I visited the hotel with my parents, my wife and my daughter. We stayed for four nights, checking in on 3rd May and checked out on the 7th.
This is actually my second time visiting this hotel, the first time being 30 years ago, again with my parents. I had great memories as a kid so I was looking forward to this trip.
The First night was great, had dinner at Coco Joe's and rested after a long trip.
The Second day was fantastic, breakfast and dinner and Cafe Tutu, met a lovely dining lady named Rohana. During the day, we enjoyed the great activities of the Leisure Center. Friendly staff from there made the experience children friendly. And the icing of the dessert - the sunset parade, Jamie loves it. Housekeeping did a surprise heartwarming job, covering the lion doll of my daughter with a little towel on the pillow, very cute and thoughtful move.
The Third Day we went out to town so didn't stay much time in the hotel.
The Fourth Day, was quite disappointing to be honest. Housekeeping did not arrive in the morning when we were out playing at the pool. I understand as there are many rooms to take care of. We went back to the room to rest between 2-4pm, switch on the ”Do not disturb” button, and somehow housekeeping team arrived so they put a card to say they could not clean as we put up the do not disturb button. Fair enough, but again, there was five hours in the morning which they could clean the room.
Leaving the room again at 4pm for activities, I called service center for housekeeping, switched off the ”Do not disturb” button and went out. We returned at 7:45pm, still there was no housekeeping. Frustrated, I called the service center again requesting for housekeeping, they replied they will check and follow up with housekeeping. Half an hour later, still no one turned up. Extremely irritated, I called service center for housekeeping again. This time, housekeeping finally arrived but our whole family were waiting for clean towels to have shower.
VERY disappointing with the effecitivness of housekeeping and service center on this incident.
On that very same day, I discovered a big crockcroach in the toilet, so I do have a big quetion mark on the housekeeping of this hotel.
The day was worsen when we had dinner at Coco Joe's, where we wait for nearly an hour (from 6pm to 6:53pm) before we get all our food served. I did complain it to the manager when he came by, which he did apologise and waived our dining fee. Despite my disgrunt towards the long waiting time of the dishes, I would like to give credit on the manager (I think his name is Mr Kan?) in terms of how he managed the complaint.
Overall, the experience is mixed. With friendly staff at leisure center + Cafe Tutu, good food but unreasonably long waiting time at Coco Joe's, and disappointing housekeeping after the heartwarming performance on the second day. The hardware of the hotel is great (view, pool design, restaurant seating) but our experience was mainly affected by the staff. On this ocassions, I would like to give commendation to the following staff: Rohana, Majid (both from Cafe Tutu), all staff from Leisure Centre (especially the two ladies and two gentleman hosting water polo and volleyball respectively), and Kan from Coco Joe's on complaint management.
Please keep up on the good work you already have, and work hard on things that requires improvement:)

I would like to extend my gratitude towards the staff's name Nova. She's really helpful and she's comply will all my request even though it's a just a small gesture. I do feel welcome with her warmly greeting and she still check on me after i've checked in.
Highly recommended for this hotel as its just right in front of 'philipines market' and great location for tourist to have a walk for shopping a local food n souvenir and have a good seafood meals.10/10 for the bed!!!

I have had the most wonderful stay here. seamless check-in, they upgarded my room to sea view, the staffs were really friendly and accommodating. There were some system upgraded with their tv, however, it gone back to normal in 15 minutes! I feel loved and well taken care of by the staff. the breakfast spread was top notch and meets my standard. My husbands opted for the valet parking and he was so happy! also, I travel with my 3yo son, and they gave free toiletries 🤩. I was so happy and wilould definitely come back and would recommend others to stay here! xx

The look of the hotel from the outside is so misleading. We passed by the hotel before check in and did not have good vibes about it. But once we entered it was like in a different place altogether! The ambience and feel is so elegant and beautiful. The way to the rooms are like secret entrance to another realm! So cool! The room is so welcoming and gorgeous. Loved our stay and wished that we were there longer!

I had a wonderful stay at Citadines Waterfront Kota Kinabalu. The location is excellent – right by the waterfront with easy access to Suria Sabah Mall, local eateries, and Jesselton Point for island hopping. The rooms are modern, clean, and well-maintained, with comfortable beds and all the amenities needed for both short and long stays.
The staff are friendly, attentive, and always ready to assist, which made the whole experience even more pleasant. I especially appreciated the rooftop pool area, which offers a relaxing atmosphere and a nice view of the city and sea.
Overall, this property is a perfect choice for both business and leisure travelers who want convenience, comfort, and great service in Kota Kinabalu. I would definitely recommend it and look forward to staying here again.

Firstly was staying in mountains view but at last decided pay extra 80+ to upgrade to a sea view room.
The room is big, but there is some bugs in the room.
The tissues is not fully replace, used a few then finish.
The water pressure from the celling head is too small!
And lastly paid for upgrade to sea view room, it give me a corner room with half blocked by building and only can view the sea half. It is not worth it for me to upgrade to a sea view room.

Next time balik KK will repeat again staying here with the same room. Deluxe Seaview. The breakfast was just so-so. Boleh lah. But the room was superb, dengan view yang lawa. They have a very big LG smarttv so boleh lah sign in netflix layan movie. Dan location also was very good. Walking distance to many main attractions di bndr KK ni.
We had a good family bonding time at Shangri La Rasa Ria. There were lots of activities catering to various types of travelers. The beach was long with fine sand, and the sunset view was excellent. There were also game rooms when the sun gets too hot or when it rains.

