebecca was not very polite in telling us that there would be no breakfast and perhaps we should come back in October when she would provide such services. All in all, save your money.

Paradisew I've travelled a lot over the last 4 decades and Kona Palace has the best view of any property I've stayed in. It is cozy and secluded and it was amazing just to sit on the patio and watch the sun come up from the side of a mountain! The surrounding foliage is beautiful and the accomodations are comfortable. The cherry on top was finding we had a hot tub!

My husband and I stayed here for 2 nights during a trip to Big Island with my in laws (who also stayed here on the second night). The room that my husband stayed in was large with a comfortable King bed. The attached en-suite had a jacuzzi and a double shower. The A/C worked and we slept comfortably; everything was clean. The property is set in a lush area of the island, south of Kona, and has beautiful views from the lanai and the the room we stayed in. The hosts - Rebecca and Keith - were warm and gracious. They laid out a continental breakfast spread every morning with property-grown fresh fruit. They were also very accommodating about a little birthday celebration we had for my father-in-law on the second night; they offered plates, utensils, and even kindly gifted us a bottle of wine. On top of that, Rebecca was kind enough to mail back a bracelet that we had left behind in our room. They went above and beyond and we really appreciated their hospitality and consideration.

A perfect start to our Hawaii trip! After a long day of travel from the mainland, we arrived at Kona Palace and were warmly greeted by Rebecca. Our room was spotlessly clean and very comfortable. After a good night's sleep, we enjoyed a wonderful breakfast served on the lanai with amazingly beautiful views. Rebecca provided fresh fruit from her property (including fresh-squeezed orange juice), homemade granola, eggs, taro rolls, and more. After breakfast, coffee, and good conversation, we were on our way, but I would have loved to have stayed here longer. 5 stars!

Two more signs would really make the difference for those that did not talk to The host in advance. Rebecca, was very kind and gave us an nice greeting upon arrival. But what we didn’t expect, was a smack in the face aroma of roasted brussels sprouts! I was so grossed out because it permeated everywhere and into our room. The other immediate outer was that of tide detergent. It actually stuck to my clothes after we left . The house is an interesting design with a grand, central room and guest rooms leading off the great room. Additionally, the kitchen and a lanai are connected to the great room. It’s a pretty home……. buuuttttt…it definitely needs a deep cleaning. There are far too many, very old and outdated items that need to go. I’m not talking about antiques, I’m talking about thrift store finds of 80’s type things that detract from the property rather than enhance. Don’t open the main kitchen refrigerator. That’s where your breakfast comes from! And the refrigerator on the lanai …leftover condiments that are outdated and gross. We stayed in the room with the giant tub and blue Ocean view. What’s the giant box of used soap for underneath the sink? Ummm! Weird. There’s a funny glass swan that sits on a column of plaster Paris in the bathroom. It’s meant to be a nightlight, but it doesn’t work. 🙄

Alaskans Loved Kona Palace Kona Palace was the biggest treat of our trip to Big Island. The home is gorgeous- very clean and filled with art, antiques and beautiful stained glass. The view of Kaalakakua Bay is unsurpassed—with homemade hot breakfast served and cooked by the host. They also have worked hard to cultivate gorgeous landscaping- flowering bushes and palms. We were warmly welcomed and will return.
