Booked here for the last night. The scenery is very nice. It has a different smell on cloudy and sunny days. There is a swimming pool by the sea. You can snorkel and provide masks and snorkels for free. There are many fish. It is the only one on the island. It is very quiet. The room is spacious, but the smell is a bit strong. The water is yellow. Overall, it is good. The service of the staff is satisfactory. There is not much communication. It feels like you live on this island by yourself. You can eat by yourself when it’s time to eat. Maybe this is a vacation? The only very bad thing is that I contacted the hotel by phone and emailed many times before checking in, but I didn’t receive any response. Because I have to take a boat to the island, there is a pier address, but even though I asked the locals, I couldn’t find this address. I tried to contact the resort but didn’t get any response, which led to a long search for the pier on the day of check-in. No one will take the initiative to contact you on the day of check-in.
The resort is beautifully located. You get there only by the hotels boat service that charges around 30€ per person for every round trip (5-10min one way). That boat only departs/arrives every 2 hours.
There is a beautiful reef in front of the hotel however the waters in front of the hotel as well as at the private beach are full of plastics and I’ve never seen anyone collecting some. This place could be much more beautiful without that.
Food was very basic at a rather high price. If you compare it to KK restaurants the prices are ridiculous. But because of the boat service’s price you don’t really have the choice to go to the city to get good and reliable food.
All staff were really nice eventhough not always well trained.
Overall we had an average stay. Nothing extraordinarily positive but not too bad on the other hand. Therefore the prices for everything from accommodation to food to activities (almost everything charges extra) has been way too high in our opinion.
Overall I enjoyed our stay in sky water villa. When I was booking I read the reviews also worried that they are a bit old, so that the houses might not be well maintained. But during my stay I feel like the houses are used but still in okay manner. The best thing for this hotel is that I think they have the best house reef, and you can see turtles at night from your balcany. I went snorkling a few times during my stay I saw quite a few clown fish aka nemo and many fishes and even a sea eel one day. They also provide “galss” kayak which you can watch sunset on it. And the best thing they offer is that the tours you book with the villa starts around 10 am, you can just get ready and wait in your room, and when the boat is here the staff will get you from your room, and you’ll finish the tour around 3-4 pm which is the afternoon tea time at the villa. Instead of in the town area you need wake up early and meet and wait at the jetty around 8:15 am . And power supply is stable just may be ocassion blackout but it would turn back on very soon. However I do think they need to clean their air con as the one in our room seems very dusty, we had to clean the filter ourselves, they were very dusty. And during the afternoon coz our villa faces the sunset direction the air con feels a bit not strong enough. And the aircon outer unit is installed right at the room’s wall so it’s a little bit noisy, I’d suggest why not just use a more powerful window unit instead. The food is so so, but it’s difficult to cater everyone’s preference for food. The hotel is not cheap and maybe not very cost effective compare to hotels in other places, but to be fair i think if you want to go to semporna, this might be a reasonable option as overall semporna and malaysia is very expensive for tourists. And i higly recommend to stay at least 2-3 nights instead of 1 night to fully enjoy and relax yourself.
The hotel is new, recently opened. Rooms are spacious and comfortable.
The hotel's strongest point is a comfortable and well-designed pool. Unfortunately, this is the end of the pluses.
Breakfast - the choice seems to be large, but everything is focused on the Chinese, so a European / American does not have much to eat. It's good that at least there is an egg station.
Front desk procedures - even though the hotel was almost empty, we were told to wait three hours for the room. A deposit of RM 200 per day is charged at check-in - cash only, no card guarantee. When checking out, you have to wait at the front desk until the housekeeping checks if you have stolen anything from the room. If you lose the document confirming the deposit - they will not return your money.
Finally, probably the most annoying thing - the card scanning system in the elevators - we sometimes spent long minutes trying to press the floor key in the elevator, usually it ended with asking for help from the reception. This is absolutely unacceptable.
There is too much to improve here to be able to say that the hotel is worth the price.

The hotel staff told us the room we book not ready for customer yet (Maybe the need to do some inspections first before selling the room bcause this hotel is consider as a new building, minor half this building still under construction). Then, we got a new room ( i think it's listed as premier bed king/queen size with seaview). Parking Zone quit spacious but 👻 ( i guess it is paid parking and i see just a few car was park make it look 👻).Thank you Citadines KK ✨🎉 for the hospitality

The room is clean & big. Breakfast spread quite the same everyday, as I stayed 3 nights :) The reception girl is good to allow us to extend check out time to 1pm. Hotel is closed to Gaya Street.
Cons : Female Sauna was out of order.

Besides the last night i felt itchy after sleeping, others r ok..immediate mattress change right after informing the counter..
Suggest to change abit in terms of breakfast..seems like the 3 days breakfast serves the same food…
To be honest more than expected. We communicated with the store via email in English and picked us up on time. The round trip for two people cost 200 in total. The room was okay, the view was pretty good. It includes three meals a day, breakfast is average, lunch and dinner are delicious, and you can eat crab every time. The store staff are very nice and try their best to speak Chinese.
It takes about 20 minutes to get there from the pier. You can go directly into the sea from the room. The water is very clear. You can see the sea as soon as you open the French window. You can also see starfish and fish around the water house, and small crabs on the wooden stairs. Breakfast, lunch and dinner are included, and there are afternoon tea snacks in the afternoon. There are seafood, crabs, squids, shrimps and some blanched vegetables every night. The stay experience is not bad. Since it happened to be Christmas, I also caught up with the hotel's fireworks celebration! It is recommended to order deep diving directly from the store. The accompanying crew not only has good photography skills, but also gives deep diving photos and videos! ! Love it!
Very beautiful yard and wooden house, surrounded by palm trees and grass, very photogenic, there are also several very well-behaved dogs, always clinging to people, and love to sleep outside the wooden house at night. The boss is Chinese, and he is always willing to help. When I first arrived in Semporna and didn't eat, the boss gave me his snacks directly. Free pick-up to Semporna town every day, although it is several kilometers away from the town center, but the environment is really incomparable to those homestays in the town.

GGuest UserThe hotel is clean, comfortable, and conveniently located. Unfortunately, during my stay, the hotel was undergoing maintenance, resulting in no hot water for two days. Housekeeping kindly provided hot water upon request. The complimentary breakfast could use some improvements — the coffee machine frequently ran out of water, causing long waits, and the food quality could be better. Overall, still a pleasant stay and I hope these issues will be addressed.

GGuest UserIt was my first time to experience a water house. The slide went directly into the sea. It was very interesting.
Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps
