I didn’t expect the place was so near to the kk Times Square and next to imago. Just across and use the bridge. Thus location was very convenient. The rooms are spacious and clean and to enter the floor need card which is safe for woman. The staffs are very friendly and helpful as well and was able to assist and even help in our grab service informing them to come right infront of the hotel. I really love the ambience. And there is also restaurant and convenience store at the same building.

Excellent stay! Spacious and clean room with breathtaking sea view. The breakfast was delicious with plenty of variety. Friendly staff and great service made the experience truly memorable. Highly recommended!
Check in was smooth as well as check out. Upon check in to the room, noticed a used shower cap was still hanging in the bathroom, the towels seems a bit wet and only 1 pair of slippers was provided in the room. The housekeeping did send additional slippers to us upon request. Add point is the front desk staff was friendly.
Honestly, it was the little things. The room was simple but super clean. The bed was way more comfortable than I expected. The staff were genuinely friendly, not the fake kind. Everything I needed was nearby, so I didn’t waste time getting around. For the price I paid, I felt like I got way more than I expected. It’s not fancy, but it’s solid. I’d definitely stay again.
We had a good family bonding time at Shangri La Rasa Ria. There were lots of activities catering to various types of travelers. The beach was long with fine sand, and the sunset view was excellent. There were also game rooms when the sun gets too hot or when it rains.
Overall it's good, on the sea, the scenery is very good, there is a lady at the front desk who speaks ok English, the rest basically speak Malay, I can't understand, the boat transfer to the pier is 400 MYR, be sure to confirm the location of the pier, this is very important, the hotel is built on the sea, the fish and the sea are very beautiful, you can pick up some sea urchins and other things to play when the tide is low, it's still very interesting, but it's very humid, the water is cold, we have a fan room, I don't know if the air-conditioned room will be better, we were given three meals and afternoon dessert, it's really a good deal, we ordered lobster and fish extra, the price is right and the taste is delicious, the island accepts cash, there is no WeChat payment and Ali payment, everyone try to bring cash, there are still quite a lot of Chinese people haha, the last picture is a picture of the pier
The hotel is new, recently opened. Rooms are spacious and comfortable.
The hotel's strongest point is a comfortable and well-designed pool. Unfortunately, this is the end of the pluses.
Breakfast - the choice seems to be large, but everything is focused on the Chinese, so a European / American does not have much to eat. It's good that at least there is an egg station.
Front desk procedures - even though the hotel was almost empty, we were told to wait three hours for the room. A deposit of RM 200 per day is charged at check-in - cash only, no card guarantee. When checking out, you have to wait at the front desk until the housekeeping checks if you have stolen anything from the room. If you lose the document confirming the deposit - they will not return your money.
Finally, probably the most annoying thing - the card scanning system in the elevators - we sometimes spent long minutes trying to press the floor key in the elevator, usually it ended with asking for help from the reception. This is absolutely unacceptable.
There is too much to improve here to be able to say that the hotel is worth the price.
The staff are really, really kind!! I communicated with WhatsApp the day before and the reply speed was fast and the response was fast. There are a lot of Chinese and not many Koreans, so Alipay is the only option, so bring a lot of cash. And definitely upgrade your accommodation and make a reservation. The standard one doesn't have a hammock and has a veranda, so it's not that great, and the room is small. The building is pretty overall, and the sunrise in the morning is amazing!! It's really far from the city, so the water is clear and there's no trash floating in the sea. It rained the day I went, so I couldn't swim in the ocean near the accommodation, but the water is shallow, so I think it's okay to swim if the weather is nice. There are breakfast and dinner tea times, but I didn't go to tea time. Breakfast and dinner are really delicious. Good, but dinner time is very late, so I think it would be good to bring snacks. There aren't many Chinese people, and it's a place where many locals stay, so it's really quiet and secluded, which was nice. We paid extra for the pick-up service, and the drivers were good and the cars were nice, so it was comfortable!! You can make a reservation for snorkeling in advance, so I went to Mabul Island. The sea color is emerald and the water is clear, so it was good for hopping. Kota Kinabalu was dirty and there weren't many fish, and they didn't take care of Koreans, so it wasn't that great, but here, a guide with a PAI license took care of us and we snorkeled, so it was good. They gave us a snorkeling mask, but they didn't give us flippers, so it was a bit inconvenient, but it was okay. Towels, water, and lunch were also provided, and if you're going to snorkel, it's much better to come to Semporna!!
You can see Nemo, turtles, and fish. We lost our waterproof packs, so we couldn't take pictures, but make sure to bring them ㅠㅠ
They lend you a transformer, and the bathrooms are clean and have warm water. You pay a deposit of 50 ringgit and get it back when you leave.
But there's no wifi ㅠ
If Koreans are going to Semporna and the floating houses, come here. I really recommend it.
I think I'll stay longer next time ㅠㅠ I came for 1 night and 2 days, but it was such a shame....
Amenities in the room, such as hair dryer, iron, ironing board, kettle, cups, 3 in 1 coffee, tea, drinking water, towels, conditioning shampoo, shower gel and prayer mat for Muslims are available. There is no dental care kit, so bring your own. Otherwise, you'll have to drive a bit to buy one.
It was my third time in Kundasang, so we rented a car and drove to the location. The road to the location is quite challenging if you're not used to the rural road. There are plenty of parking spaces there. I also saw guests with private tour guides who drove them around. I think that's a good idea, too.
I booked the room with the mountain view, but the weather was not on my side. The mountain was in view very early in the morning when it was still dark, and then it was covered in clouds for the rest of the day.
There is no aircon but a cute ceiling fan we didn't use because it was already cold. However, I wish I could open the windows without letting the bugs in. There were huge spiders making their webs near my window, and I dare not open it. The beds are okay - not the comfiest and only one rather flat pillow for our heads. We slept well nonetheless. We spent most of our time outside the room unless it's to shower or sleep.
There's a cafe where we took our dinner to the outside dining area. The tables and chairs were scattered around so we had to arrange them ourselves.
There is hot water, but at around 7am, the shower runs cold even with the water heater turned on. Could it be that everyone is showering at the same time?
A simple breakfast is served at the cafe for the guests. When I was there, they had fried mi hun, French toast, sausages, baked beans, and eggs. There were two types of cereal. A bread station where you can toast your bread. Only white bread was available. Drinks were orange cordial, coffee, and tea. They replenish the food if finished, so don't worry about getting to the breakfast a bit late.
The best thing about the whole trip was the booking, checking in, and checking out was hassle-free. Also, if you love flowers, walk around the place and admire their hydrangeas.

