The room and the hotel building were clean and tidy!
There was a microwave, kettle, washing machine, dryer, and refrigerator in the room, which was very convenient!
I didn't quite know how to use the dryer, and I didn't know how to use it when I called the front desk, so it would have been helpful if there was a sign explaining how to use it.
We stayed with five people and only had the bare minimum amenities,
but there were only two toothbrushes, shampoo, and body soap.
There were five bath towels, but only one hand towel.
Maybe it was just because we checked in early, but it would have been helpful if there were enough for everyone.
The pool was large and beautiful, but it would have been nice to have a place to rest right next to the pool!
There was also a gym, and it was quite close to the airport and shopping malls, so it felt like it was within walking distance!
The place was really nice overall. The room was comfy for 2 adults, and the amenities were great — especially the pool, play area, gym, and billiards on the 9th floor. If you're bringing kids, note that the room with 2 single beds is tight; better to request a Queen bed. Everything felt clean, modern, and well-maintained.
A couple of things could’ve been better. There was a strong sewage smell from the toilet — likely due to the hotel being new. They provided an ionizer which helped, but the smell returned when unplugged. Reception offered a room transfer around 7pm, but we were already back and too tired to move.
Also, one of the staff members from housekeeping came into the room without knocking — not a huge deal, but definitely something that should be addressed. Still, it was a mostly good experience. With a few tweaks, this place could be awesome .Will definitely come back!
LOVE this place. New building & new interior. Everything is new. The view is superb!!! Everything is comfortable.
I highly recommend this place & I’ll definitely tell my friends about it.
The place is cozy and the ambience is great. The big pool is quite good but the other pool is not that clean (some leaves are floating at the pool). The security guards are very courteous and hospitable. The frontdesk staff is not that hospitable and don’t even know how to smile.
To the unit owner “Thank you much for letting us stay in your beautiful place.”
I enjoyed my time staying at Kasara T1-4K Urban Staycation! The studio apartment was perfect for my needs during the 3-day stay, with a kitchen available to use and a small desk for me to work at. Also, it's right next to the outdoor garden which is lovely. The host is also very responsive. Thanks for a great stay!
Initially, the staff were accommodating, helping me settle in and providing the essentials I needed. However, within an hour, their responsiveness declined significantly. For instance, I requested access to the Wi-Fi, which was available, but they refused to share the password. Instead, one staff member suggested I purchase mobile data, which I found extremely disrespectful and unprofessional.
In terms of location, the hotel is conveniently situated near malls and shops, which is a positive aspect. However, the building itself raises serious safety concerns. There were numerous gas tanks stored near the staircase, and the constant smell of overused oil permeated the area. These conditions are hazardous, and I strongly urge a fire inspector to assess the premises immediately.
Overall, my experience was far from satisfactory. I was deeply disappointed with my stay and would not recommend this hotel to my friends or family. GGuest UserFeedback and Complaint Regarding Recent Hotel Stay
I would like to provide feedback and raise a concern regarding my recent booking experience.
I booked a stay for 15 guests at a specific hotel ( Lux Penhouse), and the booking went through successfully without any issues. However, just a few hours before our scheduled check-in, I was informed that we would be moved to a different hotel ( bayshore phase 2), with the reason being that the original hotel “could not accommodate 15 pax.” This was extremely disappointing, especially since the booking was clearly made for 15 people and was confirmed.
The replacement accommodation provided did not meet expectations:
• The utensils were incomplete, and basic amenities such as toothbrushes and towels were not ready upon our arrival.
• The swimming pool was closed for maintenance, which was not communicated in advance. This was one of the main reasons we chose the property.
• Overall, the place felt unprepared for a group of our size.
On a positive note, I would like to acknowledge that the few staff who assisted us and the lobby personnel were helpful and courteous, and we appreciate their efforts.
While we understand that unforeseen changes can occur, proper notice and preparation are expected, especially for confirmed group bookings. I hope this feedback helps improve your service and guest experience. I would also appreciate a response regarding this matter.
Sincerely,
Cheryl ********

IInfra RedOur stay at Grass Residences Tower 3 was overall a pleasant experience! The unit was cozy and comfortable, and the location was superb - it's connected to SM North via a convenient walkway/bridge, making it easy to shop and dine. The security was good, giving us peace of mind during our stay.
The agent we worked with was nice and helpful, although responsiveness could be improved.
One thing to note is that while the property has great amenities, they aren't included in the package. Each use of the swimming pool costs PHP 150 per head a day. Additionally, be sure to include ALL guest names when booking, as we learned the hard way that even if the unit accommodates up to 4 pax, anyone not listed won't be able to use the pool amenities. We only provided 3 names unfortunately for some reasons, and our 4th family member wasn't allowed to swim (at first) which was a bit disappointing, but thankful to the agent because she helped us resolve the issue. We still had a great time and would consider staying here again. Overall, a good experience!
BbusabossThe room is clean and comfortable, but it is difficult to get water because there is a supply and the host is easy to talk to because sometimes the money is delayed, but when you ask for even a little while to extend for another day, the host doesn't complain anymore as long as he updates.
GGesille DenqueThe place is very accessible to shops, stores, and to the Naia 3 since i am traveling with my 11 years old son. Easy booking online through Trip.com
Provided my special request of a room with windows.

MMartin DineenGreat hostel in the heart of Malate , bar and food served onsite , friendly staff , hot shower , bring your own soap , great value , a couple of days is enough , I recommend for those on a budget
AAnonymous UserThis is a ‘love’ hotel. Even though the staff are extremely friendly, helpful and discreet, the hotel lacks basic safety features such as a key for your room and a safe box. Therefore it’s pointless to book it in advance for several nights. There’s absolutely nothing around the hotel which can be positive or negative depending on what you’re looking for. Only recommend if all you’re looking for is privacy.
Bbck23It was difficult to charge my phone because the location information was different, it was not easy to check in, and there was only one place where electricity was available.
