Great central location. New modern room. Comfortable mattress . The toilet could have better closing door without gap. Extremely small room very limited space to open luggages etc.

Every time I go to Edinburgh for 20 years, I will choose to stay in Rose Street, even if it is a B&B or a fast hotel. This time I chose to stay in this hotel. The room is small but well-equipped, very clean and quiet. The bar on the first floor is very cozy and provides drinks, simple meals and free coffee and tea. The surrounding environment is very good. There are bars and restaurants outside. The commercial street is very lively, hotels, train stations, buses, parks, royal castles, etc., so next time I will still choose to stay in this hotel 😜👌👍

Staying for 2 nights only provides you with 1 bottle of 350ml water.
You need to drop G/F refill by yourself, it's too uncomfortable!

Great room comfort wise. Air con was very noisy however and the lack of a window wasn't great as the air con gave me a cold. Also you had to organise your room to be cleaned before midday which wasn't convenient. On the plus side I did feel very safe as you had to tap your keycard multiple times to get up to the rooms. And with earplugs in I did manage to sleep well despite the air con. The shower was fabulous.

Really good choice of hotel when visiting Edinburgh. We came for a city break and to see our son who is studying there. We chose the “bigger” room which was compact and had a decent sized window. Check in was a breeze, using the QR code sent via email though there was a member of staff on hand to help. You print your room key off from the machine. You need your room key to go up in the lifts and access the corridors on the upper floors, which is a good security feature. All the staff were lovely and friendly. The rooms were clean, the bed was super comfortable. The lights are controlled by the panel in the headboard, including the bathroom one. The showers are great. We had the breakfasts which were simple but really good. There is a good vibe in the bar area. You can pick up free and coffee in the bar area (no kettle in the room). The location of Rose Street is great, as it’s very near many attractions and it was 10 minutes walk from Waverley stations (it’s not recommend to arrive by car) and if we return we will look to book this hotel. Hotels in Edinburgh all seem to come with a cost premium .

Far exceeded my expectations! Clean, comfortable rooms with all the amenities you need, nice lighting and other additional features and a powerful shower. All in all, everything you need from a base from which to explore a new city. The staff were all friendly and on hand whenever we needed. Luggage storage on the final day was smooth and staff facilitated it very simply and easily, leaving us plenty of time to enjoy the city.

I went with a friend and we stayed for 5 nights. Good location, good breakfast, clean room and bathroom. You don’t hear noise for other rooms. Workers were very nice and helpful. Little room but very comfortable. A good point was that we have free coffe and tea.

Ideal location and price for exploring Edinburgh and surrounding area. Rooms are clean and comfortable and compact so not made for staying inside your room all day. A couple of mins walk to buses and trains. Continental style breakfast is an option and was very good for the price we paid. Hotel is clean and modern, we used hotel as a rest stop on a longer journey and got a good nights sleep. would recommend this hotel for a short stay over.

It was a comfortable stay. However, they can do better. There was only one chair (kmowing they have two guests, the room carpet has a lot of stains, the toilet structure is not really good, and they could have offered protein on breakfast ( atleast eggs).

My husband and I loved everything about this hotel! From its central location on Rose Street, to its the cleanliness, room + decor, bar area, and ease of coming and going, etc ...everything was awesome! We are looking forward to our next trip back to the city and plan to stay again.

The hotel is centrally located in the city, very clean and well presented, with friendly staff. The only down side was that the room would benefit from tea and coffee facilities, otherwise I would recommend it for a one night hotel if your visiting for business or a concert, etc.