AAchaEngcongChecked in at the hotel at around 9.30pm. I noticed the air conditiong was kinda hot. But i thought to myself, I’ll give it some time run first. Maybe it’ll get better soon. Then an hour later, it was still hot, so i called operator, and she said she will send someone to our room. Waited about 30 minutes or more, still nobody came. I called the second time, and she said she’ll get someone to our room again. And that’s it, nobody came to our room, to help us with the air conditioning. And we were to tired to wait already. So My 8 month old baby sleept sweating that night and i had to fan him with the note book that they put beside the bed. Upon checkout, I complained to the receptionist and the manager about the incident, and they checked on their system that the issue had been resolved. Which was abvioustly a lie. So the manager said he will investigate the matter and he promised something to me. So i hope he keep his words. I’m a regular here, so i know there was something wrong with the air conditioning. I know the quality of the hotel. So let’s see wether the manager is serious about his words.

Iinosuke’eThe Klagan Regency at 1Borneo Hypermall in Kota Kinabalu is a 4-star hotel that offers a blend of comfort, convenience, and affordability for both leisure and business travelers. Situated approximately 20 minutes from Kota Kinabalu city center, the hotel is directly connected to 1Borneo Hypermall, providing guests with immediate access to over 300 shopping, dining, and entertainment outlets.
⸻
Location & Accessibility
The hotel’s location is particularly advantageous for guests with business at Universiti Malaysia Sabah (UMS) or those seeking a stay away from the city’s hustle and bustle. Its integration with 1Borneo Hypermall ensures that shopping and dining options are just steps away. However, some guests have noted that the hotel is relatively distant from Kota Kinabalu’s main attractions, which may require additional travel time.
⸻
Rooms & Comfort
Guests frequently commend the spaciousness and cleanliness of the rooms. Many reviews highlight the comfortable beds, ample amenities, and pleasant views from the rooms. However, there have been occasional mentions of maintenance issues, such as air conditioning problems or the need for room refurbishments.
⸻
Dining Experience
The hotel’s breakfast offerings receive mixed reviews. While some guests appreciate the variety and taste, including local dishes like “ayam masak kicap,” others feel that the selection is limited and that the replenishment of food items during peak hours could be improved.
⸻
Amenities & Facilities
The Klagan Regency boasts a range of facilities, including three swimming pools (indoor, outdoor, and a children’s pool), a fitness center, and direct access to the shopping mall. These amenities cater to both families and business travelers. However, some guests have pointed out that the cleanliness of the pool areas could be enhanced.
⸻
Parking & Transportation
Parking has been a consistent concern among guests. The hotel offers limited parking spaces, operating on a first-come, first-served basis. This has led to challenges for guests, especially during peak periods, with some having to seek alternative parking options in the mall, often at additional costs.
⸻
Service & Staff
The hotel’s staff receive high praise for their friendliness and professionalism. Guests have highlighted instances where staff members went above and beyond to assist, from accommodating special requests to providing guidance on local attractions. Such positive interactions contribute significantly to the overall guest experience.
⸻
Overall Impression
The Klagan Regency at 1Borneo offers a comfortable and convenient stay, especially for those looking to be close to shopping facilities and away from the city’s core. While there are areas for improvement, particularly concerning parking and certain maintenance aspects, the hotel’s strengths in service, room comfort, and location within a major mall make it a viable option for travelers visiting Kota Kinabalu.
⸻
Pros:
• Spacious and clean rooms
• Direct access to 1Borneo Hypermall
• Friendly and accommodating staff
• Multiple swimming pools and fitness center
Cons:

