I booked this place for two nights. I saw other reviews saying the accommodation was clean, but for me, the bathroom was quite dirty, as if the housekeeper hadn't cleaned it at all. There were stain marks on the walls and the sink was also stained. However, the duvet and bedsheets were quite clean. On the second night, the housekeeper forgot to provide towels, so I called reception to request some. But after a long wait, no one brought them up, so my partner had to go down to get them himself. The towels for the second night also had a musty smell. The swimming pool and gym were pretty decent for the price. I booked a room with breakfast, and the breakfast was fine. The staff at the restaurant provided excellent service; they were very cheerful, especially a female staff member who took great care of us, and the male staff member who drove us to the main road was also very helpful. Overall, it was quite okay, but I have to deduct points for the cleanliness of the bathroom, as it seemed the housekeeper hadn't cleaned the walls at all.

Overall, this is a good budget hotel and offers good value for the price. If you’re looking for an affordable stay, it’s a reasonable choice. The room is spacious, and I liked having a separate living room area. The rooftop is a nice place to relax, and the gym has the basic equipment you need. The hotel kindly accommodated our request for a room on the highest floor, which we appreciated. However, the Wi-Fi was very weak and unreliable throughout our stay. The treadmill in the gym also needs attention, as the running belt doesn’t function properly and could be a safety hazard. We also experienced an ant problem in the room, despite not leaving any food or leftovers out. We felt comfortable during our stay, but we didn’t particularly enjoy it. The hotel met our basic needs and offers decent value for the price, but it didn’t leave much of an impression. If you’re looking for a budget-friendly place to stay, it’s a reasonable option, just don’t expect too much.

Traveling with three people, prioritizing three single beds, limited our options. This hotel is located in the Pratunam area, and you can drive right up to the entrance. However, with shops and stalls lining both sides, it gets incredibly congested with pedestrians and motorbikes, making it very difficult if there's oncoming traffic. Everything you need is within easy reach. It's about a 10-minute walk to the Airport Rail Link Ratchaprarop station and about a 15-minute walk to CentralWorld. The hotel has two buildings. We stayed in the older one. One bed had a fixed frame, while the other two had movable frames on wheels (they sagged a bit in the middle, probably because they weren't fixed). The bathroom was a bit small, and the shower door felt broken. The hotel didn't provide toothbrushes or slippers. The shower gel and shampoo came in pump bottles. Our triple room wasn't facing the street, so it was quiet at night. The curtains didn't close completely. The room was proactively cleaned the next day. There's a scale in the lobby for weighing luggage, which was convenient. There weren't enough power outlets for three people, and the Wi-Fi signal was poor. It's decent for a three-star hotel.

In my opinion, this is one of the most basic hotels in Bangkok. Cons: - The electrical work is quite strange; some switches turn on all the lights in the room. - The pool is out of order, and guests weren't informed about it. - We were told we could use a pool about 500 meters from the hotel – 'super convenient' to walk there dripping wet through the streets. Pros: - Daily housekeeping without needing to ask. - Minibar available at reasonable prices. - The bed linens are very comfortable. - The hallway on our floor is nice, with a pleasant carpet.

Urban House Sukhumvit 13 Hotel is a fantastic hotel! The front desk staff are incredibly kind and friendly. The room was spacious and bright, very clean and simple, and the bed was just the right softness. The best part was the tip-wishing animal display – the housekeeping staff made all our wishes come true, which made us super happy! Highly recommend it!

Upon checking in, I found the room to be simple and clean. While it didn't quite match the influencer-style lighting and filters of the promotional photos, it was comfortable enough for a good rest. The hotel's winning feature is its unbeatable location; the area around it is incredibly lively, and you can walk to major department stores and shopping districts. I highly recommend it for travelers whose main agenda is shopping and city exploration.

The bathroom requires more attention as there is a constant smell coming out from it. There should be more entrainment settings
