Property Description
Authentic barn conversion in picturesque Stonor Valley, an area of outstanding natural beauty. As you enter the barn through tall glass doors, you come into an open-plan sitting room, with double height ceiling and a comfortable seating area.
To the right and still part of this open plan room, is a dining table that seats up to 12 and a fully equipped kitchen with fridge, freezer, oven, hob and a dishwasher.
Also on the ground floor are two double bedrooms and a bathroom.
Upstairs, the barn is made up of two large mezzanine rooms accessed by two staircases flanking the fire place. To the right above the kitchen and dining area is a large family bedroom (described under Accommodation) and to the left on the mezzanine is a Games Room, with a full sized billiard table.
The fire place is a focal point of the open plan living room and is in good working order, logs will be provided although the barn is centrally heated.
There is no washing machine or tumble dryer but a laundry service can be provided at an additional cost by the owner.
Accommodation:
This property is advertised for 12, it is ideal for that number if shared between two families with children but for an adult group wanting their own space and privacy we would recommend it for a group of 6, two in each of the three rooms.
There is one sofa bed (x single) and one truckles (single bed in Master with one truckle below) if people want their own bed due to your group dynamic. Please let us know if these need making up. Please note there is only one bathroom!
The bathroom is spacious, with loo, sink, bath and separate wet-room shower.
The accommodation comprises:
x 1 double bedroom that sleeps 3 (1 double bed and a single bed, there is a truckle under this single bed so could work for two children)
x 1 double bedroom that sleeps 2 (1 double bed)
x 1 family bedroom / children's room - this is located on the mezzanine level and sleeps 7 (x 3 double beds and one single sofa bed). Please note that this is on a mezzanine and open to the living area below, it is perhaps a consideration for those with young children who are light sleepers and likely to be disturbed by light or noise from the main sitting room below.
A travel cot is also available for small infants.
In the Games Room there is a further single sofa bed if required.
Tennis Court:
This is right next door to the guest house and can be used by guests as they please.
Swimming Pool:
The indoor pool is attached to the farmhouse and must be accessed via the house, therefore it will be offered to guests between the hours of 8am and 7pm. Pool towels are provided.
HOUSE MANUAL (in brief):
The pool is attached to the owners house but can be accessed without entering the house through sliding doors. The pool is shared with our family but guests have priority use.
All children must be supervised, there is a manual outlining pool safety, Normal Operating Procedure, Emergency Procedure. We have public liability insurance but you are responsible for your own safety, that of your children or elderly relatives.
Garden
Please feel free to enjoy all aspects of our garden. There is also a BBQ area by the pool that you are welcome to use, please mention when you intend to use it so we can coordinate, as this is a shared facility.
The garden is big enough for all to enjoy but we work on an understanding of mutual consideration if the family is enjoying the garden with friends.
Pond
There is a shallow pond in the garden, please be aware of it if you have small children.
Wood
There is a public footpath which runs through the five-acre plot, on the other side of the footpath is a small wood and field. You are welcome to access this area and children are welcome to play here under your watchful eye.
Rubbish / Bins
South Oxfordshire County Council require us to split waste three ways – Food, Recyling (glass and plastic), Land-fill. There are three bins and three types of bags for the purpose. Please use these correctly otherwise the bin men won’t collect the bags!

A very well kept, lovely property. Easy to locate. A very scenic, relaxing break. I would advise booking taxis in advance as it is remote, but can’t fault anything otherwise. Thank you! We will be back.

We have just returned from a lovely weekend, celebrating our daughter and son-in-laws 40th birthdays. The barn, tennis court and pool house are all set within the stunning grounds of the owners property. Both Sarah and Nick, were very welcoming hosts. We have to mention Whisky the family Cockerpoo, she stole our hearts, and the children adored her.

The Converted Barn was clean comfortable and spaciousperfect for a chill with a family of 9.If you are energetic there is a swimming pool, games room tennis court all private and a lovely garden with an apple, pear and fig tree Both Sarah (owner) and Boo were very friendly and helpful. We went out to Henley on Thames a restaurant in reading Windsor and Legoland all reachable by car. There was a local farm ? which sold fresh bread early in the morning The only negative was the phone service could not make out side calls but the WFI was excellent especially for 9 of us using it at one time. Would recommend and we would stay again.

We had a wonderful vacation in the cottage; nice pool, tennis court, and a fantastic, peaceful view and garden with fruit trees. The only downside is that we had expected a bit more from the owners, such as their presence upon arrival with a tour through the cottage or a brief conversation upon departure. But none of this happened. The cottage could also be cleaned a bit better (cobwebs everywhere are unnecessary), and the outdoor table near a fruit tree full of wasps may not be very convenient. But other than that, we had a fantastic holiday!

Family holiday
Three generations gathered to celebrate my mother visiting from Australia. Sarah and Nick were very welcoming and relaxed. The teenagers played a lot of tennis and swam, the rural setting is gorgeous. We mostly ate at local restaurants which were fantastic, particularly the stunning Chequers in Fingesr but we also loved the South African bistro in Henley called Hofs - unusual but delicious food. Thank you to the hosts for all their top tips and allowing us to use their beautiful home.

Gorgeous location, great hosts
I'll start with cons as there truly arent many- Lots of large cutlery but only 1 teaspoon, otherwise fully equipped kitchen, lots of crockery more of a minor inconvenience than anything. - No full length mirrors and very few other mirrors (one small handheld, one in bathroom and one in a bedroom). It was a little hard amongst so many girls (8) who are used to having more mirrors- One bathroom but we knew this when we booked- Lots of cobwebs in corners- Upstairs shared bedroom area had blinds to keep it dark on that side but the other side with the games area had a huge window that had no blinds so light came in around 5.30am through there. I think if there was a blind there it would make a huge difference.Pros:- Amazing space, can fit a lot of people. Great beds, good dining and kitchen area and WONDERFUL shower (everyone commented on this!). - Lovely host, really easy to get in touch with and can knock on door if anything is needed. No signal when you arrive but strong WiFi which helps!- Walking trail behind barn where you can see lots of greenery and animals. - Enough parking for everyone- Fully functional and useful fire place- Manual to assist with everything - Speakers, games, TV and books all included- Lovely outside area,- Very friendly doggy next door who may visit outside area and is very sweet- Amazing pool facility, good depth/temperature and pool towels provided- Most importantly, felt SAFE and WELCOMED the whole stay

Hen weekend
We had such a great time. The house was lovely, beds super comfortable and scenery of the house were amazing. Could do with a couple of extra mirrors or at least one in the main bedroom but all in all the house was fab. Would definitely stay again

Great stay near Henley
Had an excellent time at the barn, which was v well kitted out and perfectly positioned to explore Henley, Marlow and Oxford. Highly recommend (pool is an added bonus), thanks for letting us stay, Sarah, and for the helpful comms, making the stay hassle free!