AAchaEngcongChecked in at the hotel at around 9.30pm. I noticed the air conditiong was kinda hot. But i thought to myself, I’ll give it some time run first. Maybe it’ll get better soon. Then an hour later, it was still hot, so i called operator, and she said she will send someone to our room. Waited about 30 minutes or more, still nobody came. I called the second time, and she said she’ll get someone to our room again. And that’s it, nobody came to our room, to help us with the air conditioning. And we were to tired to wait already. So My 8 month old baby sleept sweating that night and i had to fan him with the note book that they put beside the bed. Upon checkout, I complained to the receptionist and the manager about the incident, and they checked on their system that the issue had been resolved. Which was abvioustly a lie. So the manager said he will investigate the matter and he promised something to me. So i hope he keep his words. I’m a regular here, so i know there was something wrong with the air conditioning. I know the quality of the hotel. So let’s see wether the manager is serious about his words.

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂
p.s.s. I saw a greater coucal gliding into the forest in the morning!

Positive Points:
1. Air-conditioning was very effective and kept the room comfortable throughout the stay.
2. Great window view – beautiful sea and jetty scenery that adds to the relaxing atmosphere. (see my attached picture)
3. Excellent location – conveniently close to eateries and the jetty, making it easy to get around.
4. Reasonably priced in-house food – offers good value for money for guests who prefer to dine in.
5. Complimentary extra bottled water was provided upon request, which was appreciated.
6. Friendly and helpful staff across all departments – from housekeeping, café, and maintenance to the front desk. Everyone was courteous and attentive.
7. Special mention to the chef – a very kind and gentlemanly person. On our first day, we ordered 6 fried eggs for breakfast, assuming they were included. The chef initially didn’t inform us of the RM2 charge per egg and kindly did not charge us for them. When we later tried to order again, he politely informed us about the charge. We truly appreciated his honesty and kind gesture.
8. very nice grilled meat at the roof cafe (5th floor).The promo price is 5 sticks for rm9.9 . worth to eat!

Areas for Improvement:
1. Limited breakfast buffet selection – mainly local dishes such as chicken, eggs, vegetables, rice, or noodles. While the food was tasty, there were no options like fresh milk, cereal, or egg station. Fruit choices were also limited to just bananas every day.
2. Window leakage during heavy rain – rainwater entered the room. However, the staff responded promptly and mopped the floor immediately.
3. No robe hooks in the bathroom – makes it inconvenient to hang clothes or towels.
4. Shortage of bath towels – clean towels were only available in the late afternoon after laundry was returned.
5. Extra blanket charge – an additional around rm50-60 was required if requesting one more blanket, which felt a bit expensive.
6. Low water pressure in the shower – the water flow was quite weak, making the shower experience less enjoyable.
7. Housekeeping quality needs improvement – there was sand in the room, and although we informed the staff, it was not cleaned properly even after the feedback.
Extra Tip for Travellers:
There’s no laundry shop in Semporna town, so do remember to bring enough clothes for your stay.
LLimThe only reason I stayed here was because of it location near to the airport. Everything else is good in terms of experience except I was imposed with liability costing RM10 for soiling one piece of their towel. The soiling happened because I walked outside after the rain and my foot got into a mud spot. I came back to my room and I accidentally stepped on the towel. Bear in mind, I had to book their largest room meant for 4 pax because that was the only one available even though I stayed alone. Considering the occupancy is low for that large room, soiling one piece of towel does not justify a RM10 liability damage.
JJnicerI had a pleasant stay at Promenade Hotel Kota Kinabalu. The location is excellent — within walking distance to the waterfront, night market, and shopping malls. The room was spacious and clean, with a comfortable bed and a nice view of the city. Breakfast had a good variety, and the staff were friendly and helpful throughout my stay. It’s a great choice for both business and leisure travelers. I would definitely stay here again.

LLeeOliviaNo regrets staying here and travelling out 40mins each morning to where we need to be. 1 yr old Inn is clean and staff are friendly and served well. Clean room, breakfast is made to order (select from set). View is amazing. Only downsize is that early in the morning, you can hear the cars running up and down the bypass if your room faces the main road. Comfortable stay and will choose to stay again in future. There is a convenience store, laundromat and even ATM and cafe at the Inn.
GGandingAmenities in the room, such as hair dryer, iron, ironing board, kettle, cups, 3 in 1 coffee, tea, drinking water, towels, conditioning shampoo, shower gel and prayer mat for Muslims are available. There is no dental care kit, so bring your own. Otherwise, you'll have to drive a bit to buy one.
It was my third time in Kundasang, so we rented a car and drove to the location. The road to the location is quite challenging if you're not used to the rural road. There are plenty of parking spaces there. I also saw guests with private tour guides who drove them around. I think that's a good idea, too.
I booked the room with the mountain view, but the weather was not on my side. The mountain was in view very early in the morning when it was still dark, and then it was covered in clouds for the rest of the day.
There is no aircon but a cute ceiling fan we didn't use because it was already cold. However, I wish I could open the windows without letting the bugs in. There were huge spiders making their webs near my window, and I dare not open it. The beds are okay - not the comfiest and only one rather flat pillow for our heads. We slept well nonetheless. We spent most of our time outside the room unless it's to shower or sleep.
There's a cafe where we took our dinner to the outside dining area. The tables and chairs were scattered around so we had to arrange them ourselves.
There is hot water, but at around 7am, the shower runs cold even with the water heater turned on. Could it be that everyone is showering at the same time?
A simple breakfast is served at the cafe for the guests. When I was there, they had fried mi hun, French toast, sausages, baked beans, and eggs. There were two types of cereal. A bread station where you can toast your bread. Only white bread was available. Drinks were orange cordial, coffee, and tea. They replenish the food if finished, so don't worry about getting to the breakfast a bit late.
The best thing about the whole trip was the booking, checking in, and checking out was hassle-free. Also, if you love flowers, walk around the place and admire their hydrangeas.
