On arriving at the hotel, check in was staright forward and the receptionist was good and helpful. However, we soon discovered that our bathroom floor was covered in dried urine. How on earth did housekeeping not spot that one. Reported it to reception who moved us to another room. Later we went to the restaurant for dinner. The waiter took our food and wine order, and we waited........ and waited. After some time asked if the wine could be brought to our table and the waiter said 'Yes". And we waited. Eventually a waitress came with our meal, but still no wine, so we asked again. Almost half way through the meal the waitress returned with two glasses, one large, and one medium. We had ordered two large glasses. While all this was going on, a group of about six teenage lads who were also residents came ito the restaurant and sat at a large table with boxes of takeaway pizzas that they had had delivered. It destroyed the ambience of what we had hoped would be a nice dinner. I must add that our food was quite good. After finishing our food we retired to the lounge with our glasses of wine just to get out of the restaurant. It was pleasant sitting in the lounge on a warm August evening with gentle music playing in the background, when suddenly we heard Rudolph the red nose reindeer coming from the speakers! In our bathroom hot water from the taps was very hot. This was not the case with the shower. It took an eternity for the water to get luke warm, and then suddenly it went cold. That morning we went along for breakfast, which was enjoyable and to the expected standard for that class of hotel. The morning staff were good.

I stayed here for 2 nights. Overall, the hotel was okay. The room was clean but felt a bit old. It was also quite noisy, as I could hear sounds from other guests, which made it hard to fully relax. On the bright side, the breakfast was great—good variety and quality—and the receptionist was friendly and helpful. There was a small issue with my booking. The restaurant staff told me that my room didn’t include breakfast, even though I was certain it did. I had to go back and speak with the reception to sort it out, which was a bit inconvenient. Despite that, the stay was generally fine. A few improvements in soundproofing and communication between staff would have made the experience better

A good location for visiting Brighton. A short drive to the local station and then 11 minute train journey into Brighton. If you use the train not only do you avoid the parking nightmare in Brighton, but you get 2 for 1 tickets to the Royal Pavilion.

Lovely friendly and helpful staff. Wonderful time. One egg, toast, coffee/ tea, a bit of beans,  a small hash brown , black pudding and rasher of bacon wasn’t worth a full English breakfast ( DOUBLE THE PORTIONS PLEASE) DINNER WAS FANTASTIC !

I had 1 night here and never again. I came here on a business trip. The first room was awful and had to move rooms because the plug sockets did not work, so they stated they will upgrade me to ab executive room.....!!! Exactly the same type of room, not an upgrade at all. The rooms are dirty and very dated and unsafe. The kettles are rusty inside, so I did not drink from them. The sink in the (executive room, joke) did not have any form of socket or plug / grid, so you could quite easily loose jewellery done it. The smell of the rooms is awful. Dinner again, awful, I had the chicken burger, and the chicken tasted off. The banging and noise above you does not help when trying to sleep. You only have 2 plug sockets in the room which are the other side of the room, so no good for business use. I think HSE would have a field day at this hotel. Like I said the hotel should be closed down and condemned l. On a positive note, the reception staff were lovely, but you can see they were embarrassed. The owners should be ashamed with themselves to allow a hotel / hostel get this bad. I would rather sleep in a tent.

Super friendly guys that work there will do anything you ask, food spot on, beer is tasty and its realistically priced rooms are clean what more could you ask for ! And in a nice and quiet location nice little get away not far from burgesshill if you fancy a meal out or more drinks

Recently used this hotel for a 50th birthday function, however the experience deserves a 1 star review The DJ had not turned up, when we questioned the managers they kept saying he will be here in 15 minutes. He arrived 1 hour late with minimal equipment and continued to play unsuitable music, when we spoke to the DJ who appeared quite frustrated informed us he had been booked last minutes and had no idea who or what he was catering for ! Suggesting the hotel had forgotten to arrange a DJ in advance . To make matters worse only 1 member of staff serving drinks all evening this was clearly too much for 1 person to deal with. We tried to raise these concerns with the on site managers who were very dismissive and showed no empathy or or interest in resolving the issues! Overall the event was poorly organised and handled unprofessionally I would not recommend this hotel for hosting any functions.
