The room was cozy and the mattress was very comfortable! Actually, we live on the second floor of a restaurant and bar. The breakfast is very good, with a variety of options to choose from, all freshly cooked. The only drawback is the bathroom facilities, the drainage is too slow and the space is too small! The rest of the experience is very good! The ladies in the restaurant and bar are very nice! Easy parking.

We had a very comfortable stay at The Swan. It's in a good location close to Ashdown Forest and Forest Row itself is an interesting place. The food was excellent, both in the evening and at breakfast. Very friendly and attentive staff too so overall a great experience.

Everything was just as it should be. Online check-in and check-out was very easy, the room was quiet and very comfortable and breakfast was first class. The staff were very professional. Excellent value for money and we will definitely stay again.

Very poor customer service, first I was ignored by the bar, waiting to be served when girl behind the bar decided to serve first young lads. When I’ve ordered my drink and portion of chips, same girl ask me what is the table number ( tables don’t have numbers ). Going outside I’ve asked politely the manager (Jack) if there are any free tables available outside he responded in very rude manner that he don’t know. He is not very welcoming manager as he don’t know how to look after his customers.

We stayed for 1 night on a Sunday could not have the room until 4pm, got there around 4.30 Was told the restaurant closes at 6 pm, possibly why the place was empty. So, not a good start. The room was a good size, comfortable bed. The carpet looked like it had not been hoovered as it was filthy, the general cleaning of the room was not to a very high standard. The en-suite was not a lot better, dirty bin black mould on the skirting near the shower entry Dirty walls, dirty window blinds. The place needs a good bit of TLC. And the photos on the booking site are very misleading. Shame. Won’t be returning. PS …breakfast was ok..though there was some confusion when we we’re informed that we had to pay £14 per person!!! But after telling them that I had booked with breakfast included. The staff checked the booking and all ok.

Avoid room 6 - behind the pub. Entrance is past the bins and the petrol station, the kitchen door and an unbearable noisy and smelly kitchen extractor fan which starts at 7.45am and finishes around 9pm. Staff failed to turn up to serve breakfast on day one. Calls to the "emergency" numbers failed to wake the manager on duty, but reached an ex member of staff then one on leave! Yes it was resolved, but what a shambles. We were not warned about overnight roadworks outside. Room not properly cleaned and bins not emptied. Food was generally good but no atmosphere. Lack of cereals or other continental standards. Not the "Alpine-inspired eatery-bar specialising in hot rock dishes" that google says. It is a basic pub, with lack of leadership from management or staff training.

This was a mixed experience. Superficially, everything was fine. The room was good and food/service all made for a pleasant stay. Something happened that was unsettling - on returning from an afternoon walk, we found the room door that we had locked on our earlier departure was open. Not just open, but ajar. Staff insisted that no one had gone in the room. Clearly, this wasn’t the case, but no further explanation or action was taken. As I say, this was unsettling. Also, a word of warning - leave your ‘Make up my room’ card out, otherwise the room won’t be serviced.
