The Sandaig

This was once perhaps (when most of the positive reviews were published) a reasonably nice place to stay. However in 2025 it has seen better days.Firstly, there is no staff and you let yourself in and out. There are two flights of steep stairs so if like us, you have a room at the top you will struggle with luggage etc. our room was small, with dated furniture and a bed that creaked and groaned with every breath. The pillows were cheap and flat, and the towels had holes in them. Half of the room lights did not work. The bathroom looked ok on first sight, but the flooring was peeling and lifting and some of it had been sellotaped. The shower door nearly fell off when I tried to open it. Every time I flushed the loo it sounded like the building was going to take off. The carpets were worn and stained. Paint work is terrible and the curtain hooks have fallen out of the wall. The area is not great - although the park opposite suggests otherwise. It’s a good way out of central Edinburgh so if you want to do the royal mile etc - it’s quite costly for buses and cabs. After two nights of no sleep and aching bones from the awful bed we checked out and found somewhere else. We did read the reviews but decided to hedge our bets on the positive ones. We were wrong. For the price we paid (and in the end we got some NOT ALL of our money back) this is a joke. The pictures you see published are a lie. Nothing looks like these anymore.

Staying at Sandaig Guest House was a wonderful experience!! The staff were very pleasant and more than willing to help with any of our needs; Luke made us feel at home. Our room was beautiful and the house sits across from a large, open space park. Buses run on the Guest House street with easy access to the city center. The tram to/from the airport is a 10 minute walk. The area felt very safe and there were many options for food, drink, and music nearby. I would most certainly stay agin in the future! Thank you!!!

Sandaig is in a great location for Leith and the vibrant high street. The unmanned reception is understandable in the current day and age and arrival/check-in went smoothly. There were phone-calls to aid the process, but I did miss the friendliness of an in person welcome. The room was good, but I hadn't noticed in prior communication that my bathroom was not in the room, but accross the corridor leading to another room. I don't think other rooms had this arrangement. It wasn't a major problem, but remembering to carry your key to the loo in the middle of the night, might lead some clients getting locked out. The lovely shortbread and refreshment in the room were lovely gestures and added to the overall positive experience.

Staff very friendly, guest house clean and quiet. However, the electric kettle in the room is leaking, there is a safety concern

Sad accomodations. I got locked out of my room right away and luckily another guest was able to get ahold of staff.They used an antiquated physical key that was unnecessarrily heavy. My bathroom was in the hallway outside of my room and was a pain to lock. There was no kitchen or bar, but an empty room that could have been used for that purpose. The price was descent. Yet, you wouldn't want to be there except to sleep. I wouldn't stay there again.