GGuest UserI visited the hotel with my parents, my wife and my daughter. We stayed for four nights, checking in on 3rd May and checked out on the 7th.
This is actually my second time visiting this hotel, the first time being 30 years ago, again with my parents. I had great memories as a kid so I was looking forward to this trip.
The First night was great, had dinner at Coco Joe's and rested after a long trip.
The Second day was fantastic, breakfast and dinner and Cafe Tutu, met a lovely dining lady named Rohana. During the day, we enjoyed the great activities of the Leisure Center. Friendly staff from there made the experience children friendly. And the icing of the dessert - the sunset parade, Jamie loves it. Housekeeping did a surprise heartwarming job, covering the lion doll of my daughter with a little towel on the pillow, very cute and thoughtful move.
The Third Day we went out to town so didn't stay much time in the hotel.
The Fourth Day, was quite disappointing to be honest. Housekeeping did not arrive in the morning when we were out playing at the pool. I understand as there are many rooms to take care of. We went back to the room to rest between 2-4pm, switch on the ”Do not disturb” button, and somehow housekeeping team arrived so they put a card to say they could not clean as we put up the do not disturb button. Fair enough, but again, there was five hours in the morning which they could clean the room.
Leaving the room again at 4pm for activities, I called service center for housekeeping, switched off the ”Do not disturb” button and went out. We returned at 7:45pm, still there was no housekeeping. Frustrated, I called the service center again requesting for housekeeping, they replied they will check and follow up with housekeeping. Half an hour later, still no one turned up. Extremely irritated, I called service center for housekeeping again. This time, housekeeping finally arrived but our whole family were waiting for clean towels to have shower.
VERY disappointing with the effecitivness of housekeeping and service center on this incident.
On that very same day, I discovered a big crockcroach in the toilet, so I do have a big quetion mark on the housekeeping of this hotel.
The day was worsen when we had dinner at Coco Joe's, where we wait for nearly an hour (from 6pm to 6:53pm) before we get all our food served. I did complain it to the manager when he came by, which he did apologise and waived our dining fee. Despite my disgrunt towards the long waiting time of the dishes, I would like to give credit on the manager (I think his name is Mr Kan?) in terms of how he managed the complaint.
Overall, the experience is mixed. With friendly staff at leisure center + Cafe Tutu, good food but unreasonably long waiting time at Coco Joe's, and disappointing housekeeping after the heartwarming performance on the second day. The hardware of the hotel is great (view, pool design, restaurant seating) but our experience was mainly affected by the staff. On this ocassions, I would like to give commendation to the following staff: Rohana, Majid (both from Cafe Tutu), all staff from Leisure Centre (especially the two ladies and two gentleman hosting water polo and volleyball respectively), and Kan from Coco Joe's on complaint management.
Please keep up on the good work you already have, and work hard on things that requires improvement:)
马马丽Enjoyed our stay in this resorts. It’s like a small Malaysian maldives. Perfect service! Thank you manager Karl for everything! Lot of activities all day, such as kayaking, tour to the mangrove jungle, snorkelling, diving or just relax on the pool. Breeze villa very comfy and large. Kids also became a part of saving coral area of Gaya island.

MmredwardCan smell the water outside and hear noise outside. Great if that’s what you’re into!! The air con is not powerful enough to cool the room and very loud when in operation. Lobby staff sleeping on the desk in afternoon and nighttime. Pushy for check out, knocking at exactly 11:50am. Check out was slow, around 10mins. wait to return $100 cash deposit which wasn’t required at other hotels in the area.
