Stayed two nights here in Pai. Got a family room which is on the ground floor. The two bedrooms in the family room is big. The bed is comfortable. However, cleanliness is suspect. We discovered that the water from the tap is dirty and brown in colour. At night, the water is totally off so flushing, showering and basin taps weren’t working. The highlight is the resident cat that joined us for breakfast every morning. Parking your car on site can be tricky as the space is tight. Overall, an average stay as the property didn’t quite meet my expectations.

This resort is perfectly located a few short miles from the busy activity of Pai town and major tourist attractions. The bungalows are spread across the landscaped terraces, separated by flowering trees and fish ponds. The resort sits among the rice fields of the Pai River valley, with views of mountain ranges on two sides. The setting is peaceful -- with the sounds of tree frogs, wild birds, geckos and the occasional farm animal providing a natural orchestra. The new owner, Vanda, is a fantastic hostess and goes out of her way to make sure your stay is comfortable and you have the information you need to make the most out of Pai's many attractions. In Jan 2023 the resort installed new, spring mattresses and upgraded internet service and wifi technology to the best available in Thailand. The free, high-speed wifi service is available resort-wide, making the Pond Terrace a perfect shared workspace for digital nomads and those traveling for work. The breakfast options (included in the price) included Muesli with yogurt or honey, French Toast, or full American Breakfast. Fresh tropical fruit from local farms is included with each. Finally, the coffee options included American coffee, espresso, cappuccino, latte made from freshly ground coffee beans from northern Thailand. We have lived and travelled in Thailand for 8 years. This resort ticks all the boxes! We will return--often!

If you're looking for a truly immersive cultural experience, this is the place for you. It wasn't quite what I expected, but in a unique and memorable way. The ”cottage room” was charming but different from what I anticipated. It had no windows, except for the door, and the walls were constructed with bamboo, and for the windows there were branches that created gaps instead of traditional glass windows. As a result, I could hear the loud music from neighboring guests and the constant hum of traffic from the nearby road. Thankfully, earplugs were provided to help dull the noise. I stayed in early November, when the weather was cool and rainy, so it wasn’t uncomfortable, but I imagine it could be much less pleasant during the summer months, despite the fan provided in the room. The communal bathroom is separate from the cottages but has a cozy, quaint feel. The hostess was an absolute delight—welcoming, warm, and kind-hearted. Her generosity made the stay even more special. Overall, it was a one-of-a-kind experience that I won't soon forget.

I appreciated the care given from the staff, and the manager. I am a vegetarian and each morning he made sure I was accommodated with some warm vegetarian food. I moved from the standard room to the cottage because there is no sound proofing, something that would serious upgrade the standard rooms. I loved the peace and quiet, the hotsprings and watching the elephant bath in the river each morning.

I work at a hotel in Japan. This is the backyard, more than anything else. It's the best chill spot and I'm happy just being there. The location is great, the bed is spacious and the value is great.

Location: it is not that near to night market. Walking with young kids not easy. However, free shuttle bus to the night market makes the distance tolerable. Room: The doors to the room and toilet are sagging. Made it difficult to close without screeching sound. Sound proofing can be improved. I could hear people talking along the corridor and a group of people partying loudly at the open air lobby area. Mosquitoes fly into the room the moment you open the door. Thankfully the bed is clean and comfortable. Breakfast is also decent.

The most important thing to know about this place is, it's rural. This has many implications: Cons - the grounds are very beautiful, at night with the stars out, and during the day when u can see the surrounding fields. Sunsets are gorgeous out here. - We saw plenty of children running around and having a fantastic time. - Laid back natural atmosphere. Cons - the ground can be seen between the floorboards, this means very poor insolation and it got very cold in December. - The floorboards creak. Alot. You'll hear your neighbor's every step. - The doors are flimsy and do not shut we'll. - The bathroom is external, and though private and large is exposed to some degree to external element. I liked it alot, but my partner did not. In any case, can get pretty cold on there at night I wouldn't worry about safety, felt pretty safe to me. Bottom line, very good vibe but rudimentary services.

Great resort! Loved our stay here the owner is always on site to help with anything! He’s very accommodating as well as his staff! If we come back I’ll definitely be coming here again! Has lots of animals at the property that are all friendly! Plenty of space between the bungalows so you feel comfortable and private! Thanks!

This was a lovely stay. The location was perfect and 5 minutes from Pai Walking Street. The staff was friendly and the room was nice and cozy. We just couldn't get hot water in the shower but overall this was a great stay.

The room is the same as the picture. Let's talk about the inside first. The air conditioner faces the bed and you can't adjust the wind. It is either on or off. It is awkward to use. The wind is very strong. Another point is the noise problem. There is a bar near the door. By 2 o'clock in the morning, those who have insomnia will definitely become even more insomniac. It is very noisy and loud. The breakfast is still good.
