The location is very convenient. The hotel offers a free shuttle bus service to and from Disneyland, with the pick-up/drop-off point on the 1st floor. From Bayside Station (on the Disney Resort Line), there's a free shuttle to the hotel from Exit 1. It's handy if you have luggage, but it's also a quick and easy walk without. There's also a paid airport shuttle service available; you just need to register and pay via QR code in advance.
The views are fantastic, especially from rooms with a balcony and ocean view.
For breakfast, there are several restaurants to choose from. I opted for the one on the 1st floor, nearest to the elevators. Even going down at 9:30 AM, there was still a queue, but the food selection was extensive.
Rooms come with complimentary drip coffee, tea bags, and two bottles of water, plus a kettle. There are also two convenience stores on the 2nd floor.
Facilities: They are a bit dated, but everything functions perfectly. The air conditioning control panel is located above the bedside table.
Overall, it's a good choice, and I would definitely recommend it to friends.

Cleanliness: toilet has a pungent smell and we regretted not asking to change room because we checked in late at night and too tired to ask. It did not got better after room service.
Location: it was right opposite the train station but there is still free shuttle bus to send you there. Good for wet weather or when you have luggage. Was baited by other reviews that there is shuttle bus to Disneyland but there isn’t. Only free bus to nearest station and Baiharma station. You need to pay the train ticket to take resort line to Disneyland and Disneysea.
The park view isn’t ideal because you can’t really see Disneyland. Just the view of neighbouring hotels and a little bit of the parks. I believe ocean view is better.
Breakfast was decent, you can get original or chocolate pudding.
All staff are friendly and nice.
There is ice and cold water dispenser on every floor but no hot water. You can boil on your own in the room. The room is very spacious.
It was good, though a little small. However, the free shuttle bus makes it very convenient to get to Narita City. I highly recommend visiting Shinshoji Temple; it's an ancient temple that's always bustling with worshippers. It's definitely a worthwhile place to visit.

I stayed at this hotel for 4 days. The hotel service was excellent, and the breakfast was fantastic. A shuttle bus service to Maihama Station is also available. Overall, it was a wonderful 4 days! Tokyo Disney Resort was a blast!
To reach Disneyland Park, you'll need to take a shuttle bus to Maihama Station and then walk from there. For DisneySea, you can walk to DisneySea Station, purchase a ticket, and then ride Disney's charming monorail.
The open-air parking lot is right opposite the hotel, which is very convenient. Breakfast and dinner are buffets, and the food is fresh and abundant. The staff's English level is average, but they are very polite. A ten-minute walk from Kamogawa Sea World, it is an unforgettable attraction. The hotel swimming pool is clean, has lifeguards on duty, and is open to guests free of charge from 9 a.m. to 5 p.m.
This is my second stay at the APA Hotel. I always choose to stay here whenever there's an event in Makuhari. The rooms are clean, and its proximity to the event hall is incredibly convenient. I also enjoyed the nice ocean view. However, the downside is that when major events coincide, the accommodation fees can double, making it difficult to visit frequently.
The room is very clean with sufficient amenities. The bath is so comfortable, and the temperature definitely is good for blood circulation even though it is not onsen water.
The breakfast fast was delicious and we tried dinner at the hotel cafe. Surprisingly, the Indian curry with Naan was so good. We recommend it if you want some pizza, pasta or Indian food.
The hotel is around 5-10 mins away from the beach. My husband enjoyed surfing over there very much.
The Guanyin statue is just 5 minutes away in walking distance, and it is so beautiful. Definitely, it is worth visiting.
While the hotel is quite old and the rooms are a bit dated, it was very clean and all in-room amenities were fully functional. The hotel's surroundings are quite isolated, making it impossible to order delivery services like UberEats. Guests are therefore limited to dining at the hotel restaurant or purchasing microwaveable ready-meals from the lobby's convenience store. A convenient complimentary shuttle service is available to and from Narita Airport Terminals 1 and 2. The front desk staff also had excellent English proficiency.

The shuttle bus service from the airport – Narita JR Station – Aeon Mall was super convenient and reliable.
The hotel is away from the busy city crowd, but still easy to explore Narita JR Station area, where you can walk along a traditional old street and even try the famous century-old unagi restaurant. At first we thought Aeon Mall was just for dinner, but it ended up being a great place to shop – lots of tax-free shops, restaurants, Uniqlo, GU, etc.
Rooms are larger than average in Japan, and the lobby area is comfortable and welcoming.
Cons:
The room felt quite stuffy. It uses central air conditioning, but even set to the lowest temperature, it was still warm. After feedback, the hotel kindly provided a fan, but it didn’t help much in late summer. Eventually we had to leave the door slightly open for better air circulation. Interestingly, the corridors and lobby didn’t feel hot at all.
Overall, great location and shuttle service, but the room ventilation could definitely be improved.
I'll choose this hotel as my last stop again on my next trip

JJaswinder.SinghIt's a big property having tall buildings and lots of area having different facilities like Swimming pool, Hot Springs, Restaurant and 7 Eleven inside. They have bus service from Narita Airport to hotel, it takes almost 20-30 minutes to reach to the property. When we reached this hotel's bus station outside Airport Terminal 2, we were disappointed as the frequency of the buses were low as compared to other hotels which are close to the Airport. So we had to wait for 2 hours for our bus to come, also at checkout they have either 6 AM bus or 8:30 AM bus which didn't match with our flight departure so we had to wake up very early to catch 6 AM bus and spend lots of extra time to board the flight around 9:30 AM. If your purpose is to stay for the night and catch early flight, then go for other properties nearby Airport which operates in every half an hour frequency.
They gave us complimentary passes for the hot springs, which were only for 2 adults, and we had to pay extra 300 YEN for our 10 years kid. It was very confusing inside the hot springs, no clear instructions, and due to language barrier, we kept on roaming inside the hot springs facility without finding the real way inside it. Please research before going inside how hot spring works, as they have different place for males and females, free lockers are available, and once your partner is inside the hot spring you don't have any options to call her, as no mobile or other stuff is allowed inside other than a towel (Full Monty) so you can only wait for your partner outside.
Pros: Big property, big rooms, although we still found queen bed small for sleeping. Property has many facilities you can enjoy full day, so better spend 1-2 days inside hotel if you have time. Friendly staff, proper cleanliness.
Cons: Less no. of bus frequency from hotel to airport and back to hotel, only reception area staff understands English, you might find difficult in other areas if you are confused about something. At airport after waiting for 2 hours for their bus, when it finally came, they didn't let us go inside their hotel bus as it was for some special hotel group guest, although other bus was there in 5 minutes, but we felt like strangers there without any proper communication which could be handled in a better way.

AAnonymous UserGreat services with 7-11 in the hotel. Near to Narita airport with free shuttle bus. However the frequency is not high, especially to Aeon mall but in overall was a pleasant stay.
KKuopingThe door is the beach ocean, the room faces the beach Pacific Ocean, very convenient, the beach walk is very comfortable. There is a welcome area on the second floor, and the coffee book record sofa is very comfortable until 12 pm. Breakfast is very good, facing the beach. There is a large bath that is very comfortable. The counter staff is very kind and the parking is in their own parking lot. The only downside is that the entrance to the hotel is a staircase. It is more laborious to carry large luggage up and there should be space to build a slope.
