The location is good, the guest house, generally,is clean,as was our room,a few nice touches & a comfy bed too.Breakfast was plentiful. However,we found the atmosphere somewhat regimented, with a very small time frame for breakfast. The lady owner sat in the dining room talking, loudly,to another guest, constantly throughout our breakfast making it quite uncomfortable & we have never had this before - breakfast elsewhere, has been relaxed. The conversation was about covid & covid measures past & present, her opinions re others & her neighbours, sorry,it's not professional. There are signs everywhere re sanitiser, masks & when we left, the lady owner wouldn't take our keys that I was handing to her - instead, she asked me to put them into a bowl for her to sanitise - no sooner had I done so,she began spraying them with sanitiser! For us,this made us feel like we'd got a disease or something. I realise the owners wish the place to be clean & that's fine, but this,in our opinion,is over the top & again, never known this before, even when we travelled in 2020. We didn't find the lady owner friendly towards us at all, when we left, she barely made eye contact with us. She never asked for example, how we'd slept, how we'd travelled to them, where we'd come from etc, the usual chit chat - this all adds to a nice friendly atmosphere, but was noticably lacking here. Her husband seemed a friendlier person when I spoke with him though. The ceiling rose in the bedroom needs attention.....bare wires are exposed!

All of the previous reviews are 100% accurate. The guesthouse is immaculate, the cleanest tidiest place we have ever stayed at. Room was lovely and airy bed really comfortable. David and Pauline could not do enough for you The breakfast which was included was incredible all freshly cooked. Cannot recommend highly enough. After our first visit it feels like we have made friends with the incredible hosts. We will be back

We found our stay (1 night) very good. In regard to some of the slightly more negative comments it must be remembered that you are effectively staying in someone's house - yes it is being run as a B&B but it isn't a Premier Inn. Despite Covid in the rear view mirror as I write this, the owners are still keeping some of the regulations in place for their peace of mind and other guests. And as Tom Hanks used to say "wear a mask, it is the least you can do" Location is spot-on. Not right on the sea-front but a short walk up through the main street gets you to the pier in no time at all. Cleanliness is first rate. Great bed. Plentiful well cooked breakfast. You would be very hard pushed to find this level of quality at the price point so if you do need a room in Clacton go for it. Just one quick thing there are three parking spots at the front of the building. As there is a busy road at times it is best to reverse park

Lovely hotel, spotlessly clean and great size room. Had trouble with the shower which didnt have any hot water. When mentioning this to the lady owner she said that we needed to run the hot tap for the hot water to reach the top floor for the shower to run hot. I suggested that it would be worth putting that somewhere in the room so that people staying there know. Her attitude we found was quite rude saying that its common sense to run the hot water tap if the shower is running cold. I can honestly say that in all the times i have stayed in guest houses/hotels ive never had to run the hot tap to get the shower warm. Breakfast was ok, felt a bit too regimented, and whilst we appreciate that businesses need to still operate differently because of covid, plus we felt uncomfortable when the lady owner once she had served breakfast sat in the room and it honestly felt like we were being watched. Shame because with a change in her attitude this would be a lovely guesthouse.
